This 17th-Century Annex is a charming space with plenty of character, attached to the main farmhouse on a working farm, close to the beautiful Exe Estuary. This upside-down property has an open plan kitchen/living room on the upper floor, with plenty of natural light.
The farm sits close to the fishing village of Lympstone, the historic port of Topsham, and the seaside town of Exmouth on the Jurassic Coast. This is an ideal base for a couple wanting to explore the best Devon has to offer.

The space
The Annex has its own private entrance and off-road parking within the yard of the farm. The property has recently been refurbished to a high standard and offers a bright, open living space. The bedroom is on the ground floor, whilst the bathroom and kitchen/living room are on the upper floor. The kitchen is equipped with a fridge-freezer, electric hob/oven, and essential cooking and dining equipment. Although our farm sits on a busy road, we have provided shutters and curtains in the bedroom to dampen the sound and provide you with a good night’s sleep.
The outdoor space is shared with the main house; outdoor seating/eating facilities are available, with access to a rustic charcoal BBQ.

Where you’ll be

Lympstone, England, United Kingdom

The location of the property gives you access to many great attractions. You can join the Exe Estuary Cycle Trail in the village and cycle/walk along the estuary down to Exmouth or all the way up to Topsham (or even Exeter!). Great walking spots, including Woodbury Common and Exmouth Beach, are nearby and Dartmoor National Park is just a little further afield. The Exe Estuary offers some great sites for water sports (kitesurfing, wakeboarding) and beach activities.
Devon is known for its delicious, local produce (including our own lamb and hogget!) which can be sampled at many local restaurants and cafes; we would be happy to suggest our favourite pubs and restaurants.
