Blackberry Cottage welcomes you and your crate trained pets, but PETS MUST BE DISCUSSED, additional fee. The Berry Cottages are heated with wood and you will need to feed the fire during the colder months. We supply as much firewood as you need for indoor fires and will help you if you are unfamiliar with woodstoves.
The space
Our cozy, rustic pine cottages and loft apartment are surrounded by forest and field on Hancock Point. Blackberry Cottage is tucked under the trees. Blueberry Cottage overlooks the pasture and blueberry field. They are within easy walking distance of the shore. We are located in Hancock, Maine, halfway between Acadia National Park on Mount Desert Island and Acadia National Park at Schoodic Point. The secluded location is close to the village of Hancock in an excellent area for a vacation with hiking biking, kayaking and berry picking. Step out the door and take a peaceful, ten-minute walk to Jellison Cove on Frenchman's Bay or explore the nearby woods and fields. We are also near many lakes including Donnell's Pond and Tunk Lake, and the ocean.
The cottages are fully furnished and provided with a simple and complete kitchen, a snug combination living dining area, two bedrooms downstairs, one with a double bed and one with two bunks, plus a large sleeping loft upstairs with a queen size bed, a twin size bed and a TV for watching movies. Both cottages sleep up to seven people, have large picnic tables on the covered porches, and are ideal for couples or families. A crib is available upon request. The cottages are equipped with gas grills on the porch.
We will supply a radio, a television and DVD player for viewing movies, alarm clock, all bed linens and towels, gas grill, washer and dryer, ironing board and iron. The cottages are heated with a fireplace wood stove and firewood is provided.
Prices quoted are an estimate and vary greatly from high season to low season. This cottage is priced for 2 people but will hold up to 7. Please enter total number of people when requesting a reservation.
Please don't bring your pet without asking. If you would like to bring your pet, It's a little complicated to book a pet on this site. I suggest you either look for Blueberry Cottage at Crabtree Neck Cottages in Hancock, elsewhere, or make sure you let me know before booking on Airbnb.

Other things to note
Ticks. Anaplasmosis as well as Lyme and other tick diseases are common in the Northeast. Please use bug spray while out in the grass but please don't spray it near flowers because this could harm the bees. Remember to check yourself for ticks when you come in and before going to bed. Nymph ticks are tiny and look like a poppy seed, but can carry serious disease. If you suddenly feel ill and have been in the great outdoors in the last week or two or even crossed a lawn, it is not a good idea to wait it out. The sooner you are treated for tick born illness the better chances you have of a full and fast recovery.
Pets must be discussed. We allow crate trained pets for an extra fee. I need to know before you request to book if your pet is crate trained and traveling with a crate.
These are uninsulated cottages and it may be chilly during the spring and fall months. We provide firewood for fireplace/woodstove heaters and in some cottages, gas fireplaces, as well as electric space heaters. In cold weather the cottages cool down at night. There are lots of blankets and comforters.
Sometimes there is construction occurring on other parts of the property.
We do have a standard rental agreement that you should read, included under the HOUSE RULES, ADDITIONAL RULES section in this app. When you book with us through Airbnb you are agreeing to this rental agreement.

RESERVATION AND RENTAL AGREEMENT YOU AGREE TO WHEN YOU ASK FOR A RESERVATION
This agreement is in addition to but does not replace Airbnb rules.
Renters must be 21 years of age. Maximum sleeping capacity is 7 for Berry Cottages, 3 for Treetop Loft, 4 for Sweetfern Cottage and 2 for Airstream. Prices may start at less than maximum persons allowed.
1. PETS are not allowed except by prior arrangement and separate agreement and payment. If you would like a copy of our pet policy, please ask.
2. RENTAL RATES are for the number of persons listed on your Airbnb reservation. If you invite more people, please let us know. If appropriate, charges will be added.
3. CANCELLATION POLICY. Reservation down payments and final payments are non-refundable if you cancel and the cottage remains unoccupied for the days you reserved. We will refund your payment(s) minus a $50 processing fee if we rent the cottage to someone else for the entire reserved period, or we will give you a corresponding partial refund if the reserved period is partially rented. We do not give refunds for missed nights due to cancelled flights. If this is a concern, we recommend trip insurance when flying in. However, if there is a power outage and/or it is not safe or comfortable for you to stay on the property, we will refund you for any missed nights as long as you cancel the balance of your reservation and leave the property.
4. VACCINES: Crabtree Neck Cottages reserves the right to cancel reservations if any serious disease outbreak or pandemic occurs in Maine or elsewhere. Vaccine status may affect reservations. Any reservation canceled by Crabtree Neck Cottages will be fully refunded. Others are subject to our cancellation policy.
5. CHECK IN AND OUT. Check in is 4 p.m. or after, check out is by 10 a.m, on the days specified on your receipt. Sometimes this can be adjusted but you must check with us beforehand.
6. The Cottages are NON-SMOKING units.
7. QUIET HOURS are between 10:30 p.m. and 9 a.m. No parties or events without prior permission.
8. FIRES. No outdoor Fires are allowed on the property unless by permission from owner.
9. CONSTRUCTION. There are sometimes construction projects occurring on the property.
10. MINIMUM STAYS. If you choose to stay less than the minimum or reserved time, you will still be charged the full amount. There are no refunds for late arrival or early departure.
11. HURRICANE OR STORM POLICY. We do not give refunds for bad weather occurring here, where you live or where you are coming from. If this concerns you, we suggest you buy trip insurance independently of Crabtree Neck Cottages. We do not give refunds for cancellations due to missed flights. See Cancelation Policy above.
12. LIABILITY. The owners of Crabtree Neck Cottages are not responsible for accidents, illness or injuries that occur on the premises. The owners are not responsible for loss of or damage to items or valuables belonging to guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm to themselves arising from their use of the premises, or to others whom they invite to use the premises.

14. LEFT BEHIND items can be mailed for a $15 handling fee plus postage (packages usually $15).

We leave some basic supplies in the Cottage; T.P, soap, shampoo, garbage bags, coffee filters, and roll of paper towels. The kitchen almost always has a selection of spices available; salt and pepper for sure and a variety of other things. We do not supply any breakfast items but feel free to use anything in the fridge or cupboards. The kitchen is small but complete, including gas range, microwave, coffee maker, etc., as well as pots pans, dishes and utensils. Also, a gas grill outside. We supply all linens and towels. There is a washer and a dryer.
Use caution while opening and closing sash windows. They are heavy and fall down quickly. Use the brass fastener or the stick to keep them open.
If you need to have the high up window opened or closed, Suzanne will be glad to come over and do it. Do not try to open or close it yourself.
We will keep you supplied with firewood and kindling for indoor fires. If you need more, don’t hesitate to let us know. If you need help with the woodstove, let us know.
Outside fire pit fires are sometimes permitted depending on fire danger, but must be discussed with me. It is not safe to remove partially burned wood or coals from fire pit, but fires should be doused in the pit at the end of the evening
Garbage goes outside in the garbage and returnables hutch. Place it in cans. Returnable beverage containers with deposits go in plastic boxes in the front facing part of the hutch. Do not put your ashes in the garbage as it could start a fire.
Please do not leave the electric heaters on, in the summer months, when you are out. Please be careful with the fire place fires. Ask for help if you need it. There is no need to clean out the stove. Do not remove wood or coals from the stove for any reason. It is not safe to do so.
For a quick injection of heat you can turn on the oven (use the overhead fan to keep heat downstairs). Please remember to turn the oven off before you leave.
You can pick berries in the field and along the paths. Feel free to walk past the other cottages on the fileldroad and mowed paths. There is a walking path that eventually leads to some woods trails. Always check yourself and your children for ticks when you return.
If you notice that the plants are droopy please water them. I will leave a couple full watering cans.
There is no need to lock the door when you leave for good. In fact it is easier for us if you don’t.

Pet policy for Airbnb renters
1. We charge $125 extra rent per pet per week, or $75 for a half week or less. Your security damage deposit with airbnb will be charged if we need to clean or replace anything due to excessive pet soiling or damage.
2. Your pet must be crate trained and you must travel with it’s crate. No pet may be left alone in the cottage unless crated. Pets should not be left alone and crated for long periods, and not if they bark excessively when crated. Your pet may not sleep on the cottage beds, blankets or furniture.
3. Your pet must be on a leash and accompanied by a responsible person at all times while outside.
4. All poops in the yard must be picked up and disposed of immediately in the garbage.
5. Your pet must not threaten or bother the person who comes to water the plants and tend the garden, others walking by or the neighbors.
6. Any costs incurred for extra cleaning charges, scratch or damage repair, item replacement, or anything done by your pet, will be deducted from your security deposit. The balance will be sent to you the week after you leave.
7. We are not responsible for any harm to your pet.
8. Please do not request a reservation in which your pet accompanies you without discussing first with me.

2. Check in is at 4 p.m. or after. Please do not arrive early while we are finishing up details to make it nice for you, unless we have a prior arrangement. 3. Please read the cottage rules and notes for info. on garbage, internet, heat, etc.
We will not use your telephone number for anything other than things having to do with your reservation and visit here.
CHECK-OUT PROCEDURE:
1. Check out is at 10 a.m. Please leave on time. 2. Please Do your dishes and tidy up. 3. Please remove top and bottom sheets and pillow cases from used beds and if you are in the Berry Cottages, please start some in the washer. If you leave very early I will do this. If many beds were used, one load is sufficient (two or 3 beds worth) don’t overstuff the machine. Leave the rest on the floor. If you are in Sweetfern or Treetop, you may leave sheets on the floor or in the basket. 4. Please leave used towels in the tub or on the bathroom floor. 5. Please leave the door unlocked. 6. Make a final check for left behind items, devices, clothing, planners, diaries, jewelry, etc. Look in the outlets, behind doors, on hooks, under the bed and behind pillows. I hate having to charge you $30 to send you your important items. 7. Please send me a text message as you are leaving: NUMBER WILL BE AVAILABLE.
