Ballygally Break Away is a ground floor, self-contained apartment with its own front door & French doors to garden. It’s a detached property and we live above it. It’s a 5 min walk to the beach.
It can sleep a max of 8 people (4 ADULTS & 4 kids) in a kingsize bed, a double bed & 2 sofa beds in 2 adjoining rooms.
The Hawaii Limited Edition hot tub is an optional ADDITIONAL extra @ £25 per couple/family per day (April-Nov only).
Electric car charging is extra & not included in the Air BnB cost.
The space
The spacious open plan room is divided up into specific zoned areas: a lounge; kitchen, dining & bedroom area with a double bed for 2 adults.There’s oil heating, a multi fuel stove & the radiators have thermostatic valves.
There is an adjoining large separate bedroom with a kingsize bed & sofa bed.
The lounge hosts a large widescreen wall mounted television with DVD player free sky channels, a firestick, Alexa, digital radio, a very comfortable black leatherette corner sofa & cushions which can convert into a double bed (ONLY suitable for 2 children).
The kitchen area at the window has a long length of work top; cooker, extractor fan, fridge, freezer, washing machine; microwave, air fryer, slow cooker, coffee machine & a wine cooler. There are views over the Sallagh Braes (Knockdhu & Scawt Hill).
There’s a dining table seating 4 people situated at double French uPVC doors leading onto a private, secure garden area, in summer it’s a sun trap in the afternoon & evening. There’s an outdoor picnic table, chairs & barbecue area with views over the sea & coastline. You can see the Paps of Jura, Scotland on a clear day!
The adjoining separate bedroom has a kingsize bed, wall mounted tv with firestick for Netflix, YouTube etc, a sofa that converts into a double bed (ONLY suitable for 2 children); mirrored sliderobes & a vanity sink unit with Holywood lighting.
There’s an electric shower, toilet, shaving plug & shaving mirror in the en-suite bathroom.
A large modern grey 16 cubed Kallax Unit with storage boxes of toys, dvds, games, adult & kids books. This unit forms a full partition to visually screen off the lounge & kitchen areas from the bedroom area which has a double bed (for 2 adults sharing).
The entire self contained apartment can sleep up to a maximum 4 adults & 4 kids.
High chairs, travel cots with bedding & blankets can be provided for babies / toddlers.
A Complimentary bottle of wine & starter food basket are provided as well as basic toiletries, your towels, bed linen, dressing gowns & slippers for our adult guests.
Guest access
There’s a large raised decking area with 2 covered pergolas to the rear of the property so our guests have shelter in the rain.
There’s a Hawaii Limited Edition hot tub on the decking (NB. this is only available for use from 1st April to 1st November). Parents MUST ENSURE their children are supervised AT ALL TIMES in the hot tub.
The hot tub is an ADDITIONAL, OPTIONAL EXTRA at £25 per day to cover the cost of chemicals (includes the sanitisation/ ozone cleaning system), cost of electric to maintain an approx38 degree heat (35/36 degrees for children) & daily maintenance of the hot tub.
The additional hot tub fee is to be paid in advance, in cash on guests’ arrival / check in to Ballygally Break Away.
The hot tub has two 2hr filter cycles spaced 12hrs apart for the effective sanitisation & filtration of the tub. Guests are not permitted to use the hot tub during filter cycles. These cycles are from noon - 2pm & midnight - 2am. Guests can use the hot tub from 08:00 - 11:45 & 14:00 - 23.30.
There is a mini speaker system at the hot tub which can be operated from your mobile using Bluetooth.
If guests are staying in Ballygally Break Away for 3 nights but would only like the hot tub on 2 of the days/nights, the total extra would be £50 per couple/family.
We live in a quiet residential area & are respectful of our neighbours. We also expect our guests to adhere to these hot tub times & keep outdoor noise to a minimum.
Guests can luxuriate with a 🍾🥂, unwind & relax on our raised decking with outdoor comfortable seating with patio heater while chatting, listening to music 🎶 , or the waves 🌊 crashing on the beach 🏖, or soaking in the mountain 🏔 & coastal views!
And why not take a break to relax in your swimwear, dressing gowns & slippers in our hammock, egg swing chair or our sofa in front of a gas patio heater (additional cost of £10 per average stay).
It would be our guests’ responsibility to ensure they do not leave the patio heater unattended when lit & to switch it off before leaving the decking area. A barbecue 🍗 🍖 is also provided for guests to use (charcoal & food 🍱 not provided). There’s also a 2 ring gas stove, pizza 🍕 oven & outdoor camping kettle for guests/families to use.
Other things to note
For guests with children, there is an enclosed rear & front garden. The supervision of children is solely the responsibility of their parents / Carers.
There’s a 12ft in-ground trampoline, a huge jungle gym with 2 tall towers & a bridge to link them. The towers have half n half doors, window & artificial grass flooring.
There are 2 slides (small one for toddlers); 2 swings, a trapeze swing, monkey bars, climbing wall & an underneath picnic table.
Swing ball tennis 🎾 & a seesaw are also in the front garden.
A pool & slip n slide is also available for guests to use in the summer months.
In the rear garden, there’s a child’s sandpit, a hammock & a corner area with a child’s kitchen, log cabin house with a table & chairs, an outdoor kitchen, kids picnic table, blackboard, magnetic board, a chest full of outdoor toys, balls, skipping rope, mini golf, skate boards, roller skates etc.
