All the right ingredients for a "County" retreat! Equipped kitchen including all you need to make a memorable meal. Large 2 bedrooms in 2nd floor space, one bath accessible on main floor, and one bathroom on second floor. Each bedroom has a queen bed with a bonus fold-out sofa on main level. A large, open dining/living area and a large back patio/deck.

The space
This rustic, well appointed farmhouse is updated with modern comforts. I'm pretty chuffed about the kitchen reno we did in 2023. Eclectic style throughout, imbued with art and character and maintained with pride. Inside the house, and around the property there is much to discover. It is my little personal slice of heaven that I fill with my quirky art projects and weird little treasures from my journey through life. Maybe not your typical Airbnb but IYKYK.

There is 2.5 acres to roam on, which is shared with "The Modest Mermaid" Guesthouse (we may or may not be onsite at this guesthouse). They can be rented together for larger groups.

There is a barn and a path around the property to explore. Big beautiful firepit and muskoka chairs (These are out during high and mid seasons)

Local policy means 2 adult guests per bedroom (Children under 10 years of age do not count towards the maximum occupancy.) This means that the Starboard Farmhouse can accommodate up to 4 ADULTS, and 5/6 guests (depending on size/age and preference for type of bed) all together can sleep comfortably. Talk to me about accommodating larger groups...there might be additional options available.

About those bugs.... don't forget....this is an 1860's farmhouse....in the country....so....
there are lots of critters, some are cuter and more welcome than others! Although we try our best to vacuum them out before your stay the reality is, we are located close to beautiful Mother Nature... and a few may find a way in. (Remember spiders are our friends! - less mosquitoes!) BUT Please let me know if you see any signs of mice...we have a zero tolerance policy towards rodents!

Guest access
The rental of the Farmhouse includes the back deck and surrounding lawn areas. This is the exclusive area for the Farmhouse guests.

If you follow the path behind the barn, there is a firepit available. The barn has a swing, but children under 12 should not be left unattended as there is an open window at floor level with quite a drop!

*Please note!
On the property is another smaller guesthouse, it has a smaller backyard area of it's own, and if there are guests staying during your visit, this is their designated personal area, however they are allowed to roam the back acres including the barn.

Other things to note
*PLEASE NOTE*

*The listing states up to 5 guests, however in order to comply with local bi-laws, and for comfort, ONLY UP TO 4 ADULTS is allowed. If you need more space, the guesthouse might also be available and can be rented separately.

*The house is located very close to sandbanks and at certain times of day the road to the beach is quite busy.

**WIFI CONSTRAINTS:**

The wifi is generally good enough for streaming content with only occasional /minimal buffering....and I have had good connectivity for zoom calls and basic internet use...

HOWEVER- Wifi in the "County" is not high speed Bell Fibe (yet)

I CANNOT guarantee that you will be able to do a day of zoom calls with no interruption. I have no control over the quality or connectivity of the internet, so please DO NOT count on the wifi to be at 100% if you have critical work zoom meetings to attend while at the Farmhouse.

Close to all the best amenities of the County. Walk to the beach (Lake is just a 10 min walk down the road), Isaiah Tubbs resort is directly across the street. Bike or drive to Sandbanks Provincial Park, (Park pass included- 5 minute drive) Visit the shops and outdoor market in Wellington, Tour the vineyards, walk around historic Picton, and sample the local world class, farm fresh cuisine.
