Everything was great from start to finish. Communication was perfect the whole time, Xihuitl was available for any questions that I had. The apt was very comfortable and clean and organized. Xihuitl was a fantastic host, I would definitely recommend staying here!!!!

This also is my first negative review I've been given after renting for years, prior to using Air BnB. Viviane wrote on her second day of her stay that she was loving this apartment and requested an extension for an extra day. It is unclear why Viviane would extend her stay if there were problems with the apartment! Furthermore it puzzles me why Viviane, admitting to me in an email that she broke the bed and also how the damage occurred wrote a review on the day of her check out: "In terms of the rest of our stay, it was marvelous. I have really appreciated your responsiveness and generosity, and the apartment was simply beautiful and very comfortable. I would not hesitate to recommend the space to others!" Not until I wrote to Viviane to schedule a cleaning lady for the next incoming tenants, did she report the damage to me. Unfortunately once I notified Viviane that she would have to reimburse me for damages done her tone changed, subsequently leaving my first negative review. Viviane failed to adhere to Air BnB's policy that is to notify either Air BnB or me (the owner) of any discrepancies or deficiencies within 48hours of her stay. Simply put, I rented Viviane my apartment in a clean, orderly condition, free from any damages or defects. Viviane returned it to me with a damaged bed and the wood floor needing repair. Air BnB reviewed the case and supported my claim for reimbursement. I believe this negative feedback is a result of Air BnB's Decision. Regarding Viviane's claims: 1.There was serious damage to the bed and floor that could not have happened with regular use. 2. We hire a professional cleaning service to clean the apartment. I will be sure that to inform her double checks all dishes. 3. The tenants who stayed at my apartment two weeks prior to Viviane's Tenancy, reported having a lovely time with no problems whatsoever. 4. We had to scramble to get a bed for the incoming tenants, leaving our vacation early. We ultimately lost 1 night's income due to the damage left by Viviane. According to Air BnB's policy, lost rent is unrecoverable. We took the hit on that one. 5. To avoid any issues of this type in the future, we have now implemented a walk though process with incoming tenants, complete with a signed document acknowledging the condition of the apartment. This will protect both the renter and owner. 6. There IS a dining room table. As well as a coffee table. Air BnB listing says no TV or cable service in the apartment. 7. We left exact printed instructions regarding details of the apartment and specifically that the legs are pulled up from back of the couch for proper support. 8. The listing clearly indicated a Murphy bed at the time of rental not a stand alone. 9. There is no danger (booby traps as per Viviane) with our apartment. In fact we had a family with a 2 year old stay there after Viviane's Occupancy. The family left a note stating that they would come again. 10. I brought in a professional repairman to estimate the cost to repair the damages for the bed and the floor. I submitted this information to Air BnB.
