This charming, tree-shaded, turn of the century farm house with a traditional front porch sits on the corner of a beautiful street in a dynamic, super walk-able neighborhood of Denver. Three bedrooms, one bathroom with laundry facilities, a living room, dining room and kitchen with eating area open onto a beautifully fenced backyard with a grape arbor, climbing roses and green lawn. Pet and child friendly and smoke free. Sleeping accommodations for seven adults, including one queen bed, one double bed, one twin bed, and a pull-out couch. Two parks, tennis courts, two lakes, an amusement park, many international restaurants include Brazilian,Thai, Japanese, Greek, Italian, Mexican American Indian and good old American bar food all within easy walking distance. Also within walking distance are numerous coffee shops, boutiques, galleries, yoga and meditation centers, a custom pottery studio, gyms, the public library, a public recreation center with indoor and outdoor pools and all sorts of practical stuff from grocery stores to cleaners to barbers and hair and nail stylists. Approximately 10 minutes to downtown Denver by car; 1/2 hour by car from Denver International Airport.

Guest access

Full access to your own porch, front yard, kitchen, three lovely bedrooms, living room, dining room, Internet, bathroom with traditional claw foot tub and shower. In the rear of the house is an addition that also is open to Airbnb guests. The completely fenced backyard is shared and has roses, a grassy expanse, a picnic table shaded by a grape arbor and a fresh vegetable garden in the spring, summer and fall. Though there is no caretaker on the premises, the owner lives across the street. Lots of warm and welcoming touches to this beautifully situated, charming old home

Interaction with guests

I love meeting and getting to know our guests. When it works for everyone, it is great. But I also understand that time can be a precious commodity on a trip and am happy with whatever level of contact my guests enjoy when I am in town.

Absolutely no smoking allowed. You are welcome to bring pets but please be sure to pick up and vacuum up thoroughly after them. No loud, late night parties (the neighbors are friendly but conscious of the noise). Please let us know how many people and or pets will be in the Farm House both before you come and if there are changes in the population. Please dispose of your trash and recycling in the dumpsters and recycling bin behind the house in the alley. Please leave the used linens in a pile in the bathroom before you depart. If you have the time or inclination to do the laundry you will receive serious extra brownie points, but don't feel obliged. The Farm House is over 100 years old, it has been serving well for a long time ; if there is a problem with anything, please let us know via text ASAP. Annette is such a wonderful person and hostess. She is very welcoming and makes sure everything in the house is ok in order for us to have a great stay. Couldn't have asked for someone better. The farmhouse is in a very good location, but very small and old. The only issues we had was that one room was extremely small than we thought it would be and the bed was small and very stiff, so we had to buy an air mattress. There's only one bathroom which is small as well. Another thing is that there's another unit in the house which made us really uncomfortable when we found out that other people were living in it, but nothing major. Overall, we were 3 couples and had a great stay in Annette's farmhouse. We thank her dearly for all her help.

Annette is incredibly nice, interesting and fun to talk to. We were supposed to stay 5 months (August - December) in the Farm House, but due to a number of issues had to find other accommodations after just a week. What we loved: Annette's kindness, the size and the LOCATION!! The neighborhood is super close to so many conveniences and fun spots to shop and dine. We also loved the close proximity to two really nice and big parks. It's quite lovely to sit on the front porch and enjoy the fresh air and beautiful neighborhood trees. Issues (main ones for us): - Safety was our #1 issue. The house is very charming because of its age, but it is in need of major maintenance including an electrical system overhaul. I'm not an electrician, but one did have to come out on our 2nd day in the home because the electricity went out (night w/out AC and loss of over $100 worth of groceries). The electrician said it's an old and very overloaded system. One of the outlets actually burned on the 6th day of our stay. These things need to be addressed before anybody rents the place again. Smoke detectors need to be installed as well. - The house needs a really really deep cleaning. Biggest cleanliness issues: Bedding was clean, but the kitchen needed a lot of attention, the windows were full of dust and bugs, animal fur from previous guests needs to be cleaned out from behind furniture and the shower curtains need to be replaced. - The amenities description says that there is AC, but that consists of one window unit upstairs and one downstairs. The house is quite large which is great, but these two units can't get the house to a comfortable temperature. The one upstairs will get one room ice cold which was great for sleeping, but the one downstairs doesn't work very well. We just happened to be there during a VERY hot time in Denver, so it was a problem for us. - The backyard needs a lot of cleanup. One of our big reasons for renting here was so that our dog would have a backyard, but we didn't feel it was safe for him to be out there for longer than potty breaks. There is a lot of debris including pieces of wood with rusty staples poking out and the folks that rent the apartment on the back of the house consistently left the gate open even after multiple requests to keep it closed. Unfortunately, the house wasn't a good fit for us and should probably have a lot of work done prior to being rented out again, BUT Annette and Airbnb were more than understanding and great to work with and we were able to amicably go our separate ways much earlier than planned. Annette is aware of the issues now and was seriously so kind and gracious and we wish her the best.

The farmhouse is in a great location with a very walkable neighborhood. 10 minutes to down town, 30 to the mountains. The house is 100+ years old and is very comfortable, but the floors are worn, a few window panes are cracked, and there are not as many electrical outlets as you'd expect in a newer house. That said, it kept me warm and dry during some crazy spring storms, and with a box fan in the window, I was comfortable sleeping even on the hottest of summer days. Dog park within walking distance and a great fenced in yard. It made it possible to bring my fur-kids with me during the 90 day stay. (May-July) It felt like home as I packed up to leave.

We loved the Farmhouse! The place is very cozy & immediately felt like home. We did an extended stay of 2 months and this couldn't have been a better location. Berkeley/Tennyson area is awesome and a close walk. Annette is such a lovely host and really made us feel welcome. I'm now moving to Denver for good and this spot only helped me in making my decision. 5 stars.
