Enjoy this beautiful waterfront home on Lake Livingston for your next family getaway. Located in the gated subdivision of Cape Royale, you can relax on the multi-level private back deck, the dock, or just take in the views from the living room. We love it here, and we want you to love it too, so you'll have full use of our kitchen, living room with a vaulted ceiling, master suite and two additional bedrooms. Amenities include floaties (big and small), and pedestal fans on the deck and dock.

The space
There are 3 bedrooms (one King, two twins, and one queen), and we also have a foldable twin bed, a "full" sized-blow up mattress and a child's blow up nap mattress that we will be happy to set up upon request.

Other things to note
A Note about Bugs…

As this is a lake house, and as the Houston area is categorized as subtropical, the bug population is higher here than it may be elsewhere during the summer months. House lights and traffic in and out of the back door (especially in the evening) will attract a variety of small flying and crawling insects (and the occasional small green lizard), and they DO get into the house from time to time.

To battle these unwanted (and non-paying) guests, we schedule our cleaners to do a top to bottom cleaning as close to your arrival as possible. Your hosts (me mostly) will do a walk-through after the cleaners (usually the night before your arrival) and remove spider webs from the outside sitting area and dock and vacuum up anything that has passed on and left their mortal remains in a corner.

OUR GOAL IS TO BE TOTALLY BUG FREE ON YOUR ARRIVAL. I’m not making an excuse for poor cleaning, but you are probably going to run across something small (and non-toxic) during a hot weather stay.

You also see the occasional spider (or web), especially in the rafters of the boat house. These spiders will not bite or bother you in any way and actually do a fantastic job of reducing the small bug population. I kind of like them but have been informed (most emphatically) that others do not share my appreciation. And so, I will remove all webs I see at the same time I am stalking bugs.

Note that spiders build new webs every day and are not beholden to “quiet times” rules, so you may see some during your stay. We keep spider brooms in the pantry and boat house for such events.

TL:DR – If the occasional bug and/or spider sets your heeby jeeby meter to 11, you might want to delay your stay until fall.
