My apartment is perhaps one of the cleanest and most comfortable Airbnbs you'll find in all of Graz with a nice balcony on the penthouse floor. The level of cleanliness is just simply unrivaled and unsurpassed. It is also very modern and comfortable. As far as the location, it's located in the HEART OF GRAZ, in Eggenberg, about a 6-minute walk from the Palace of Eggenberg (Schloß Eggenberg) and about an 8-minute walk or a 1-minute drive to the Hauptbahnhof (central train station).
My apartment is without exaggeration one of the BEST apartments/Airbnbs in Graz not only because of the location, how expensive the apartment is, but also because of the vast array of amenities you have at your disposal. You have access to fast Wi-Fi, full kitchen with oven, stove, fridge, freezer, dishwasher and sink and everything is well-stocked.
What makes my place unique? Aside from the fact that it's brand-new renovated and extremely clean, It's also in the HEART of the city and you have pretty much EVERYTHING (really, everything!) within walking distance. Just within a 2-minute walking radius (200 meter radius) you have:
-Hofer Grocery Store
-Billa Grocery Store
-Merkur Grocery Store
-Hair salons x 2
-Farmer's Market Wednesdays and Saturdays (7 am - noon) within a 30 second walk from the front door of the apartment building! You walk out, turn left, walk for 20-30 seconds and you're there! (Bring cash).
-Libro book store
-Lidl Grocery Store
-Pagro Office supplies
-Kik convenience store, clothing, cheap accessories
-Tedi convenience store, bargain store
-FOUR Bakeries/restaurants (Sorger, Barista are also restaurants serving wonderful breakfast and homemade pastries/bakeries/confectioneries).
-Auster Schwimmbad (Auster swimming place, both indoor and outdoor swimming pools with a beautiful green grass area for you to tan under the sun, this place is about a 3 minute walk away from my apartment.
-Two tram stations, one is a 30-second walk (Number 1) and one is two-minute walk (Number 7).
-Palace of Eggenberg, usually the number one or number two attraction in all of Graz, only a 5-6 minute walk from my apartment or two tram stops away with no. 1 tram.
10-15 minute drive to Flughafen (Graz International Airport) and approximately 10 minute train ride to airport from Graz Hauptbahnhof (main train station) and usually I might even be able to pick you up.
From Graz Hauptbahnhof there is also buses going to everywhere in Austria as well as everywhere in Europe.
Most importantly, it feels like home. You're also in the middle of the heart of the second biggest city in Austria. Great bars and restaurants are nearby. The neighborhood could not possibly be more convenient. This is perfect for 2-5 people.
You have your own key and complete and sole access to the apartment during your stay. The guests don't have access to the cleaning storage and pantry, which will be locked.
Smoking is allowed outside the door. I have a little table with two chairs and an ashtray outside. Smoking inside is strictly forbidden and results in a loss of half of your deposit amount. There will be a bottle of wine left for you to welcome you into our apartment. If you plan on cooking, I have only the best WMF knives, pans, pots, and kitchen utensils. The apartment gets really good sunlight, but also has curtains and electric rollos/shades/blinds when you want privacy.
I will be present to greet guests and leave the key. I will not be present during the duration of your stay, but I will be residing at another residence about four minutes away walking, so if you do need me or need something, give me a call and I'll be right over. (:
It's practically the best neighborhood in Graz as far as location and convenience of the proximity to everything. It is in the HEART of the city, in the midst of everything and close to all the shops, restaurants, cafes/coffeeshops, and grocery stores.

There is a 8 minute walk to the Haupbahnhof or you can take the tram (Bim/Strassbahn) for 4 stops/4 minutes. Or you can drive for approximately 30 seconds to one minute.

*East-facing apartment meaning tons of natural light in the summer but you won't die of heat because it's not west-facing
*Huge bathtub or taking a relaxing bath.
*A really expensive king-sized gel-bed, really good and therapeutic for your back.
*bunch of books for reading available in English and German (please do not remove anything, and we mean, ANYTHING, from the apartment as that WILL be considered willful, deliberate, theft and will be reported to the police immediately).
*Huge Sofa couch that turns into a giant bed big enough for four small people and three big people to sleep comfortably.
*Huge dining table
Water pressure in the shower is good and the temperature goes to up to a hot 60 degrees Celsius.
The apartment gets really good sunlight, but also has curtains and electric rollos when you want privacy.

I will be present to greet guests and leave the key. I will not be present during the duration of your stay, but I will be residing at another residence in the building, so if you do need me or need something, give me a call and I'll be right over. (:

Smoking is allowed on the balcony only. Smoking inside is strictly forbidden and results in a loss of at least half of your deposit amount.
Partying and loud music will NOT be tolerated AT ALL and police will be called as the residents in this building are all owners and very old.
Welcome to our little California in Graz!
The most important thing to remember is to not lose the key as it will result in full loss of your deposit amount. The key opens both downstairs and the upstairs door so it is very expensive to replace.
-Please remember to take off your SHOES in the front room as soon you enter the apartment as shoes are not allowed inside the apartment.
-Please make sure that garbage/trash/rubbish goes ONLY under the sink and ONLY in the white bin. The blue bin next to the white bin under the kitchen sink is for compost and biomass. And the brown bin that's in the kitchen is ONLY for recyclables: clean plastic, clean paper and cartons, packaging, cans, and glass bottles. Please only discarded clean stuff in the kitchen recycle bin.
-The food in the freezer is not for common/communal use and therefore NOT for the guests; it's mine as I normally live in that apartment so please be aware of that.
-Please remember that guests of other guests are not allowed in the apartment and only you and you alone are permitted to be in the apartment during your stay. Other guests are not allowed to enter as this will result in the immediate termination of your stay.
-Loud noises are not tolerated as the majority of the inhabitants of the building are very old. Also, the building officially observes quiet hours after 22:00, so after 10 p.m please keep noises to a minimum.
-There is a towel in the bathroom for you and shampoo as well.
-The use of the stationary bike and piano are allowed.
-SMOKING is only allowed on the balcony. If you smoke in the apartment you will at the very least lose half of your deposit, if not all.
-Please take off your shoes as soon as you're inside the apartment. Please use only the towels you need and upon checkout please leave the dirty sheets/towels on the bathroom floor.

Check-in time is 3 p.m.
Checkout time is 10:00 a.m to allow time for the cleaning lady to clean the apartment.
Please do bear in mind that smoking is strictly prohibited inside the living quarters and the apartment and will undisputedly result in the loss of your deposit. Smoking outside on the balcony is more than welcome, but inside it will be detected by tobacco and tar detectors.
Do not TAKE anything from the apartment as that WILL be considered theft!
You're more than welcome to use the spices for cooking, tea and coffee, a wine bottle, utensils, and the dishwasher but please do clean-up after yourself.
Dirty dishes need to be loaded into the dishwasher upon checkout.
Parties are absolutely not allowed and result in a full loss of deposit, and police being called. Loud music will also not be tolerated.
After 22:00 (10 PM) the entire building observes quiet hours so please keep noises to a minimum.
All I ask is that you respect my home in the way you wish I would respect your home if I were a guest staying in your home. I wish you a wonderful time and stay in Graz. (:
