Just a few minutes walk from Mort Bay park and Balmain ferry terminal, and a 10 minutes walk Balmain village’s cafes.

The space
The space is the whole ground floor of a 3-level townhouse. The front door of the property directly faces the entrance to the self-contained studio.
The space has been newly renovated for Airbnb. We have tried to recreate the quality and comfort of a high-quality hotel room with quality furnishings including a hotel-branded queen size bed with soft sheets and selection of pillows.
Kitchenette equipped with a microwave, induction hotplate, fridge, kettle, toaster and Nespresso coffee machine as well a comprehensive set of crockery and beverage options.
We are only a couple of minutes walk from Sydney Harbour waterfront historic Mort Bay and Ballast Point parks - one of Sydney's most beautiful spots and hidden gems with many walking and jogging options.
Balmain Ferry Terminal is less than 5 minutes walk, connecting you to Circular Quay in the Heart of the CBD, or the North Shore in less than 15 minutes of stunning harbour views.
The property is constructed with solid double brick, so the space is extremely quiet for a good nights sleep. This also keeps it naturally cool in summer, but we also have reverse cycle air conditioning and a fan for the really hot days.

Things to know:
- The windows of the studio face onto a historic sandstone wall. It is pretty dramatic, but it does cut down the natural light, particularly in the afternoon. We have installed bright LED downlights to brighten things up.
- There is single step down into the studio at the entrance. May not be suitable for some infirm guests.
- We have two Burmese cats in the house. They are strictly banned from the Studio, even if they may try and persuade you otherwise!
- There is no washing machine, but there is a launderette (bag wash) about 5 minutes walk away

Birchgrove, New South Wales, Australia

Birchgrove is on the Balmain peninsular only 5km from the Sydney CBD and well connected by frequent Ferries and buses. We are right on the border between Birchgrove and Balmain. There are three harbour-front parks within a few minutes walk offering stunning views of the Sydney Skyline and Harbour Bridge.
Despite the proximity to the city, the area is very quiet with no through traffic and lots of birdlife that is attracted to the parks.
The area is one of the oldest in Australia, with several historic and heritage listed buildings. Mort Bay was once the site of Australia's first ship building and repair, and much of its industrial past has been preserved in the nearby parks.

There are two pubs and two cafes within 5 minutes walk, but 10 minutes walk will take you to cosmopolitan Darling St, with an abundance of cafe and restaurant options.
