This stunning, new build holiday home (completed Feb 2019) is privately tucked away on Allan Place, just off Earlsferry High street, and only a few minutes walk to both the beach and Elie Golf Course. Architecturally designed, it offers 'state of the art' fixtures, fittings and furnishings, gas underfloor heating, and a patio area for relaxing outdoors.

The space
Tylosand is a sleek, architect-designed new-build tucked privately off Allan Place, just moments from Earlsferry High Street. Completed in 2019, it’s perfectly placed for easy strolls to the beach and Elie Golf Course, while still feeling like a quiet little hideaway. Thoughtful design, state-of-the-art fixtures and gas underfloor heating throughout make this a stylish and comfortable base in every season, whether you’re here for sea air, coastal walks or time on the fairways.
Inside, the heart of the house is the fabulous open-plan lounge, dining and kitchen area. Flagstone flooring, neutral décor and a wall of folding glass doors keep the space bright and airy, with those doors opening straight onto the patio so you can blend indoor and outdoor living on sunny days. There’s a contemporary sofa, chair and ottoman, a dining table for four, and a wall-mounted Tv with Chromecast for streaming. The glossy grey kitchen units hide everything you need for relaxed self-catering: induction hob, electric oven and grill, extractor, integrated 60/40 fridge-freezer, washing machine and Nespresso coffee machine.
Both bedrooms are calm and contemporary, with soft grey flooring, neutral tones and fitted wardrobes. The main double bedroom has a stylish bed with bedside cabinets and wall lighting, while the second bedroom offers two single beds with central storage, ideal for friends or family. There’s a smart shower room with double-sized enclosure, Wc and basin, plus a separate bathroom with bath, overhead shower and Wc – very handy for sharing guests.
Outside, the paved patio sits directly off the living area, with a table and chairs for lingering over morning coffee or a quiet evening drink after a day on the beach or the course. With Elie’s shops, cafés, coastal path and links golf all within easy reach, Tylösand makes a polished, easy-going base for exploring this much-loved corner of the East Neuk.

Neighbourhood highlights

Elie and Earlsferry are two of the most picturesque towns in the East Neuk with a beautiful long sandy beach and a pretty little harbour. The golf links are the feature that joins the beautiful villages of Earlsferry and Elie and the local population are justifiably proud of their ancient course. The course has evolved over the centuries from a simple links golfing tract in the 1500s to the fine 18 hole course it is today. Elie town centre has lots of little shops ranging from the Elie Deli, Carol's Ice Cream Shop and the pharmacy, all the way to The Ship by the Harbour with its beach cricket and good food. Everything in Elie and Earlsferry is within walking distance, be it the Elie Ness Lighthouse, the beaches, the Links golf course and many more facilities. The bus routes are all frequent and easy to use. Taxis are available to the surrounding towns and St Andrews. 15 mins walk to Elie town centre, 5 mins walk to Elie Golf Course and less than 1 mins walk to the long, sandy Elie & Earlsferry Beach. Supermarket available in Anstruther, but lots of small local shops in Elie will provide most of what you will need.
