Custom-built home in the heart of Newport Beach featuring 3 bedrooms, 3 bathrooms, Rooftop Patio, Central AC, Garage, and Carport Parking. All just steps to the sand!

This beautifully designed and well-maintained beach house features travertine & hardwood floors, granite countertops, stainless appliances, smart TVs, WiFi, propane BBQ, washer & dryer, linens & towels, beach gear, boogie boards, a surfboard, and more!

The space
This is a (3) Level home in a Duplex Property.

• Level 1 - Ground Level Patio, Open Concept Great Room, Kitchen, Living Room (with sofa bed), dining area, main floor bedroom (full sized bed), full bathroom, in-home laundry and direct garage access.

• Level 2 - Bedroom 2 (Master) and bedroom 3, both with walk-in closets and en-suite bathrooms.

• Level 3 - Rooftop Patio with a sectional couch and table for 4. This patio is only accessible through the home and is not shared.

Guest access
Tower 17 Properties & Management welcomes interactions with our guests and has a staff member available seven days a week to provide tips & recommendations on local restaurants, activities & excursions.

Additionally, to insure our guests have an enjoyable stay, we ask that you communicate directly with our team regarding questions, comments or needs. We look forward to assisting you on your next beach vacation.

Other things to note
IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

- Primary guest must be 30+ years old and present throughout the entire reservation.
-This is a (3) level entire home in a Duplex Building
- Home has (2) sets of stairs, (1) to access the 2nd and 3rd (Master) bedrooms and (1) to access the alley facing rooftop patio.
-Ground Level Patio is shared and you will not have access to the neighbors garage and outdoor parking on the right.
- Noise from other units, neighboring homes, and beach goers should be expected.
-(2) Designated parking spots are provided, (1) in the Garage on the Left and (1) tandem carport located directly behind it.
-Please review house rules regarding noise, day/nighttime occupancy, etc.
-Crib/Pack n' Play & High Chair must be requested prior to your stay.
