Set in a traditional equestrian yard, this self-contained purpose-built barn, is set on a farm between the Surrey Hills and Epsom downs. The perfect place to explore and get in touch with nature .

The accommodation is a self-contained barn/ stable conversion which you have all to yourselves, accessed from the active stable yard.

A lounge, small kitchen, downstairs bedroom upstairs and open plan bedroom leading to the bathroom. Bathroom only accessed via upstairs bedroom.

The space
An ideal country break, close to boxhill, Surrey Hills, Chessington, London and the M25, would suit outdoor types, cyclists, walkers or families.

It is a working stables, so you will see and hear equine activity boho relaxed atmosphere, so expect lots of horsey activity, dogs and riders around.

A large open plan double bedroom, soak in a roller bath/shower, large lounge/dining area which contains a second bedroom with two single beds and small kitchen. Best suited to couples or families with young children as there is only one bathroom accessed via the upstairs bedroom.

You will be overlooking the countryside and traditional equine yard, open your doors to the horses and walk/cycle for miles or just chill in the yard.

There is somewhere to wash your boots or bikes outside, fast WIFI, HDTV, Netflix, books, games, quality bedding, towels and furnishing. Heating throughout, air conditioning downstairs. Outside yard toilet.

Re No Dogs
As there are dogs at the farm it is not really suited to dogs due to farm dogs, definitely no large un neutered male dogs . Please request permission before booking with service -support dogs which would need to be kept downstairs.

Guest access
Self contained stable cottage.
Court yard with seating/table
Stable yard and a private patio
overlooking fields.
Note we are not a registered riding school, although we try to give an equine experience.

Other things to note
We are here to help you enjoy an authentic farm experience surrounded by our horses, donkeys and dogs. Unfortunately however we are not registered to provide riding lessons, mini riding experiences can be arranged if I am around. There are lots of riding stables around the Headley area.

The layout of the upstairs Bedroom is open plan access to the bathroom and stair way, there are also wooden beams, so not suitable or set up for babies.

Not suitable for dogs/cats due to our own animals on the farm.

Best suited for 2 guests, or family of a maximum of 4 in total due to layout and only access to one bathroom via the upstairs bedroom.
