The space

quintessential New England village; across from small lake which is great for kyacking, swimming or just running around; hiking-biking-skiing-all within 16 miles;
down street from Colby Sawyer College; close to Dartmouth College, New England College, Proctor Academy & other NE Prep schools; 1.75 hrs from Boston and 1 hr from NH seacoast;
nearby is oldest summer theatre in NE & within 35 miles are important theatrical & art venues.. Red River Theatre in Concord has current indie releases and is a great little theatre.
delicious food @ New London Inn; one-of-a-kind shops nearby
skiing @ Mt. Sunapee all winter new last year they've added spring/summer/ fall activities: mt. bike trails, a zip line and ropes course
one needs a car -no public transportation
The kitchen here is simply the heart of the house -everyone gathers here enjoying the warmth of the wood stove and the love of my two little JRT's! Sometimes-too much love!

I respect the privacy and wanting-tp-be-left-alone of all of my guests but sometimes they want to hang out in the kitchen around and table having a glass of wine chatting and enjoying the warmth of the wood-stove-whatever works for them!

breakfast is usually really good coffee , juice, yoghurt -especially if I'm running out the door by 7 a.m.

Location very convenient to Town of New London. Experienced cold weather waking up to mid 30 degree temps. Could have had a little more heat in our accommodations. Very nice late 1800s home.

Patti's home is just five minutes from New London and the perfect location to relax. It's a very old home attached to a barn and has lots of rustic charm. We had a comfy room, cool breezes and great coffee. She is very accommodating and gracious. We came up to visit our daughter for her birthday who was working at the Barn Playhouse. Patti opened her kitchen to us and let us make a homemade breakfast for the birthday girl. The dogs, Nell and Nelson, are friendly and welcoming too - a nice addition if you're an animal lover. (Loved Millie and Floyd who were also visiting.) There were ample amenities including nice cold water that comes from her well (better than bottled any day), coffee, soaps, towels and blankets. We'd definitely recommend it if you're looking for a nice laid back place to rest your head.

Patti was a very charming person to talk to and the house was very quiet and easy to find. However, it was very hot and Patti could not find a fan and promised to get us a fan on 2 different occasions but none was provided during our 6 night stay. The double bed was very comfortable and also very squeaky.

As indicated I now have a fan. Sorry the stairs possibly presented a problem. Old Capes usually have upstairs bedrooms and in keeping with antiquity of house---antique beds! Totally enjoyed hosting you two.

RETURN VISITOR REVIEW: This was our second time staying at Patti's place in Sutton. My husband and I stayed in June '16 and I returned with our daughter and my sister in Aug. '16. We selected Patti's place the first time, due to it's proximity to the NEW LONDON BARN PLAYHOUSE (just six miles from the theater). We had a wonderful stay the first time and as a result re-booked for August. Patti's right on top of the communications. She kept her home open for us as we came and went. We enjoyed coffee with her in the morning and wine at night. Her two, Jack Russell Terriers and the sweetest poochies and are VERY WELL BEHAVED. Her 1850 era home is charming and eclectic. The porch out front is delightful. The beds were very comfortable and there were plenty of fresh towels. When the windows are open upstairs, there's a wonderful cross breeze that cools off everything. If our son is asked back at the New London Barn Playhouse, we will return to Patti's place. If you are visiting the area with an NLB connection, this is a GREAT place to stay. The same goes for visitors to the college in New London, Colby-Sawyer College.

We were part of Patti's family for a week in June, 2016, staying with her and her two Jack Russel Terriers. We thoroughly enjoyed the authenticity of her charming 1850s New Hampshire farmhouse surrounded by beautiful gardens. Both are full of arty pieces that reveal her creative personality. Morning coffee, evening wine, and chatting around the kitchen table or on the front porch made us feel right at home. Sitting on the front porch enjoying the gentle evening breezes and watching fireflies made us wish we could have stayed longer. The area is a place to go to relax and unplug, not for fast paced night life. Within a very short walk is a post office, general store (dating back to 1820!), and a lake with a three mile perimeter and a swimming beach. In contrast, all the restaurants in the area close by nine at night! This was our first time to use Airbnb and we loved it! It was a great first experience and we will do it again! Patti, Nell, and Nelson made it feel more like visiting family than staying in a stranger's house. No strangers here!
