Small (350 sq ft) modern private guest house located near the end of a rural dirt road in the heart of Paradise Valley next door to our residence.

The guest house features a bedroom, small living room w/sleeper sofa, a full bath and small kitchen.

Our setting is classic rural Montana. Enjoy 20 acres with star-filled skies, outdoor fire pit, and spectacular views of the mountains or use this as a basecamp to Yellowstone (45 mins), Bozeman (45 mins), or the charming town of Livingston (20 mins)

The space
The guest house was built in 2020 and features modern amenities such as radiant heated floors, washer/dryer, kitchen with a stovetop, microwave, sink and fridge, and a seating area with TV (though you may find it hard to find anything as compelling as the views right out the window).

The house is fairly small and listed for up to 3 guests but is most comfortable for two adults or two adults and 1-2 kids (message us if you are a group of 4).

The bedroom is semi-private. It is separated from the living area with a wall but does not have a door in order to create a more open feeling.

Guests are welcome to explore our property and use the fire pit built exclusively for the guest house.

Where you’ll be

Livingston, Montana, United States

Our neighborhood is quite rural. You'll see our neighbor's houses but with 20 acres per lot, everybody has a lot of space to keep to themselves.

You may also see wildlife on our property when you are here including deer, elk, pronghorn and the occasional bald eagle. Wildlife can be fairly seasonable and we can go days without seeing anything or have days where it feels like we are in the middle of pronghorn rush hour.

Please note: We live about 3.5 miles down a flat dirt road that can be fairly bumpy. Any vehicle can make it to our place during non-winter months but it will be a bit bumpier in a low clearance vehicle and you may need to drive slowly. We recommend an SUV if possible. See “Getting Around” for more details.

We live in the main residence which is semi-connected to the guest house (with a storage unit in between and no access between the main house and guest house). You may see us out and about and we welcome any questions or interactions but will also respect your privacy. We love giving people information on the best trails, activities, and places to see wildlife so don't hesitate to ask us for ways to help make your trip more memorable!
