The building is located in a quiet, residential bluestone lane behind the charming Rathdowne Village with its restaurants, shops, parks, library, bus and access to trams . The building is brand new in 2021. The building has a first floor apartment and a ground floor studio that can be occupied separately or together. This listing is for the ground floor studio.

The space
The studio is the ground floor of the building with it's own secure entrance with video intercom. It contains two rooms: studio and ensuite bathroom. The space has full height and full width stackable sliding doors to a private east facing courtyard and part height full width stackable sliding windows to the lane. Blackout curtains and insect screens are provided to the studio space sliding doors and windows.

Comfortable seating is catered for with two armchairs. There is a Sony high definition internet-connected TV and a Bose wi-fi/Bluetooth sound system.

Dining/working is catered for with a small rectangular table and two dining chairs.

Wi-fi is provided with a 100 mbps plan (actual speed can be less but usually at least 60 mbps). Data points are also provided if Ethernet cable connection is required.

The kitchenette includes a stainless steel bench with an integrated Franke sink, underbench fridge with an internal freezer. A coffee press, Russell Hobbs toaster and Bodum kettle are provided. All crockery, cookware, glassware and kitchen utensils are provided for enjoyment of takeaway meals.

The studio contains a Queen sized bed with medium-firm mattress and bedside units with drawer. All linen is provided, including 100% cotton/linen sheets and a King-sized duvet. Additional pillows and a blanket is provided. The bedside lamps featuring integrated device charging capacity (Qi and USB). To use just put your smart phone on the + symbol.

Hanging space is provided on the rear of the entry door.

The ensuite contains a walk-in shower, porcelain vanity basin with mirrored shaving cabinet storage above and cupboards below. A combination heater/heated towel rail unit keeps the space warm and towels dry. Natural light and ventilation is provided by an awning window.

The studio is well insulated and sealed. Preferred temperature can be maintained with reverse-cycle airconditioning and electric wall-panel heaters to both main rooms.

Secure access is provided by the building entry door and a separate studio entry door from the ground floor stair landing. There are external security cameras and a camera intercom system.

This studio was completed at the beginning of 2021 and all of the appliances, furniture, fixtures and fittings are brand new.

Decorated in a comfortable, contemporary style, the studio features a poster print of Melbourne's National Gallery (Architect, Roy Grounds).

Carlton North, Victoria, Australia

Carlton North is a Victorian-era heritage area comprising mostly row houses (one to two storeys) with wide streets and back lanes and lots of trees. Because most people don't have big back yards there are usually lots of people out and about. Curtain Square, Princes Park and Edinburgh Gardens are close, with Royal Park, Melbourne Zoo, Carlton Gardens/Museum, Carlton Baths (25m outdoor) and Fitzroy Pool (50m outdoor) not far away. There are also usually lots of university students in the area. The area is well serviced with great bike lanes.

Rathdowne Village is a 2min walk from the apartment and contains a mix of great cafes and restaurants including the acclaimed Gerald's Bar, the Kent Hotel and La Luna Bistro. A range of excellent produce can be obtained from Clay Fine Foods, Skinner and Hackett butchers, Yumbos ice cream and Senserrick green grocers. The popular Lygon Street, Carlton, and Brunswick Street, Fitzroy, restaurant and shopping precincts are short walks away.
