Beautiful 18th century oak beamed Barn and conservatory room in a peaceful rural location near Kirkby Overblow. Surrounded by fields and three acres of NGS gardens. Ideal for a relaxing visit to Harrogate and York. Super king or two single beds, with goose down duvets and White Co. linens. Large sitting room with log burning stove and smart TV, and fully equipped kitchenette in the conservatory room with Stoves oven. Private patio and entrance, secure parking and Wifi. Meals by arrangement

The space
The Barn is attached to the main house by the garden room, but is self contained and private. The garden room serves as a kitchen and dining space, looking out onto the garden. The Barn has a large sitting room with log burning stove; upstairs there is a bedroom, dressing area and bathroom with shower. The beds can be placed separately as two 3' singles, or zip and linked as a super king double. There is a large log burner in the sitting room with a basket full of logs to enjoy cosy evenings by a roaring fire. The kitchen has everything you would need including a Stoves double oven, fridge and sink unit with large larder cupboard . Guests are welcome to enjoy the 3 acre garden, and during the summer your meals can be taken outside on the patio. Eggs are from the organically fed, free range hens, and the majority of produce is organic. Bikes can be locked securely to a fixed bike rack in the garage. Smart TV including Netflix and Amazon Prime.

Parking is secure. There is a bike rack in the garage if needed. Kirkby Overblow is a 1.5 mile walk away or quick drive. Harrogate is 20 minutes by car, Leeds centre 30 minutes, and York a 35 minute drive. To avoid parking in York, which is expensive, Pannal train station is 10 minutes away, where parking is free and you can enjoy a pleasant train journey to York, or Leeds.
The grounds here are surrounded by farmland, and there is a public footpath bordering the property.

Other things to note
A welcome basket of homemade sourdough bread , organic milk and fresh organic eggs (if hens are laying) is included. Guests may also book a delicious home made brunch, or dinner depending on the time of year. However, meals are not usually available during summer months due to gardening commitments.

We are surrounded by fields, with 360 degree views of the surrounding countryside. There is lovely walking from your doorstep, with public footpaths leading in all directions. Kirkby Overblow village is close by with The Shoulder of Mutton pub. Cycling on the surrounding country lanes, or trips to Harlow Carr RHS gardens, Harewood House, Harrogate and York, are all nearby. A wide variety of birds visit the garden, including Red Kites, Woodpeckers and Tawny, Barn and Little Owls.
Harrogate is 7 miles away, York 19 miles, and Leeds 12 miles.
