Clean and modern 9' ceiling walk-out basement suite with large windows. Private entry is down a walkway path leading to a sunny & beautifully landscaped backyard.

Situated on a quiet street in NW Calgary, it has easy access to the mountains & within proximity to major roads & highways like Stoney Trail & Deerfoot Trail.

Within 5-10min drive to groceries, restaurants, coffee shops, gas stations & Vivo Rec Centre; 20mins to downtown; 15mins to YYC Airport; 1 - 1.5 hrs to Canmore/Banff.

The space

The suite walks out on a backyard which features patio areas with a dining set, Adirondack chairs, a firepit and a BBQ/Grill with a side burner- perfect for a fun, summer retreat and barbecues. It has a nice, lush lawn and is surrounded by Swedish Aspen trees. It is especially pretty in the spring when all the tulips are in full bloom and in the fall when the Aspen tree leaves turn red and gold!

The kitchenette includes most small appliances needed to prepare a meal including a countertop convection/air-fry/toaster oven, microwave, single-serve coffeemaker, coffee press, electric kettle, a blender, and baking pans. We do not have a stovetop, but we do have an Instant Pot you could cook your stews and soups in.

There is a square dining table with 4 chairs and a full-sized fridge. The cupboards are fully stocked with most kitchen essentials, non-perishable basics like a few breakfast items and some go-to condiments, herbs, and spices.

The bedroom has a queen bed and a laptop table. The couch in the living room converts as a full sofa bed (W 55" x L 80").

We have a 5GHz Wi-Fi and a 55” smart TV in the living room with full cable, Netflix, Prime Video and an X-Box Console.

We will provide one parking space on the driveway. There is ample street parking available on a first come, first-served basis, as well.

The flooring throughout is ceramic tile so it feels cool in the summer (a great sanctuary during a heat wave!), but it can get cold in the winter for people who are sensitive to cold. We do have 2 additional portable heaters aside from the 3 heating vents all located on the ceiling and we put some rugs/carpets on the floor in the wintertime.

The sofa bed is Full size(W 55" x L 80"), and it might be suited for small people or kids.

There is an extra room that we previously used as a den/computer room that has a bed in it. This room, which is locked, has no egress window and for safety reason and city regulation, no one is allowed to sleep in it as there is no alternative escape route in the event of an emergency.

Children are always welcome but please note that the suite may not be suitable for children under 12 years old. We have outlet covers but there's a flight of stairs leading to the main floor that has no gate and no landing. The small dining table has a glass top, and the corners can be sharp, but we have plastic padding you can tape and cover those in.

For guests’ convenience, luggage drop-off/storage is allowed if they have early arrival or late departure. Early check-in and late check-out requests can always be accommodated if there are no other guests’ bookings prior to or after your scheduled stay.

We do not have laundry in the suite but can be accommodated to use the one upstairs on request for bookings that are 5 days and up.

The backyard is for you to enjoy but you might see me occasionally tending to the garden or watering the plants/lawn early in the morning .

We are quiet people and respect people’s space and privacy but as we are sharing the house, please be aware that some very slight noise might be heard from our family (all adults) living on the main floor.

Our driveway is narrow - kindly park on the right-most edge of the driveway (facing the house) and as close to the garage door as possible so our cars can have space to get in and out of the garage.

We will leave instructions for you in the suite for the Wi-Fi, Smart TV, Netflix, Xbox, and small kitchen appliances to help you get settled.

Absolutely no pets, no drugs and marijuana. Smoking or vaping is allowed outside only by the firepit as well as the patio beside it and not the patio by the basement door. Soak cigarette butts and ashes in a pan with water that is provided before throwing these away in a ceramic pot beside the pan. No parties or events inside the suite and its premises as this is in a residential area.

Quiet time is between 10pm & 7am Mon-Sat and between 10pm and 9am on Sundays & Holidays outdoors (city by-law). We could tolerate mild noise indoor until 11pm as long as the neighbors do not get disturbed.

Small garbage, compost and recycling bins lined with plastic bags are provided. Please use accordingly. For longer stays and/or if your bins are full, there are big black (garbage), green (compost) and blue carts (recycling) at the opposite side of the house by the driveway to put your full bags in.

The property is in an area of rolling hillsides. Playgrounds, parks, man-made ponds, walking, running, and biking trails are scattered and can be found throughout the community.

There is a small neighborhood shopping plaza that is walkable/3min drive. It has a grocery, pharmacy, coffee shop, banks, barber shop, nail salon & spa, some restaurants, and a few other shops. Other shops and services are within 5-10 min driving distance. Two Costco warehouse locations are within 10-15 mins.

Short distance to Country Hills Village Mall, Creekside Shopping Centre and quick access to Beacon Hill Shopping Centre, Crowfoot & Royal Oak Plaza. Everything you need is just a few minutes away.

Located 15-20 min drive from YYC Airport, downtown Calgary, Cross-Iron Mills and Market Mall, Foothills Medical Clinic, University of Calgary, and Canada Olympic Park. 75-90 mins from Canmore/Kananaskis and Banff.
