The space

A charming old country house situated on top of a hill overlooking Portorož bay surrounded by vineyards, olive trees, rose bushes, cherry trees and plenty of other Mediterranean plants.

The room with an en-suite is located in the extension of the house under an old pine tree.

The room is simple, but quaint. It has an old fireplace and a small kitchen.

Please note the double bed is elevated and requires a use of a leader. A third bed could be placed in the room upon request and subject to additional charge.

This apartment is situated on an excellent location for exploring the Istra region and also to pop for a quick visit of the Kras region. We would advise our guests to rent a car or ensure they have their own way of transport.

The nearest beach is 10-15 minutes drive away and 30-40min walking distance.

Under the Pine Tree apartment is a charming, relaxing place to stay with breathtaking views and a lot of Istrian character.

Please note minimum stay is 3 nights.

Guest access

Please feel at home and feel free to pluck the figs if they are ripe enough.

If you step out through the kitchen doors and go behind the cypress tress you will find some nice shade.

Internet is mobile broadband and the speed is limited.

Interaction with guests

I receive guests, but afterwards I am usually not present at the listing during your stay.

This is our family apartment.

Check-in and Checkout times are generally flexible, but I would prefer between 1 and 5 PM.

Our apartment is your apartment, so please treat it with respect as if it were your own. (E.g. for Teflon pots use only wood or plastic spoons.)

Please clean up and pick up after yourself.

We expect that the apartment door be kept locked when you are absent.

Being a family apartment, we do not allow smoking and pets.

To keep our costs down (and pass those savings on to maintenance of apartment) we kindly ask that you switch off lights and the A/C or heating when its not in use or leaving the house. Mother nature thanks you too.

Thank you for not flushing anything but the toilet paper we provide down the toilets (please place sanitary napkins, wet-wipes, cotton-balls, etc. in the rubbish bin (in the kitchen). We simply want to ensure you have a royal flush kind of holiday :)

If the rubbish bin is full, please empty it into the big bin in the corner of the street. In the kitchen are plastic bags for lining a bin.

Although we thoroughly clean between guests, we expect that on the last day of your stay the kitchen is wiped down and any dishes used are cleaned and put away. Dirty towels and bed linen shall be placed in in a heap on the floor in apartment. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests.

We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible.

But other than that, just have a great time and we'll be more than happy to assist you.

P.S. Because we are usually there in days between guests we will meet only at your arrival and departure. But in the meantime just contact residents of the main house for any information. They will explain you also about seasonal fruit in the garden, which one are suitable for picking and eating.

Primozes place is even more beautiful than on the pictures! He was already waving at us on the street in front of the house to welcome us. He took the time to show us around and I was awed by the surroundings (olive trees, fig trees --> which you can pick as much as you like!) and the amazing view. The house (or actually the garden, which is all around you and very very big!) has an enormous view over the see and the little villages on the coast. You can feel that Primoz actually enjoys having guests (even though he doesn't live there himself any more and wasn't there) by the way he showed us everything, gave us information, and had actually done grocery shopping for us! The refrigerator was filled, there was bread, it was all really thoughtful and we felt very welcome. From his house you can visit numerous places (we visited the coastal towns, the skocjan caves and more, but also staying at home and enjoying the view and his garden will never bore you :) ).

thanks to Primoz and his mother. he is very nice host and his mother who lives during summer in the main house talked to us in german and gave us recommendations for our stay. Both were very helpful with our car Problem and called various mechanics for us. indeed, it was a fantastic stay.

We spent a wonderful week in Slovenia and Primoz Appartement. Beginning with his friendly mails and the photo description of the way the host was very helpful and seemed interested in that we had a good time. Be welcomed by his mother and daughter we were surprised by attainments like lavender on the table or some things in the fridge for the first breakfast. The Appartement was tidied up and clean. It is simple and homely and offers everything you need. The best thing was the vain garden and the beautiful view over the coast where you could really enjoy the sundown with nothing like grasshoppers chirping and birds singing

We had a great time under the pinetree. Everything was prepared so well and Primoz and his family were nice hosts. The house was very clean and tidy and the kitchen was well equipped. The place in the hill had a really great view and it was nice to take breakfast in the garden. We can recommand the location for everyone who is looking for silence to relax. Thanks to Primoz for the nice stay!

An amazing place. We stayed here 4 nights and it felt like home. The house has absolutely everything you could want. Nothing was missing or not available. The fridge was stocked when we arrived (a pleasant surprise) and Primoz was welcoming and great at communicating. The garden is sublime and the view and the smells of the pine trees are gorgeous. I highly recommend this home away from home!

Primoz has a really nice little cottage, situated 1km away from the small town Izola. We had a great time, especially enjoyed cozy evening in front of the chimney. The flat is well equipped, Primoz even provided some food for us so that we felt very welcomed there. From this place you can do some nice walks to Izola, Piran and Portoroz. If you are looking for calm place and want to relax for a couple of days, this is the perfect place to do so.

We spent 7 days under the pine tree and enjoyed every single one of it. Primoz was very friendly and helpful, same for his mother who lives in the house nearby. The appartement is beautiful with a large garden, perfect for breakfast/luch/dinner outside, the kitchen offers everything you need to cook. You need a car for shopping/trips but you will enjoy the quiet house and the beautiful sorroundings.
