Interaction with guests
Once a reservation is booked, you will receive a letter detailing unit access and other information pertinent to your stay.
It’s greatly appreciated that all plumbing, electrical, appliance failures, or other issues be reported so the problem can be remedied as soon as possible.

It may be possible that certain facilities or features may not be available on occasions due to circumstances beyond the Owner’s control for which the Owner accepts no liability. The Owner will not be liable for breakdown of any equipment, nor for any accident, damage, loss, injury, expense or inconvenience whether to persons or property which the Principal Guest or other Occupants or Visitors may suffer, except where such failure renders the apartment uninhabitable. The Owner will make every endeavor to repair or replace equipment that fails during the period of let, but cannot guarantee this can be achieved.
Any attempt by a guest to reclaim rental in circumstances other than the apartment being uninhabitable would run contrary to this agreement, and any attempt by Airbnb to retain money in such circumstances could not be justified.

Pets are welcome. However, we have a limitation on the number and size of pets we can allow in the unit. Pets are not allowed to be on the furniture including the beds or bedding/linens. Pets are required to be on a leash at all times outside in the community. Prior to booking, you must disclose the number/type of pets you will have stay at the unit. Failure to disclose pets, will be subject to a minimum of $250 pet fee.
Our Business Philosophy is to provide spotlessly clean and extremely well equipped vacation homes at the lowest cost possible. To achieve this we must have a strict rental agreement that transfers the bulk of the responsibility and accountability for the house and the property to the renter. While we only have trouble with a guest once in a great while, when we do it has a major impact on our business, especially during high seasons when we need to get the house back into service quickly. We want to attract guests who are accustomed to taking personal responsibility for their lives and everything in it, and who appreciate and applaud our business model. It is important to understand that we are not “nit pickers" regarding your departure. If you make every effort to keep the place clean and orderly during yours stay, and abide by the guidelines we provide for departure, then there will be no post-stay issues.
Our normal turnover between guests
• You enjoy the house responsibly
• When you are ready to leave you make an effort to do everything on the departure checklist
• Two house keys, one pool key, and one mailbox key will be provided. Please do not lose these keys. A $25 FEE will be assessed for each key lost.
• We do a 5 hour turnover of the unit
• We refund in full the security deposit
• We ask you to write me a review because it was an excellent experience for all
This is the ONLY way that this business is possible and profitable. Problem guests impact us more than any amount of money could compensate us for. If you are uncomfortable with any of the items in this rental agreement, then we encourage you to rent from someone else.
What You Must Understand As a Renter:
This is an ongoing seasonal operation and during high season there may be back-to-back rentals (someone may be arriving as soon as 5 hours after you check out). This unit MUST be put back into service within those 5 hours and so if a guest causes damage or leaves the unit excessively dirty, or there are missing items, then we must do whatever it takes, at any cost, to prepare the house for the arriving guest. Certainly if you are the arriving guest you would appreciate these same efforts. These costs will be
billed to you, and by accepting this rental agreement you acknowledge this and your intention to pay any damages caused by you or your any member of your group or anyone you invite onto the property during your rental period. We fully document problems we have with the condition of the house with photos.

This includes declaration of cigarette, cigar, or any other type of smoke and/or allergies due to air quality. Note that the unit is professional cleaned and inspected between guests, and this service alerts the Owner if offensive odors are present after a guest’s stay. The burden of proof is on the guest upon check-in to demonstrate with a cigarette smoke detector that there is evidence of cigarette smoke odor. Examples of acceptable devices that the guest can use (obtained at his/her own expense) include: (URL HIDDEN) (tobacco smoke test) or Cig-Arrête Detector. This also includes identification of pests. This unit is located in the Phoenix metro area, a desert environment. The unit is regularly sprayed for insects, scorpions, and other common pests, and the occasional insect/scorpion may still be seen despite the Owner taking these measures of infection control. Unless there is photographic evidence during the guest's stay of infestation beyond what is considered normal by our pest control service AND there is no evidence that the guest was the cause of the infestation, any attempt by a guest to reclaim rental in circumstances will not be justified.
The cleaning fee is intended to cover a quick cleaning between guests, and NOT a deep cleaning. By accepting this rental agreement you acknowledge that you know the difference. The cleaning fee is assessed to cover the cost of hiring a professional cleaning crew to clean and prepare the unit between guests. The cleaning fee assumes that you will adhere to the checkout guide upon departure and do your part in the process. Simply take a good look at the condition of the house when you arrive, and leave it in similar condition when you leave.
Our cleaning fee covers the following:
• Laundering all the bed and bath linens used during your stay
• Remaking all the beds
• Vacuuming the carpets
• Wiping down the inside of the refrigerator
• A complete cleaning and disinfecting of the Kitchen and Bathroom
• A general reset of the house to the condition before you arrive
• Removal of trash
It does NOT include:
• Cleaning the grill
• Cleaning stains from furniture or carpet
• Cleaning baked on grime off the stove top
• Emptying the refrigerator of your leftover food
• Deep cleaning the refrigerator or freezer due to spills
• Cleaning the inside of the oven
• Reorganizing the house if is left in a complete state of disarray
• Painting or patching scuffed or dented walls
• Cleaning up cigarette butts or trash from the property
• Cleaning spills and stains off the porches, deck, walkways, or driveways
Excessive waste and mess requiring cleaning crew overtime (examples include but not limited to: debris left on floors that would fill more than one garbage bag, sink filled with dirty dishes and cutlery left to rust, multiple refrigerator shelves stained with food or liquids) will be subject to additional cleaning fees.
What you agree to pay:
By accepting this rental agreement you agree to pay the costs associated with damages done by you or a member of your group and/or any excess cleaning necessary, including hiring extra people or an outside contractor. You also agree to pay the cost of any damaged or broken items and any shipping costs and management costs associated with these repairs. You agree to accept an itemized bill from us without question for any amount in excess of your security deposit. We always document any damages with photos and they will accompany any billing made to you. By agreeing to these terms, you authorize Airbnb to provide us your personal contact information for possible legal summons in the event collection from the security deposit will be necessary and either extra cleaning fees/damages exceeding the security deposit are due, or the security deposit collection is declined/denied, or both. NO EXCEPTIONS.
Our billing policy is as follows:
• Excess cleaning is billed @ $50 per hour
• Management time to handle damages and coordinate excess cleaning is billed @ $65 per hour
• Damaged or missing items are billed at cost plus any shipping costs and management time in organizing a replacement or repair of the item in question
Complaints from the Neighbors:
If we have to respond to a complaint from the neighbors about noise, parking, or any other issue that causes conflict with the neighbors, you will be asked to leave the premises immediately with no refund for the time not used. We are happy to advise you of our expectations regarding this agreement prior to booking.
Any illegal activity that occurs on premises may result in us withholding your entire security deposit.
Smoking, burning candles, and/or incense is prohibited inside the unit. If the unit clearly smells like cigarette smoke inside after your departure, we reserve the right to withhold your entire security deposit, and you may be subject to additional fees to remove smoking damage/odor.
Check-in and Check-out Times:
Formal check-out time is 10:00 AM and check-in time is 3:00 PM. Any flexibility with arrival and departure times that we extend to you as a guest is a courtesy, and not a right. However, our formal fall back position is that you MUST be ready for the cleaning crew or owner to arrive and enter the home at 10:00 AM on the day you are scheduled to check out, and that you cannot arrive until after 3:00 PM in the afternoon so that we have time to properly prepare the unit for you. If you want or need alternate arrival/departure times it is your responsibility to make arrangements with us prior to your stay.
This is a non-party house. It is located in-town and as such consideration for excess noise after 10:00 pm must be given. The patio is open at all hours for quiet conversation, but any loud talking or music outdoors after 10:00 pm is disrespectful of the neighbors. Simply take the group inside after 10:00 pm. Please be respectful! No matter inside or out, this is not a party house, so any loud late night gatherings will be considered a violation of this agreement.
If you operate any equipment included with/or attached to the property, you assume responsibility to know how to properly operate it without doing damage. If you have questions, please ask. Any damages to equipment or the physical property, including but not limited to: windows, blinds, doors, electronics, televisions, remote controls, cabinets, washer, dryer, dishwasher, etc, will result in a deduction from your security deposit.
Accidents and Injury:
The airbnb host of this unit, the owner of this unit, and LG Realty Management L.L.C.
assumes no responsibility for any accident, illness, or injury in connection with such use or for any loss or damage to persons or property. Entry constitutes agreement not to hold the airbnb host of this unit, the owner of this unit, and LG Realty Management L.L.C., nor its agents or employees liable for personal injury, illness, or loss or damage to persons or property. By accepting this rental agreement, it is agreed that all guests or others whom they invite to use the premises, are expressly assuming the risk of any harm arising from their use of the property and the equipment provided with the property.
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
All persons using the pool/pool area do so at their own risk and must follow the community pool rules. The airbnb host of this unit, the owner of this unit, and LG Realty Management L.L.C.
assumes no responsibility for any accident or injury in connection with such use or for any loss or damage to persons or property. Patrons with colds, coughs, inflammation of the eyes, who are wearing bandages, have an infection or open sore or other physical condition that may affect the health and welfare of themselves or others should refrain from using the pool.
The pool is considered closed at the approach of or during a storm. All swimmers must get out of the water immediately. An electrical storm is particularly dangerous and could prove fatal.
I fully understand that utilization of the swimming pool is SWIM AT YOUR OWN RISK BASIS AND WITHOUT BENEFIT OF A LIFEGUARD.
I fully understand that in utilizing the pool without the benefit of a lifeguard, that I may injury myself including but not limited to any and all disabling issues and or injury from those swimming with others or alone. Further I fully understand that without the benefit of a lifeguard, that there is the possibility of death by drowning. In using the pool I am voluntarily participating in utilizing the swimming pool WITHOUT BENEFIT OF A LIFEGUARD AND ON A SWIM AT YOUR OWN RISK POLICY with full knowledge of the dangers involved.
I understand and agree that the airbnb host of this unit, the owner of this unit, and LG Realty Management L.L.C., nor its agents or employees are not responsible for any injury or loss of property I may suffer as a result of my utilizing the swimming pool for any reason whatsoever, including ordinary negligence, on the part of the airbnb host of this unit, the owner of this unit, and LG Realty Management L.L.C., nor its agents or employees.
I, for myself, and all guests of the unit, expressly waive and release airbnb host of this unit, the owner of this unit, and LG Realty Management L.L.C., or its agents or employees from any claims, demands, and causes of action, including ordinary negligence, now or in the future, arising from my usage of the swimming pool on a SWIM AT YOUR OWN RISK BASIS AND WITHOUT THE BENEFIT OF A LIFEGUARD.
