Sampson's is a splendid, 7 bedroom sandstone house set on a Cumbrian rural estate, on the bank of the river Eden.

A delicious, tranquil setting down a gravelled track and completely private; the only sound is the splash of trout in the Eden river (rushing through the bottom of the garden) and the wind off the fells.

With a huge open plan kitchen with family sized AGA, this much loved family home is perfect for enjoying the very best that Cumbria has to offer.

The space
Sampson's Cave is a delightful, 7 bedroom sandstone house set on the Lazonby Estate in the unspoiled Eden Valley. With a huge open plan kitchen with family sized AGA, this family home is perfect for enjoying the very best of Cumbria and it's local produce. Perfect for family and friends, children can explore freely whilst you relax on the squishy sofas in the living room by the huge open fire. There are much-loved antiques, books galore and pale wooden floors with brightly coloured kilims. Seagrass carpets lead up to the bedrooms which are full of light and have views across the surrounding fells. The gardens are splendid - lawned areas for kicking a ball around and woodlands to explore - an inspiration for artists, fishermen and birdwatchers. The north lakes are only a short drive away but with the glorious Eden Valley on your doorstep, you probably won't venture too far.

The large and airy living room, with a quirky central Ottoman, has an open stone fireplace (for our own logs), antique writing table, squishy sofas and well stocked library. TV, DVD, Music System. The dining room has a grand oak table with seating for 10.

Cooks will be happy in the very swish open plan kitchen with its Aga-style cooker and plenty of pots and pans, others can idle on huge squashy sofas in front of an open fire – there's a great record collection too. A separate snug study with a big TV is handy for the kids. Bedrooms are all individual, very pretty and inviting with feather duvets and pillows, crisp white cotton, soft Brora throws, faded linen and thick towels.

There is a large patio area, outside furniture and a BBQ. The Settle-Carlisle runs close by which will attract the railway enthusiasts!

Sampson's nestles on a private 2000 acre rural estate, offering total seclusion. The River Eden is on the doorstep and we offer our guests private trout and salmon fishing at a nominal cost during the season.

The renowned Settle-Carlisle railway line runs pas the house and there is station at the local village of Lazonby. The border city of Carlisle is 30 minutes away, Penrith 10 minutes away and the lakeland town of Keswick 25 minutes away. The northern lakes are much quieter than the southern lakes and Ullswater, Derwentwater and Bassenthwaite are all only a short drive away. There is an open air heated swimming pool in our local village of Lazonby.

Our local town, Penrith, is a lovely, thriving market town with lots of independent shops alongside the major supermarkets. There are excellent butchers, fishmongers and delis in the town.

Take a stroll along the public footpaths of the glorious river Eden and try to spot the Eden Benchmarks - a series of 10 contemporary sculptures.

Visit Long Meg. One of the finest stone circles in the north of England, the circle has a diameter of about 350 feet, the second biggest in the country. Long Meg is the tallest of the 69 stones, about 12 feet high. The stones probably date from about 1500 BC, and it was likely to have been used as a meeting place or for some form of religious ritual. Long Meg is made of local red sandstone, whereas the daughters are boulders of rhyolite, a form of granite. William Wordsworth wrote ‘Next to Stonehenge it is beyond dispute the most notable relic that this or probably any other country contains.’

Have a stroll to Lacey's Caves - a series of 5 chambers in the red sandstone cliff of the River Eden.
