About this listing

Our barn has been totally renovated but retained all its character with revealed stone and exposed beams. The woodburner and central heating keep it cosy. Outdoors there are big skies, peace and quiet and country walks to the pub in the village.


The space

Come and explore the peace and quiet of sunny Lincolnshire.
We have just finished converting a small barn next to our house so everything is new.
There's a woodburning stove in the spacious, double height sitting/dining kitchen area. There is also a sofa bed for extra guests.
The snug bedroom has a super-comfy kingsize bed and views over the garden.
The bathroom has a walk-in shower and state-of-the art mirror.
All linen and towels are provided.
The whole barn is step-free and mobility friendly.
There is plenty of parking and you have your own sunny private terrace.
There is a well equipped kitchen with a microwave, fan oven, hob and dishwasher.
There is a flatscreen tv/dvd and wifi. There's a hifi with ipod dock. DVD's, books and tourist information and maps are handy.
Our garden and other terraces and barbeque are available for you to use.
We are in deeply rural countryside but only 2 hours drive from London or 65 minutes by train (to Grantham). There are lots of options to tour from here or just walk on the footpaths nearby or cycle on our wonderful quiet lanes.
I can collect you (and your cycles!) from the station by prior arrangement. I can provide breakfast baskets(£5pp) and packed lunches(£5pp) and can arrange to have groceries delivered if you order online ahead of time. There is a local shop/deli in Folkingham (2 1/2 miles away) and nearby pubs.
With a weeks notice I can arrange for Lincolnshire Community minibus- Call Connect - to pick you up from the station.
The barn is listed with a minimum stay of two nights. This is to cover cleaning, laundry etc. However, we may be willing to accept one night reservations at a slightly higher price per night or the option to bring your own linen and towels. If you want to stay for one night only please feel free to send us an enquiry and we'll see what we can do.

The peace and quiet, big sky and open landscapes will lift your spirits.

This is a really peaceful and quiet rural area. You will enjoy getting away to just relax and enjoy yourself. Please respect our neighbours.
Everything in the barn is new so if you have muddy outdoor shoes please do not wear them inside.
You are welcome to use our garden and terraces so you can follow the sun (or shade) if you want to be outside. Ask if you need anything!

The barn is a truly fantastic retreat. Perfect for relaxing, walking and winding down. The option of a lift from the near train station made our lovely trip possible and is a great addition. We loved our stay at the barn, Judith was very responsive and clear in our pre-visit communication and gave us a very warm welcome. The barn was as described, well equipped, comfortable and ideal for a countryside getaway. The local pub is excellent and having an outside patio at the barn was lovely to make the most of some nice weather. We especially enjoyed our breakfast basket as well. A great place to recharge.

Me and my partner stayed here due to its close proximity to Belvoir castle for tough mudder Midlands. The area was very scenic and quiet which was ideal for relaxation away from our other plans. The barn was nicely decorated and clean and the views out were beautiful. Judith was very helpful and accommodating and even provided milk, tea, fruit, wine and biscuits for our arrival. We very much enjoyed our stay, thank you!

A great little barn conversion with everything you need and more. Madison's Barn is lovely and clean with a modern design. It is very peaceful and in a lovely location, perfect for relaxing which is exactly what we wanted. I must say that the bed was very comfortable and the sheets were beautifully soft! Judith and her husband were wonderful hosts.

We had a lovely weekend stay in the barn. Richard and Judith were perfect hosts, very knowledgable about the area, going out of their way to help and provide information. It was easy to find, and a lovely space - we would have been perfectly happy staying for a week! Newton is a nice village, the roads are quiet (great for cycling and walking) and the local pub is definitely worth a lunch/dinner and drink. I would highly recommend the barn for a weekend or longer stay. Thanks :-)

My partner and I stayed in lovely Madison's barn, and I would like to exaggerate the lovely! Judith is a lovely host and very welcoming, adding warm touches such as fresh fruit, wine and milk to name a few. I couldn't recommend a nice enough air bnb for a couples retreat. Thanks again Judith.

What a beautiful place this is. Judith created us with such a warm welcome we felt comfortable straight away. The barn itself is lovely and cosy, the wood burner is a wonderful addition to use when the temperature drops a little. The country walks are beautiful and easy to follow. We would definitely recommend the local pub who greet you with friendly staff and lovely food, make sure you go with a big appetite! If you're wanting a rural getaway we would definitely recommend this barn; so peaceful and relaxing.
