*Lessee should provide photocopies of state-issued valid photo identification for all guests, and will also have to present such identification to the person giving him/her the keys upon arrival.
*Only those people (No more than four) named by the lessee may reside in the apartment for any duration of the lease period. No parties or overnight guests other than those specified on the contract. Lessee understands and agrees that the following sleeping arrangements will be provided: one queen size bed in the master bedroom, one sofa and one air mattress.
*Payment shall be made via Airbnb. Lessee understands that the security deposit covers only incidental loss or damage to the apartment and that he/she is fully responsible for any items missing, damaged or broken, or for any damage to the interior of the apartment, appliances or to any of the owner’s property which occurs during the leasing period. Lessee also understands that while a walk-through of the apartment will occur on the day of departure, assessment of the apartment cannot be made until the owner returns. Lessee agrees to contact the owner to report any damage or loss within 24 hours of occurrence if he/she or any of his/her guests are aware of such loss. Lessee is also responsible for any damage or loss caused by any other persons in the rental party or any person whom at any time lessee allows into the apartment for any length of time. While the security deposit will be reimbursed by Airbnb within 48 hours, lesser still claims his right to report any damage or loss to Airbnb upon his return. Lessee understands that a release of the security deposit by AirBnB in no way represents a release of the lessee from his/her responsibility for any damages caused by any person in the rental party or any guests allowed into the apartment at any time.
*Lessee agrees to keep the apartment neat and tidy, and that the apartment must be departed in such state that would only require a basic cleaning service to bring it back to the condition it was provided to the lessee.
*All of the guests are required to be mindful of the neighbors with respect to noise and sound levels. THIS IS IMPORTANT. Any disturbances caused by lessee or other guests while in the apartment which result in complaints from neighbors is a violation of terms and may result in early termination of rental contract and expulsion from apartment. Outside guests are not permitted, and parties are explicitly prohibited.
*One set or two sets of keys will be provided. The set or sets must be returned or a replacement fee will be charged.
*Please lock both locks of apartment front door whenever leaving building. Please make sure doors to both decks are also locked.Towels and hand towels will be provided. Linens are also provided for the bed, the sofa and the air mattress.
*While the lessee and the guests listed above are free to make use of all appliances, cups, plates, and silverware, all those items not intended for use by guests should not be used under any circumstances: this includes the owner’s personal belongings, his clothes, the liquor upstairs, his toiletries, his food, etc. Lessee understands that any item that is not furniture or appliance or that normally would be considered as use by a guest in a sublease is considered the personal property of the owner, and should not be used under any circumstances by any of the guests in any manner. If the lessee has any questions about such items, he/she needs to contact the owner with questions. If Lessee has any questions about how to use appliances, he/she should contact the owner before using them.
*The toilet paper is above the washer/dryer unit in the closet opposite the bathroom. Paper towels have also been provided. Lessee is entitled to use the owner’s cleaning supplies (underneath the sink in the kitchen) to clean/keep apartment tidy.
*The Wifi port is Sheppy. The code will be provided.
*Cable TV is included. Lessee agrees not to record any shows nor tamper with any shows being recorded on the DVR.
*The phones in the house can be used to make local calls, but Lessee is advised that the batteries die quickly in both of these phones. No phone calls outside the US are allowed to be made with these phones.
*Four rooms have air-conditioning units. The units can be turned on and the temperature can be set. Please leave the units set to “Auto” mode. Lessee agrees not to leave air-conditioning units or any lights on while not in the apartment, and agrees to shut off all lights and air-conditioning units upon departure. If the owner’s electric bill seems excessive, a nominal amount may be deducted from the lessee’s deposit.
*On one of the days during the lease period, a neighbor may stop by to water the owner’s plants. Lessee agrees to allow such neighbor into the apartment, at a time convenient to the neighbor and the lessee and his/her guests. Lessee will be provided with contact information of said neighbor. (Not always applicable)
*Owner can be reached at his cell number with any questions. Owner agrees to respond to the lessee’s concerns and questions to the ability he can and in a reasonably timely fashion, provided he is available.
*A complete version of these rules will be provided to all lessees, who must sign upon arrival at the apartment.
There is no smoking, drug use or parties allowed in the apartment under any circumstances.
