Owners living space is completely separate. Common areas downstairs include the farmhouse style kitchen (where there is always a snack and or beverage) living room, and office with a PC and printer.
Other things to note
We will provide a Continental breakfast consisting of croissants, rolls, or bread, perhaps some butter, jam, and/or marmalade, and coffee or tea.
The City of Nashville now requires that all short term rental venues carry 1 million $s in Liability Insurance, comply with City Fire Codes and hold a current Certificate of Inspection by the Fire Marshall's Office. We are an owner occupied Type 1 STRP and have met all requirements.
The operating permit is posted along with contact information for responsible party, and occupation limits in a visible area in the rental property.
The State of Tennessee requires that we collect Sales Tax (9.25%) on your booking. The City of Nashville also requires a Hotel Tax (6% + a room Fee) to be collected. Airbnb currently does not support a platform for collection of these taxes, so I will be giving you an invoice for taxes on arrival. I will give you a total ahead of time if you like.
Our pets eat only pet food, at prescribed times. I know they are cute, & you may have different habits @ home, but here - pet food only!
No unannounced visitors / No parties.

There are many games, toys and books suitable for children. These are available for use, but please pick these up and re box for the next guest!
Please use coasters under drinks and put organic food items (fruits or vegetables) in a bowl. Be mindful of the lovely wood furniture that makes this space so warm and friendly!
Please hang damp towels in the bathroom.
Let me know which towels are still clean by placing used ones on the bathroom floor when you leave.
