Steven was very friendly, but was not completely honest about his intentions for use of my property. I asked him very specific questions about his stay, prior to his reservation being accepted, and again upon his check in, so I could quote him appropriately. I have copied and pasted our email conversations, word for word, below. Me: Can you tell me what type of entertaining you're planning? Will there be 8 people all together, or will more be coming to visit? Steve: Shouldn't be more than 10-12 people. Of those, so far there are 6 confirmed staying the night. Upon check in, he asked me about additional parking. I explained that shouldn't be needed for only 10-12 guests, and asked him again, what his intentions were. Me:You should be able to fit 6-8 vehicles in our parking area. Are you expecting more people than you initially thought? If so, can you please let me know how many? Steven: we invited a couple more people for dinner tomorrow, not to stay, but aren't sure if they are coming. Regardless, we should all fit in the stalls, I was just curious because it wasn't clear. During Steven's stay, I sent the following, after seeing many more guests arriving, on our (outdoor only) security cameras. Me: Hi there Steven, it's looking like you are having quite a lot more people over than 10-12, as you had stated... I'm not sure what the occasion is, but I charge an event fee when guests have large gatherings like yours, of $1500, in addition to the rental fee. Please contact me to discuss this as soon as you're able. Charity We have security cameras on the premises and I witnessed a minimum of 30 guests show up.(There are signs posted all around the house, that there are security video cameras on the premises and they are visible) There was 12 cars parked in our driveway and additional cars pulling in and turning around to go park at the park nearby. Steve is also a host on Airbnb, so I assumed he would be respectful of my home and offer full disclosure. I feel that he was intentionally misleading in an attempt to avoid an additional fee. I am newer to Airbnb and although the site allows me to select a box that events are allowed, it does not offer a box to specify the amount I charge for events, however, I get many inquiries from people that are upfront and ask about any fees associated with such. I attempted to work with Steven on a fair price, even dropping the fee down to $1000 and he refused. This is even after he only paid for 8 guests to stay, and he had 15 guests stay, which my fees clearly state on the site that I charge for over 10 guests. I will say, however, Steve did leave my home in great condition upon leaving, as have all my previous guests that have stayed.
