Here we have a beautiful Boutique Georgian Basement flat in the Edinburgh city centre .
The property has been fully renovated in a contemporary style with a little quirkiness. It is in perfect very central location and It is right next to the west end village with all the boutique shops and coffee shops. Princes street is literally round the corner with Princes street gardens but on the door step. Buses are available at the end of the street but you will not need them with such a central location the major attractions are with in walking distance.

There are 2 bedrooms with a bathroom and seperate w.c. A large dining kitchen with sitting area.

a)Treat the property with care and consideration and report any breakages and damage to us as soon as possible.
b)In particular you agree not to smoke at all anywhere in the flat.
c)Ensure that no member of your party behaves in a manner likely to cause damage to the property or its contents or cause offence or distress to others.
d)Sorry no Hen or Stag parties please
e)Please do not dispose of ANY SANITORY ITEMS except toilet paper in the toilet.
f)No Pets please.
g)Leave the property clean and tidy at the end of the rental period
H) no non staying guests or visitors
I) strict no candles or naked flames
J) parking- please ensure back gate is locked at all times when leaving and entering.

Please lock up and post keys through the letterbox when checking out.
Unfortunately we can not store luggage before checkin or after checkout out of respect for our other guests and our cleaners.

Karyn's flat was beautiful and made our stay in Edinburgh feel extra special! Very homely with all the features you need, and in a fantastic location to explore Edinburgh. Karyn allowed us to check in early and was great at communicating before the trip. Would highly recommend staying here!

Fantastic flat in central Edinburgh with everything you could need. Very comfortable and quiet with glorious Edinburgh right on the doorstep. We had a wonderful few days with our boys and would highly recommend it to others.

Our assessment of stay at 25 Alva Street, Edinburgh from 7th to 14th August. The accommodation and welcome from Karyn was excellent. All the necessary facilities were on hand and the equipment left us requiring nothing extra. One small but potentially important (not in our case when the weather was good) was some form of heating for colder late night returns from Festival events and for the towels in bathroom. This may well have been available but as we didn’t need it we did not trouble Karyn. We would certainly be interested in booking the same period next year if available. Many thanks Karyn. Karyn's place was beautiful! Much bigger than I expected it to be, well-equipped and full of light. My friend and I had a conference at the nearby conference center, and it was a super easy "commute" (less than 8 minutes to both there and the Sheraton next door). Nice little pastry shop around the corner for morning croissants, and super centrally located for doing essentially anything else you'd like to do in the city. Karyn was friendly and helpful with everything we needed.

Hello and warmest greetings from Edinburgh, I am your Friendly Scottish host and I want to make sure your visit to Edinburgh is special. I have been hosting for many years as I really enjoy meeting new and interesting people.

We live in a large Georgian Town house in the very centre of Edinburgh in the west end area less than a minute from Princes Street, but on a very quiet street.
The accomodation is on the garden level with its own front door entrance and is a self contained flat, we have only finished renovating last year so everything is very new and clean.
I am very proud of what we have achieved and I don't think the photos do justice to the space(I am no photographer ;) ) The guests that have stayed so far have been amazed at the location and how beautiful and comfortable the flat is so I think we must be on the right track.
