Gorgeous house with vaulted ceilings, exposed stone walls, original wooden beams, open fires, large private terrace with breathtaking mountain views and a superb bathroom. Quiet, comfortable and homely, a perfect base for exploring Abruzzo.

The space

Lovingly restored, our beautiful space is wonderfully cosy and you can only feel relaxed here with the huge, comfortable bed, the big bathtub and the stunning views from the terrace. Sit out there with a glass of wine as the sun goes down and watch the mountains change colour. It's glorious!

Guest access

Private terrace, private bathroom, all reached by a private staircase up to the bedroom. Shared kitchen and living space where there are wonderful wood burning stoves where you can chat over a glass of wine.

Interaction with guests

We love to meet new people and are happy to give as much or as little information or advice on the area and what to see and do.

Other things to note

Fresh, clean towels and bed linen will be provided. Wi-fi is available but reception in the bedroom isn't always great. We'll welcome you with a bottle of wine to ease you into your stay.

James and Lea were excellent hosts and looked after us very well! We loved staying in their beautiful home and exploring this wonderful part of Abruzzo. It was great getting ideas about where to explore in the local area so we made good use of our short stay. We really loved the upstairs space with dreamy views but equally loved hanging out in the kitchen and cooking. Thank you for such a lovely stay guys

Caporciano is located in Apennines and surrounded by several beautiful national parks. In combination with very old architecture and local culture it creates a very unique atmosphere. Fortunately there is not so many people, so if you look for relax and silence that's a perfect place. James and Lea were extremely friendly, very helpful and supportive, always ready to give us a right advice and opened for our needs. They helped us to explore very interesting places around. The house is really splendid, very good equipped, exactly us everybody can see at the attached pictures. But the most wonderful place when we spent a lot of time was a very big terrace with absolutely great view to valley and mountains. We strongly recommend this place!

James and Lea were great and so was their house! The Abruzzo is a relatively quiet part of Italy - which we loved - perfect for cycling, hiking and visiting small typical villages. Beautiful mountains and national parcs in the area. The house is in Caporciano, a small town on a hill. Therefore it takes a few steep turns to get to the house, but the view is absolutely worth it! We had the whole house, James and Lea were next door in their other house. Nice and cool house, great bedroom, amazing bathroom with very nice romantic tub + shower and the 3rd floor terrace is just spectacular! We had a BBQ up there 2 nights. We stayed a total of 6 nights which was great to see most of the area. The house has everything you need. James and Lea took great care of us, welcomed us, gave us great tips on the area and we had drinks and pizza together one night. Their kids Lux and Cleo are really sweet and so are the pets :-) Keep in mind that the area is pretty quiet and that both the town and the house are leveled. We loved it!

This is a different world from Rome. No turists but feels like real Italy. The house is on the edge of a small village perked on a hillside - don't seem much changed from what it must have been like a hundred years ago. Except inside it is renovated in a very cool way, that keeps the feeling of the old stone building and still with an luscious feeling to it all. James and Lea was incredible helpful with everything, and their suggestion on what to do and see made it easy to experience the area. Our 3 days stay was the best days of our trip to Italy :-)

The home was very pretty, nicely decorated and really romantic. I love the very comfortable bedding and the awesome view you get sitting around the big balcony area just outside the room. Bathtub was major plus point! James and Lea were amazing host, helped with queries and they speak perfect English so it is very easy to communicate with them. Their little precious one brought me alot of joy as well! A really amazing area with many beautiful villages around the area. If you want a quiet place, azing view and without the tourist crowd, I recommend to visit this area.

James and Lea were most gracious hosts... from the moment we made the reservation to the delicious parting breakfast! The room, with a very comfortable bed and brand new beautiful bath, is lovely, and filled with very interesting furnishings. Just off the room is a terrace that has a wonderful view of the town and fields beyond. Caporciano and the surrounding area are wonderful examples of the treasures that are waiting for exploration off the beaten paths of Italy!

Nous avons passé une très bonne semaine, chez James et Léa. Le logement est conforme à la description. La chambre au dernier étage avec la terrasse est superbe. Nous avons suivi les conseils de James pour le choix de nos visites.(Campo imperatore, Rocca Calascio,etc...) Une très bonne bouteille de Montepulciano rouge nous attendez à l'arrivée. La petite chatte "Mena" nous a tenu compagnie toute la semaine, la cheminée a été un plus non négligeable, car il ne faisait pas si chaud pour un début mai. Merci à James et Léa, ainsi qu'à Sabrina et sa mère qui nous ont accueillies.

We live in this gorgeous village with our two young daughters and love to travel and explore... there is so much to see out there! We love meeting new people, enjoy fantastic food, fresh mountain air, the sea, good red wine, inspiring music, motorbikes and the sun on our faces.
