A welcoming, characterful family home with 3 double bedrooms suitable for 6 guests. There is a small office which can also be used as a single room with a good camp bed/double height airbed that is very comfortable

The space

This is a Characterful and Creative 3-4 bedroom family home in Walthamstow Village, London zone 3.

The house is now spread over 3 floors with a lovely garden which is flourishing in Summer. There is a decking area with outdoor sofa plus lawn area and flowering borders. There is a patio at he end of the garden which houses trampoline plus shed.

There are 3 double bedrooms plus an office which can take an additional single temporary bed.

This is a home rather than holiday home so there will be some cupboards for your use, & items of ours in food cupboards you are welcome to utilise. Of course it is full of characterful things, pictures which hopefully make the place homely for you but also books, toys and games you are of course welcome to use for your stay.

The characterful kitchen has a small dishwasher and nespresso coffee machine.
WIFI is available throughout the house.
The living area is open plan dining and lounge and has dining table for 6-8 plus comfortable sofa. There is a TV, DVD & Virgin TV package.

Parking is situated to the front of the property and we have permits in advance to be included in the cost of rental.

All bedding and towels can be provided.

We have 2 friendly cats here Reggie and Ronnie who need to stay in the house.

Cleaning once per week is available at additional cost. If you require cleaning more than once a week or bed changes more than once a week then this could be provided at additional charge.

Rentals available of 1 weekend or longer.

Guest access

The whole house is for you to use.
Some cupboards with our personal items will be locked in advance of your stay.
Garden is always fine to use.

Interaction with guests

We hope to be able to meet you on arrival and then you are free to post keys back with us after your stay.
If we are not available one of our close friends or neighbours will let you in.

Our area is a conservation area. Our house and the 2 next door form 'Brooklyn Villas' and are Victorian properties. Our neighbours are all lovely. It's a very close, friendly local community so we ask that you are respectful to our neighbours and keep noise outside down after 10pm and before 8am. The neighbours also have children. The house is therefore not suited to large parties.

Small family gatherings and dinners are absolutely fine of course and inside there is sonos for music.

There are plenty of games in the house which we leave for all visitors and guests.
There is also a trampoline which we ask is zipped up when in use. Please supervise children on this we cannot be held responsible for accidents that occur!

We can leave our bikes for you if you require them or arrange hire of bikes for groups. Please use helmets provided.

Parking restriction notices inform you of times and we cannot be held responsible if permits are not correctly used and penalty tickets are issued!

We take great pride in our garden and hope that you get to enjoy it too! In hot weather we kindly ask that you water the garden for us - there is a hose in the back garden.

There is a large samsung washing machine for you to use which is very simple to use and washing line outside. There is an airing cupboard (behind grey curtain) upstairs under the loft stairs for use in wet weather. Towels can also be dried here.

We will show you how to operate the boiler and heating system in the Winter months.

Smoking permitted in garden only

We have 2 cats who need to stay in the house. They only stay downstairs so doors to the lounge should be locked when you are out or go to bed - that way they will be no bother at night time.

Feeding instructions on the whiteboard in the kitchen. Food will be left for the duration for the cats... of course! They are fully vaccinated, wormed and flea'd! Ronnie is black and white, Reggie is Brown and white.

We ask that you close windows and double lock doors when you leave the house.

Virgin Media currently supply TV and internet to the house - we will leave wifi codes for this.

There are many many books in the house which you are welcome to borrow for your stay.

We leave towels in each room and will show you spares and spare bed linens in case you need them.

If you require any other local information we will happily supply this to you.

Emma and Simon were wonderful hosts and the house is truly lovely! My family stayed there for 4 days and felt at home immediately. Will definitely keep this address in mind for future visits and recommend to local friends.

We rented Emma and Simon's place for my family who came to stay for our wedding round the corner. They were incredibly accommodating hosts and made us feel really welcome and at home. The house was stunning inside and out, with a lovely big garden - perfect location to get ready on the morning of our wedding and even a trampoline in the garden which kept the 3 kids entertained :) The location is also lovely, and on a beautiful street, in the heart of Walthamstow Village. Thanks so much for letting us stay - will definitely be our first choice if the family descend on Walthamstow again!

We live in Walthamstow but needed extra accommodation for our wedding. Excellent location, just around the corner from the registry office and at the end of the road is Walthamstow village with its independent shops and great restaurants. Emma was a great host and made us feel very welcome in her home. It is a beautiful house in a beautiful location.

I booked the home for my family who were visiting just after Christmas. (We live just a short walk away.) It is a lovely home in a very convenient location, and Emma went out of her way to make it cozy and welcoming - including leaving up the Christmas decorations for us. My family really enjoyed their stay and I would recommend staying there to anyone!

First rate house, with a lovely garden, which was ideal for our purposes (a family wedding nearby in Walthamstow). We received a warm welcome from Emma and family and were made to feel 'at home' before they departed for the weekend. The facilities in the house were spot on, it was generously furnished and the kitchen was well stocked and pleasant to be in. We had a family lunch on the Saturday for 8 adults and three children and the house was more than adequate for this. All in all a thoroughly pleasant experience.

This really is a fantastic place to stay. Tastefully decorated, child-friendly, and with optional cats for cat-lovers! The owners, Emma and Simon, were very easy and clear to deal with. I even passed by before booking the house to check it out for my family who were coming to visit, and was greeted warmly by them. Upon receiving the keys, the house was clean, tidy, and immediately gave that whiff of a place that would be comfortable to stay. The rooms are spacious and very comfortable. Apart from being impressively designed (you'll probably walk out with some ideas for your own place), the house has a warmth that is not easily found in rented property. The garden is idyllic. Luckily, the weather was on our side, so we put it to good use. The children spent a lot of time playing outside (the hosts had kindly left their daughter's toys out as they knew their would be children) and we had a barbecue on a couple of occasions. This house is so pretty you can't but look after it. Every item in it seems to have been chosen with love and care. My family loved staying here and having lounged in it myself I would highly recommend it. Initially, we were dubious about the place looking as good as it does in the pictures. It is just as beautiful if not more. Lovely, lovely place to stay. Thank you Emma and Simon! Alia
