The flat is located on the first floor of a manor house overlooking the lake of Montepulciano. The house is 75 sqm with 2 bedrooms. The property, renovated in 2024, is surrounded by a magnificent garden and an olive grove. From 15 June to 15 September guests can use the large shared swimming pool (6m X 12m). Ideal for both couples and families. Perfect for relaxing holidays or wonderful walks to discover Umbria and Tuscany

The space
The 75 sqm flat is located on the first floor of a manor house. It is accessed via two flights of stairs. It consists of two double bedrooms, a bathroom with shower, a kitchen equipped with oven and refrigerator, a living room with fireplace and a panoramic patio furnished with table and chairs. The Villa of which it is a part is immersed in greenery, set on a hill overlooking the lake of Montepulciano. 14 hectares of cultivated land and an olive grove complete the property. The tranquillity of the house makes it unique for relaxing stays, between walks and swimming in the pool. On request we can provide a camp bed for babies and a high chair. A fan is available in the house.

Guest access
In addition to the flat, guests have access to all the outdoor spaces, shared with possible guests of the other two flats in the villa. It is possible to use the garden with lawn, the swimming pool equipped with deckchairs and sunshades (only in summer from 15 June to 15 September) and barbecue facilities. Directly from the house you can take beautiful walks through the fields or as far as Lake Montepulciano. For cycling enthusiasts, about 200 metres from the house is the beautiful Bonifica cycle path. It is a 62 km long protected cycle path that starts in Chiusi and arrives in Arezzo. The location of our house is perfect for those wishing to visit an area from Montalcino to Lake Trasimeno with a short drive.

A washing machine shared with the other guests is available in an area outside the house.
If heating is used, the cost is calculated on a consumption basis according to the meter in the flat. The cost is EUR 5.00 per m3 consumed. On your arrival you have to pay, in cash, the Tourist Tax. The cost of this tax is 0.90 cent per person per day, for a maximum of 5 continuous nights. Children under the age of 14 are exempt from paying the tax. In the event of check-in after 18:00, a fee of 20 euros will be charged, payable in cash directly to the housekeeper.After 8PM is not possibile the check in.
If necessary, extra cleaning can be requested at a cost of EUR 10 per hour, or a change of linen at EUR 10 per person.

This was my parents' home, a magnificent place where children are back to run in wheat and sunflowers fields, pick up blackberries in the woods, and take long bike rides. I really love the tranquility of this countryside, you wake up to the song of birds and admire beautiful sunsets on Lake Montepulciano, the good wine is at home in these areas of Chianti and also the excellent steaks, this house offers the opportunity to abandon thoughts and relax by savoring genuine things. Take a swim in the pool and admire the view of Montepulciano, enjoy an evening in the dark to see the pike......
