House is ideal for those relocating to Austin. Five minutes to everything! Short walk to the Lake and Boardwalk--Bus line at bottom of the hill. Quiet neighborhood with nice neighbors. Happy to help you get settled in!
An updated one-story, open plan 1,600 sq ft 1960s house with ample space to work/relax while exploring your Austin options. Central air and heat with ceiling fan in bedroom. There are two seating areas, dining alcove, breakfast bar, an outdoor covered patio with grilling area off kitchen. Your room has one standard reach-in closet with Elfa organization system for great use of space. Second closet has been set up as entertainment area for TV and mini-fridge.
Flexible bed options are either a king bed or two twin XL setup.
Your are most welcome to relax in all of the main areas of the house--consider yourself in your own home while you're here.
Laundry facility is available at no charge. Folding counter, clothes rack for non-dryer items, iron and Rowenta Steam system are there.

I'm here for you as needed--my goal is that you feel at home, comfortable and have the resources you need to get settled into Austin life as a local.
I have two 9 year old dogs who love people and area basically non-intrusive. At night, they are behind a gate with me.
Convenient AND quiet. You'll be close to everything while enjoying a good night's sleep without the street noise of DT condos. Peaceful, safe, tree-lined residential street that is super close to all the fun stuff--South Congress, Rainey Street District, hipster East Austin and downtown.
From the front door, you can walk to LadyBird Lake's Hike and Bike Trail/Boardwalk in 5 min to enjoy the lake and city skylines. Within 5-7 min walking distance are: Live,Love Paddle Kayak rental, Rocket Electric Bike Rental/Tours, 24 hour Buzz Mill Coffee house, Emo's music, food trucks near the trail, El Taquito for authentic Mexican tacos, Final Draft sports pub, 24 hour Walgreens, Starbucks, Chipotle ..and more.
Walking distance to the Congress Avenue "Bat Bridge" and Rainey Street restaurants/nightlife.
In a word: Easy! There is a bus stop 2 blocks away on East Riverside that has 3 bus lines to downtown in minutes. The good news is when there is traffic (most of the time), there are dedicated bus lanes downtown to beat the crowded roadways. Check out Austin is an Uber and Lyft city, so that's a great option (only $14 to the airport). Bikes are another good option. If you have a car, off-street parking in front of the house is always available.
Other things to note
This house should be considered a place to recharge and relax. Upon your return from the day/evening's activities, you're welcome to wind down with some local beer/wine and listen to music before 10:00 pm.

After 10:00pm weeknights/11:00pm weekends; house needs to be quiet since I start my day early.
