Designed by award winning architect, the villa is spacious and delightful to be in even for bigger groups.
Situated right on the beach, Shoreham-by-sea offers guests an abundance of great pubs, restaurants, antique shops, coffee roaster, cafes and so on.
Saunas and water activities can be arranged along with visits to the South Downs, Brighton, Worthing and Steyning. There really is so much to do.
Guest access
Guests can access the whole of the villa including the front drive and back garden. The villa is situated on the beach itself.
We send access code and video along with Welcome pack the day of checkin.

MID WEEK PRICING
Outside of the holiday seasons and school breaks we have a much lower mid week pricing structure so to accommodate our smaller group bookings. Enquiries for larger groups mid week may well require a surcharge to cover costs. This price is still lower than weekend pricing and we aim to offer very good value to mid week customers.
WEEKEND PRICING
During the busier periods Spring, Summer, September and Christmas; weekends are reserved and priced from the Friday - Sunday. Booking from the Saturday until the Monday may require an additional charge.
NOISE & OUTSIDE AREAS
Keep your noise at a tolerable level especially when eating, drinking & entertaining.
When entering or leaving property please be respectful to our lovely neighbours and do not congregate on the street or on the drive.
We ask guests to refrain from excessive noise at any point whatsoever especially outside the property after 10:00pm. Any complaints from neighbours about guests disrespecting this will receive a £150 fine or the full damage deposit being withheld.
Please keep noise inside the property also to a minimum after 10pm and continuing socialising to be moved to the more private first floor and balcony where windows must be kept shut.
CHECK OUT
Please leave our lovely property as you found it, we provide all cleaning products and have a hoover and mop within the property. Please do not move furniture as scratches the floor.
If you spill drinks on the wooden floor please mop up as it will stain if left to settle.
No candles or naked flames please.
Please do not download any illegal music or films on our internet please.
FOOTWEAR
Please NO stilettoes at all. We have beautiful wooden flooring so kindly ask you to refrain from spoiling with shoes.
SMOKING
If you need to smoke please do so in the back garden preferably exiting from the SouthWest patio door so to be a distance from the neighbours. Smoke on the balcony on the first floor after 10pm.
DECORATIONS
If you put up decorations please do not use sellotape or blue-tac as it damages the paint work. Any decorations left such as glitter, or confetti an additional £50 will be added to the cleaning fee subtracted from the damage deposit.
IF CONFETTI GETS WET IT STAINS AND SUBSEQUENTLY RUINS FLOORS
RUBBISH & RECYCLING
Please do not leave rubbish inside the property. Excessive rubbish will be charged for removal at £100.
The grey bin is overflow and only to be used if the green bins are full.
RECYCLING
The recycling and refuse bin are outside at the entrance. Recycling goes in the green bin with the blue top. The recycling is mixed but bin bags and plastic bags must be removed otherwise rubbish is not collected.
COMPLAINTS
You are staying at the heart of Shoreham Beach; a very tight community. This is also a residential area with families living close by so please be mindful of your noise and behaviour.
Councils enforce specific rules regarding noise and behaviour within short terms lets. If we receive a complaint from the neighbour this will result in deductions from your deposit or immediate conviction.
If we receive a complaints regarding these house rules we will deduct £150 from the security deposit, 2 complaints your whole deposit with be withheld. Any complaints regarding excessive noise or groups having parties then the full deposit will be withheld straightaway if the complaint is deemed fair. Such complaints could result in an immediate eviction from the property.
LARGE GROUP BOOKINGS
Groups over 16 if accepted as a booking will incur additional fee to cover linen, towels, amenity use. The price goes up per guest per night depending on the total size of the group.
