This amazing country location is the first floor apartment on a 19th century estate with a lazy
front porch overlooking 5 acres of open space. Relax in your own garden or stroll our private lane to watch the sunset over the Sakonnet River.

Sakonnet River Cottage is situated on the grounds of a former private farm estate from the 19th century. A short walk over the hill brings guests to the beautiful Sakonnet River, a branch of the Narragansett Bay, where plenty of wildlife, birds and boats of all kinds can be seen from the pier. The cottage is a short, country ride through stunning farmland, vistas, villages and farm stands to some of the best beaches in New England. The quaint shops, galleries and restaurants (including a world class cheese shop and the best ice-cream in the state) of Tiverton Four Corners are a great way to while away an afternoon or evening during your stay. The Tiverton Art community offers plenty of opportunities to view and buy original art works created right in the neighborhood. Even though Tiverton feels pleasantly remote, it is an still an easy drive to Newport (13 miles) and Providence (23 miles), And close enough to Cape Cod, Martha's Vineyard, Nantucket, and Boston to include a day trip while you are visiting. At the end of the day , you will return to a peaceful oasis with fantastic beds, a serene view and a cozy kitchen.

The Sakonnet River Cottage is a lovely apartment on the first floor of what was once the care-takers house for the farm estate. It is roughly 1200 square feet with two bedrooms, a brand new, large, eat-in kitchen, a roomy living room and a freshly updated bathroom. Your own private access will be through the front door and will include full use of the front porch and a lower garden sitting area. The gardens were established over 30 years ago and include a variety of specimen trees and exotic shrubs and rolling lawn. The lower garden is the most secluded part of the grounds with a beautiful view of the house, plantings and mysterious water tower. Guests can also enjoy a stroll down the tree lined lane to enjoy views of the bay and the setting sun.

There is parking for two cars.

The owners of the cottage live on the the second and third floor of the same building and will be available for suggestions and recommendations as needed. Guests will enjoy the full privacy of their own apartment.
Guests are encouraged to make full use of the kitchen, which is outfitted with just about any tool you may need to make anything from a cup of coffee to a full gourmet dinner.

I would stay here again. Comfortable, well-equipped and clean. Hosts were great. For example, they made sure we had cream, coffee and some drinks in the frig. You can walk to 2 restaurants if u didn't have a car including Evelyns Clam Shack, but otherwise this is a quiet area. If you are looking to stay in Tiverton I highly recommend Carmen's place

We had a terrific stay at Carmen's. The house was very spacious and well kept. We had complete privacy. The kitchen was well equipped and great to use. The surrounding areas had plenty of restaurants and places for hiking. It was a perfect weekend trip away.

Comprehensive maps and local restaurants, historic sites were provided. Organized directions for apartment and grounds. The cottage is comfortable and homey - reminiscient of beach house days. Grounds are beautiful with stately trees. Minutes to the Tiverton Land Trust trails, Audobon refuge and historic sites. Relaxed comfortable and private. Thank you!

This was a perfect location to relax with 2 friends for a long weekend. It felt like a home as everything was there that we could possibly need. It 's in a beautiful neighborhood, complete with wild turkeys and deer, and water access views. Carmen welcomed us and made sure everything was great. Beds were very comfortable. Handy to restaurants, shops and to the Newport and Pt Judith and Bristol areas that we visited. Thanks so much Carmen!

What a wonderful place. Carmen was wonderful. She greeted us when we arrived and answered all our questions. The apartment had everything anyone would ever need during a stay. We hope to return next year.

She left us enough food to make breakfast every morning which was much appreciated (eggs, bread, butter, coffee). There was even champagne in the fridge which we gobbled up. The apartment is large and very well appointed, tastefully decorated, and very clean. The bed was disturbingly comfortable. The only quibble is that it's an older home not amenable to central air, which means having to use window fans.
