1.- Si Vd. esta interesado en arrendar dicho inmueble, debe saber que para proceder a su reserva debe firmar un contrato de arrendamiento de temporada especial con el importe del alquiler y las fechas correspondientes. Este contrato de arrendamiento se rige por la normativa aplicable a los arrendamientos para uso distinto del de vivienda, conforme a lo dispuesto en los art. 3, 4.1, y 4.3 de la Ley 29/1994 de Arrendamientos Urbanos (LAU).

2.- El presente contrato se otorga conforme a lo establecido en la Ley 29/1994, de 24 de noviembre, de Arrendamientos Urbanos y se regirá por lo libremente pactado en el presente contrato, y en todo lo no recogido en el mismo, por lo determinado en el Título III de la citada Ley, y supletoriamente por lo dispuesto en el Código Civil. y en ningún caso están sujetos a la Ley 8/2012, de 19 de julio del turismo de las Illes Balears.

3.- El arrendador de dicho inmueble no ofrece los siguientes servicios, en cumplimiento a las leyes anteriormente citadas:

a) Limpieza periódica de la vivienda
b) Ropa de cama, lencería, menaje de casa en general y resposición de estos.
c) Mantenimiento de las instalaciones
d) Servicio de atención al publico en horario comercial.


****IMPORTANTE, se trata de un arrendamiento para uso distinto al de vivienda y esta regido por la presente Ley*****.

On the day of arrival will be required to ensure the signing of the lease in accordance with the local laws.
The validity of the lease would begin from 16:00 on the day of arrival. (Unless stated otherwise).
The termination of the contract is by 12:00 on the day of departure. (Unless stated otherwise).
The delay in the output phase will be interpreted as a breach of the rental conditions and therefore punishable. If the tenant does not arrive on the date provided in the rent, for any reason must promptly inform us.


If objects, furniture and tools were to be compromised, broken and not in good condition when you arrive you must immediately inform our staff who will contact the landlord to repair them as soon as possible. Tenats will be held accountable for flaws and damage to property, will be charged against them the costs of necessary repairs, after a "bad habit", omission and negligence in the maintenance of objects, furniture, tools and accessories that are present in 'property at the entrance.

Drawbacks
Our staff and the landlord can't be held responsible for irregularities and failures with regard to water, electricity and telephone supplies, etc., when these are produced by third parties or public entities involved with the work in the vicinity.

Home Cleaning
On the day of termination of the contact the property must be left clean as it was delivered at the moment of the beginning of the contract. . We invite you to be particularly vigilant on this point before you sign the contarct . If this clause is not respected, a sum of variable amount will be deducted from the deposit.


Availability
3 nights minimum stay.
From Nov 01, 2016 - Apr 30, 2017 the minimum stay is 7 nights.
