Description

The space

Come stay at the Homestead; a large, graceful, barn from the 1800's converted into a beautiful modern home complete with two bedrooms, a full bath and fully stocked kitchen. The living room features open beam ceilings and field stone walls. We are a B&B style lodging space very close to Ithaca, New York. The difference is we provide you with your private ground level six room 1000 square foot space complete with full bath and kitchen and leave you to your privacy. We are located at 129 Ridgeway Road in Brooktondale, NY which is only about 15 minutes south of Ithaca in Tompkins County, New York. We are in Fingerlakes country.

We are the perfect destination for visiting Cornell University or Ithaca College parents or alumni, romantic getaways, nature enthusiasts leaf peepers and vacationers alike. This spot is very private and secure yet spacious and open with lots of light.

A light breakfast featuring bagels, croissant or muffins along with coffee and juice is provided in your kitchen for you to enjoy at your leisure.

Located in the green rolling hills of the Finger lakes Region of Central NY, we are close to both Cornell and Ithaca College, Cayuga Lake and only twenty minutes from the community in Dryden. We are surrounded by forests and state-protected natural areas which is perfect for those wanting to get away from city life and breathe fresh air. We are close enough to all the shopping, state parks, hiking trails and college activity to make it a short drive but far enough away for privacy, security and a quiet night's sleep. Enjoy a cup of coffee in the morning and watch for the deer, fox, turkey and extensive bird population that is so abundant in this region.

This large ground level apartment is the entire lower portion of the Homestead and includes an enclosed porch, private driveway with plenty of room for parking and a large yard. Russell and Deb, the hosts, live upstairs and are quickly available for anything that you might need. WiFi, DIRECTV, a complete furnished kitchen and private full bath are included. We have stocked the cupboards with pot and pans, dishes and glassware, etc. There is a full size refrigerator, electric range and oven, crock pot, toaster. The coffee and tea service is free with your stay. Contact us with your reservation if there is anything else we can stock for you in anticipation of your arrival.

The large private grass yard has a fire pit and cozy chairs for evening s'mores, evening stories and lots of great memories.

The master bedroom is a serene and restful retreat with a California king size bed. The second bedroom comes with two extra long twin beds large enough for an adult to sleep comfortably. The living room and kitchen space are an open design and has a couch, rocking chairs and a large farm table capable of seating eight people. Imagine a sit down meal with family and friends and enjoy a wonderful food prepared by you in the well appointed kitchen. There is a small library for catching up on some reading along with a DVD player and video collection near the TV, a pile of board games and a fantastic chess board available for your use. The entire space has access to the free WiFi available with the rental.

Your driveway and entrance at ground level are private for your use only complete with plenty of space for parking.

Ithaca, NY is just a short hop away and offers everything you can imagine such as waterfalls, fantastic rock formations and gorges, hiking trails, amazing food, farmer's markets, shopping for every taste, bird sanctuaries, etc etc!

This space sleeps 4-5 adults comfortably and offers an entire floor of private living for less than it would cost to rent two rooms without a kitchen or stay at a B&B with less privacy. Save money by renting only once and prepare your meals in the wonderful kitchen. We also offer a weekly rate for those of your requiring an extended visit.

Guest access

Full apartment with two bedrooms, private bath,living room and kitchen. Private driveway with plenty of parking space. Very large private yard overlooking serene wooded hills. Private patio with outdoor seating, barbeque and umbrella for warm days. Near wetlands , railway bike and hiking trail and a portion of the Finger lakes trail system - within walking distance.

Interaction with guests

We live on the property and are always available. We do give privacy though and only interact to make sure everything is accommodating.

The neighbourhood

We are close enough for a short trip to town but far enough away for total privacy and relaxation without the stress of the city.

Getting around

There is a very large driveway big enough for four vehicles.

Other things to note

Walking distance to Finger lakes trail and also the Ridgeway Rail Trail. 10-15 minutes from Cayuga Lake and all the gorges and waterfalls.

This is a serene and peaceful environment. We work very hard to ensure your complete satisfaction during your stay.

Quiet time after 9 pm. No large parties or groups. Please contact host for any gatherings in advance. Alcohol is permitted provided all persons drinking are of the legal age and drinking is done responsibly. Smoking is permitted outside where a receptacle is provided. The kitchen comes complete with cooking utensils, plates, cups and silverware and dish washing liquid. Some spices are available. Please bring in food you want to prepare and make sure to take leftovers out with you. We believe in conserving natural resources and will not change towels or sheets during your visit unless specifically requested. Please treat the space as you would treat your own home. We guarantee a great stay!

Deb's apartment was great! It's spacious and has everything we needed. The house was more than well-stocked with food -- fruit, eggs, dairy, coffee; and dry goods, such as instant oatmeal, cookies, protein bars, and more. The beds were comfortable and bed linens high quality. Everything was set out for our arrival. There was detailed information both in Deb's email and at the rental. My son and a teammate were participating in a swim meet at Ithaca College, so I and another mother shared the apartment with our two sons. The accommodations more than met our needs. We didn't experience any traffic, and it was about a 15-minute drive to Ithaca College. I wouldn't hesitate to book Deb's place again. Thanks!

We enjoyed three wonderful 3 nights at Deb's homestead in Feb 17. The homestead is very well catered for with bread, milk, yogurts, cereal, bagels, fruit and a basket of other goodies all provided. The space itself was perfect for our family with 2 single beds in one bedroom and a large king in the master. The homestead has been designed for relaxing - and relax we did! Thanks Deb!

Deb's apartment was exactly as depicted. Upon arrival there were freshly baked cookies, a well stocked fridge and pantry, as well as bathroom full of towels and toiletries. The two-bedroom apartment is large enough for a small family of four (or more if you don't mind sleeping on the couch). There is plenty of light, particularly for being a 'basement' apartment, although the entrance opened to the backyard, so it never felt like a true basement. My significant other and I booked the apartment for a romantic get-away from NYC and Deb's did not disappoint. The apartment is far enough off the beaten path but close enough to civilization (downtown Ithaca is ~15 minutes away) to feel that comfortable escape. For those who desire it, the WiFi and Cable worked very well; we were able to stream our favorite content off our tablets with no issues. The only downside I can think of is the availability of hot water (one cannot take a 30 minute blistering hot shower, but who really needs to...). Deb was incredibly kind and professional. She catered to our needs without being invasive. I would highly recommend visiting during both the Winter and Summer months if you're a fan of quiet cozy evenings under a blanket with a good book and wine, or an adventurous bout of hiking followed by relaxing around a private fire pit.

The Homestead is very clean and exactly as described. The kitchen was well-stocked, the bed was comfortable and it was a great experience overall. We have some friends in the area and would definitely repeat our stay here when we come to visit again.

Even better than what I was hoping for. I wasn't looking for a typical bed and breakfast but something that was like a home with privacy. This fit the bill perfectly. Deb greeted us on our first day, and left us alone after that. It's in a beautiful rural area. We built a fire in the fire pit on the first night, cooked out on the grill the second and third nights, and enjoyed the plentiful snacks and goodies provided in the well stocked kitchen. All the cooking utensils, plates and glasses we needed were there. The was wi-fi, a phone charger pad, and even Netflix on tv. They thought of everything and then some. Not even once did I think, geez I wish they had this. It will be my first choice in the future. Thanks again Deb! John

Of all the places she has been, upstate NY ranks as one of the most beautiful which is why she stays here. Russell is a retired stone mason as evident from the beautiful field stone walls and professionally laid tile in the space.
