STANDARD TERMS AND CONDITIONS OF TEMPORARY HOLIDAY ACCOMMODATION and other information.
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Payment of full amount of rent due constitutes the clients acceptance of these Terms and Conditions.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. (Use contrary to this may result in extra charges for cleaning. Damage, Breakages, Theft and Loss are the tenants' responsibility during their stay).
The owners would appreciate that on Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00am by the latest, to allow time to prepare property for next guests.
Upon arrival please read Instruction book left on the Kitchen Table this will help you to orient to the property as this property was once a operating Hop Kiln it is very large and you will feel like you have an amazing amount of space. The book tells you everything you need to know in regard to finding things and make your stay as enjoyable and relaxing as possible. We are on tank water, when that run's out during dry weather we use river water which is pure and fresh, but for those who prefer to drink Spring Water, we supply a large carton of water left on the kitchen side enough for you to consume during your stay.
Pets are not allowed.
No Smoking inside the premises.
Loss - the owners take no responsibility for the tenant's personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
The property is situated on the banks of the Derwent River and the river is fast flowing - be aware the banks are sometimes slippery during wet weather, so please take care, children must be supervised at all times.
The Owners would like you to enjoy the river, and it's resident Platypus so if you sit quietly on the grass area just before sun down you may see him making his way back to his burrow under the banks at the water's edge.
Note from Owners:
There is also an adjoining paddock and this is private property please do not enter the enclosure.
There is also another out building which I use for my Art and Music activities when we are here, there is a colonial verandah, you are welcome to sit on as it has a great vantage point, the quarters inside however are private and for our use.
We know you will enjoy staying at the property as much as we do, it is a lovely part of the world. If you wish to fish from the property, you can purchase a fishing license online (URL HIDDEN) just let us know if you want to fish and we will leave out a couple of rods for you, so that you can enjoy the fishing locations, at Meadowbank and here at Swallows Nest.

We try to make your stay as comfortable as possible with cozy beds and all the self-catering equipment you need to enjoy home cooked dinners. If you prefer to get take away there are a selection of food outlets in New Norfolk. There is also a new Woolworths that has just opened with a variety of foods ideal for self-catering. The Salmon Ponds are a 2 minute drive from the house and they serve the most gorgeous savoury and sweet pancakes! The local Redlands Whiskey Distillery is located on the left just before you arrive at the Salmon Ponds, it is open to the public daily.
