3 double bedrooms (1 with ensuite shower) and one single bedroom overlooking gardens, free parking, garage for bikes, 10 mins walk by canal path or river to Cathedral & Ripon centre. Closest B&B to Racecourse and Wolseley offices. Beautiful walk through woods and along the ancient 7 Bridges path to Studley Royal Lakeside Cafe and Fountains Abbey. Healthy generous breakfast provided, tea and home made cakes on arrival. Hot drinks facilities in all rooms and a very warm welcome to all visitors!

The space

We have beautiful countryside on one side of the house and easy access to Ripon on the other! Our rooms are spacious and light, one with king size bed, another having a double bed, plus a large single/twin/triple bedded/ king size bedroom with ensuite power shower room and a separate single room. Groups of up to 8 can be accommodated by prior arrangement.

Guest access

Shared bathroom with bath and double power shower (also en-suite facilities in twin bed/king size bedroom), lashings of hot water! Feel free to enjoy our sheltered gardens and kitchen for hot drinks. Breakfast room faces patio and flower beds, can also be used for relaxation with large comfy armchair and footrest.

Interaction with guests

Feel very fortunate to live in Ripon and I want to ensure guests make the most of their visit. I work from home so guests will have a warm welcome. Also respectful of those who just seek peace and quiet! Happy to accompany guests on walking or cycling trips by prior arrangement.

Other things to note

The house is extremely easy to find whether you're coming from North, South, East or West! Our address is Kangel Corner, Kangel Close/Dallamires Lane, Ripon HG4 1DE. Satnav may send you into Kangel Close but the front door is on Dallamires Lane! Leave Dallamires Lane roundabout on the A61 (Ripon by-pass) heading in the opposite direction to ATS Tyres. You'll see a bungalow on your right and our stone built house next door (look for the Sewing Oates sign in the garden). If you go past conifer hedging you've gone too far!

Very comfy and clean, very convenient for Ripon, and surrounding areas such as, AONB, Nidderdale, and World Heritage Site, Fountains Abbey. Phillipa was a great host, and made me feel very welcome.

What a lovely short break we have had at Phillipa's beautiful home. I only wish we had more time there! Upon arrival she made us feel so welcome & assisted us with directions to a wedding venue just a short walk away. My room was spacious, the shower is worth a mention as it was fantastic (!) & breakfast was a lovely spread (combination of continental & cooked choices). Phillipa is an extremely attentive host and fully deserves her super host status. Her home is ideally located for a trip to Ripon as the 5 minute walk to the city centre is picturesque, whilst the house is on a quiet road, easily accessible from the main roads. Thank you for a wonderful weekend!

Philippa is a fab host. We had high expectations having read her previous reviews - and she lived up to all the lovely comments. Really welcoming and helpful with suggestions on eating out etc. Her house is very homely and spotlessly clean. Wish we could have stayed a bit longer!

Although I only stayed the night at Phillipa's, I arrived very late, having had the journey from hell, and I really appreciated her warm and relaxed welcome, who was totally unphased by my late arrival. A lovely house, a great host, would definitely recommend to anyone.

Really well located for all surrounding attractions a lovely easy walk into Ripon. Spacious lovely room and ensuite. Phillipa is a lovely warm person with lots of information about the area . Excellent place to stay.
