A warm welcome at a beautiful, period, riverside cottage, in a very pretty Kent village, just 4 miles outside of Canterbury. Easy bus & train links into Canterbury city centre, Ashford International, London and the Kent coast. Ample private parking. Full English breakfast and many other breakfast menu options included. Free Wifi. IPod docking. Premier Sky Q televison in your room. No extra, hidden charges, for a second person, cleaning fees or bookings at weekends!

The space

Pretty Kent Peg tile, red brick cottage, with inglenook fireplaces, set in a traditional countryside location. If you are lucky, you may even see the Orient Express steam train, pass by on the track, nearby the cottage! Family home, comprising of three adults, living in residence. Spacious superking sized bed, can be converted into 3ft twin beds, when required. Crisp, white, Egyptian cotton, luxury bed linen with choice of allergy-sensitive, hollow-fibre duvets, in 4.5 tog Summer-weight or 13.5 tog, winter-weight. Feather-down bedding also available in both weights on the superking bed. Double wardrobe, with drawers for storage. Robes, slippers, complimentary toiletries and towels, all provided for guests use during their stay, along with a fully loaded iPod. Family bathroom, with roll-top, cast iron bath and separate shower cubicle, adjacent to the bedroom. The bathroom is left as private as possible, for guests usage, as we also have a downstairs cloakroom. Complimentary biscuits, coffee, tea, latte and hot chocolate making facilities in your room. City council registered with an award of the full 5 stars, from the Food Standards Agency. Allergy aware and special dietary requirements breakfast menu. Fire safety equipped. Homemade cake and drinks always welcome our guests.

Guest access

At the hosts discretion, guests may have access to the family kitchen, for the reheating of food and use of the washing machine and dryer. Communial use of lounge, dining room and garden is welcomed. A secure, enclosed shed, is available for guests who wish to bring and store their bikes.

Interaction with guests

You can expect a warm and friendly welcome and freedom to interact with your hosts, who are on hand at all times, to help make your stay more enjoyable.

Other things to note

We aim to be as accommodating as possible, so a late night arrival or early morning departure, will happily be catered for.

Sarah and her husband are such welcoming hosts and went the extra mile to make sure our stay was comfortable. Their cottage is clean and quiet and walking distance from Chartham station which is a quick ride to Canterbury. We had a lovely time and wouldn't hesitate to stay again next time! 10/10.

Fantastic B&B! One of the best stays we've stayed in. Fast communication from booking; great organisation beforehand; wonderful greeting with delicious home-made cake; lovely attention to details - Sarah has thought of everything for a cosy and comfortable stay. Beautifully kept cottage with lovely garden. The bathroom was not ensuite, but virtually as good as since we were at one end of the cottage and so felt very private. Cottage is near the train line but things quieten down in the evenings and we didn't hear anything until next morning when the ducks from the river woke us just in time for breakfast. Breakfast was truly amazing - so much choice and great quality. We really enjoyed having a chat over breakfast, and wished we could have stayed longer!

Sarah's attention to detail is fantastic, she has thought of everything and she and her family are wonderful, friendly hosts. Many little touches that make all the difference. Lovely location too, village good and lots of interesting places within easy reach plus you have a train service on your doorstep

I was staying with Sarah for a short visit to see my new grandson for the first time. Sarah's cottage is lovely and Sarah was a great host with a warm welcome, The bedroom was comfortable, set up as a super king bed just for me staying on my own. The bathroom had a good hot water supply in the separate shower. She has a lot of choice for breakfast also offering choices for various dietary requirements. My cooked breakfast was very nice. Whilst I didn't have time to go for a walk, there is a lovely river walk towards Canterbury which could be taken from the house. I would recommend staying at Sarah's cottage to others.

Your friendly host Sarah loves her home and loves sharing it with you, that is obvious from when you first walk into her cosy and welcoming cottage. Staying with her is a real treat, from the warm and comfortable bedroom with own bathroom access and full sky package, perfectly cooked breakfast with a choice worthy of a top hotel - available at your convenience, through to the tea and cakes served in the quiet and well kept garden. We arrived by car but the cottage is also a short flat walk from the local train station. Convenient for Canterbury and all the other delights that the Garden of England offers. Nothing more need be said, we are sure to add our names to the many returners on her Guest Register.

Sarah and Mitch are lovely, friendly and considerate hosts who made us feel very welcome and well looked after. The cottage is in a pretty street next to the river, in a quaint village with a lovely gastro pub. I couldn't recommend their bnb enough, especially if you are looking for a place to unwind. Amazing breakfast and cake too, all the food was delicious and I think it was extremely good value for money. Thanks for everything, best wishes from Bex & Alex

It was our first time with airbnb and we couldn't have chosen a better host. Sarah takes such care ensuring your every need is catered for. We felt we had known her for years and not just met. The room and our private bathroom was spotless and very comfortable with lots of extras provided. The tv had sky q so we could watch films, box sets etc. We had a lovely meal in the local pub and on our return a nightcap with Sarah. In the morning there is a huge choice for breakfast which was very good too.
