The space

Our brickface double storey house has really splendid seaviews on 3 sides upstairs and from the decks!
Airy and spacious, with all mod cons.
The wooden decks and veranda are ideal for outside entertainment.
Tranquil setting, surrounded by shrubs which attract birds and antelope.
During July to December the southern right whales visit our coastline.

The main house accommodates 6 people comfortably, and the ground floor C-Flat accommodates 4 people comfortably. There also is a separate unit on the lower level, The Seahorse unit, that can accommodate 1 - 2 guests. This unit can also be booked along with the house and flat throughout the year.

PLEASE TAKE NOTE: Between 6 DECEMBER and 8 JANUARY, the House and C-Flat will be let as a whole to a group of up to 12 people (2 children sharing a bunk bed included). Additional charges will apply for more than 12 people

The house accommodates 6 people comfortably. 3 bedrooms (2 with double beds and one with twin single beds), 2 bathrooms (One bathroom is ensuite to main bedroom, bath and shower. The other bathroom, bath only.)

FREE capped WiFi, which can be topped up on request.

DStv available, which can be upgraded on request.
Fully equipped kitchen.
Tea, coffee, sugar, milk and rusks to welcome you and to get you started!
Kitchen basics such as salt, pepper, oil, vinegar, basic spices and herbs included for your convenience.
Beach towels and -umbrellas are provided for guests from afar if needed.

We also have a charming C-Flat on ground level: 2 bedrooms sleeping 4 comfortably ( 1 with queen bed, one with twin beds), 1 bathroom with bath and shower, with open-plan living-room and fully equipped kitchen, which can be rented without or in conjunction with the house.
Refer to "C-Flat" in your correspondence. Separate rates.

The separate Seahorse unit can accommodate 1 person comfortably on a single bed, or 2 people on a bunk bed. It also has its own en-suite little bathroom fitted with a shower, toilet and basin. In-room amenities include tea- and coffee-making facilities and built-in cupboards. The unit opens onto the courtyard at the back of the house. Separate rates.

Please be aware that the house has a wooden floor. Therefore, our guests need to be comfortable with this when booking and willing to be both considerate and accommodating when sharing the premises with another group of guests.

Guest access

Guests renting the House have access to the house, the deck, the garden, and covered parking.
Guests renting the C-Flat on ground level have access to the courtyard, the garden and covered parking.
Guests renting the Seahorse unit on ground level have access to the courtyard, the garden and covered parking.
Clothesline available for damp towels and swimming wear etc.

Interaction with guests

I interact with guests as much as is appropriate for each couple or group.
I usually am present on the property and is available for advice or when needed, but I live in a separate apartment.

Other things to note

The house is cleaned before guests arrive and after guests leave.
Please let us know if we can arrange a cleaning service during your stay; these services will be for your own account.
The house does not offer laundry facilities but we can arrange for a laundry service during your stay if required.

PLEASE TAKE NOTE:

HOUSE RULES/RENTAL AGREEMENT:
1. A 50% deposit secures the booking.
Balance of payment is due 30 days before arrival

1.1 Key deposit:
A key/breakage deposit of R 5 000 for the main house, R 2 500 for the C-Flat and R1 000 for the C-horse Room is required. This is payable 1 week before arrival and will be refunded, less any deductions if applicable, within 7 working days from departure.

2. Servicing/Cleaning:
The accommodation is not serviced during your stay but will be serviced prior to your arrival and on your departure.
The post-departure clean does not include washing of dishes or pots.
A cleaning- or laundry service can be arranged at your request.
A cleaning surcharge of up to R450 shall be deducted from the refundable breakage and security deposit should the tenants not leave the property in a reasonable condition or if check out happens later than 10:00.

3. Proper care:
Lessees shall take all reasonable and proper care of the property, its furniture, pictures, fittings and effects on the property and leave them in the same state of repair and condition at the end of the rental as at the beginning.
NO SMOKING inside house, C-Flat or separate Seahorse unit.

4. Waiver:
257 Roman Street (for itself, its employees and agents) shall not be liable to the lessee or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or anyway connected with the rental.

5. Unavailability/Unsuitability:
If the unit which the lessee has booked becomes unavailable or unusable - for some reason beyond the owner/agent’s control - prior to the date of the booking, then the owner/agent of 257 Roman Streets obligation will be to
5.(a) use their best endeavour to find suitable alternative property of failing which
5.(b) to reimburse the lessee for all monies paid.

6. Access for inspection purposes:
The owner/ agent shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

7. Arrivals and departures:
Rentals commence from 14h00 pm on the day of arrival and terminate at 10h00 on the day of departure.

8. Pets:
No pets are permitted at this property without prior permission.

9. Number of persons:
The number of persons occupying a property must not exceed the maximum number stipulated on the confirmation. The owner/agent reserves the right to refuse entry to the entire party if above conditions are not observed. Additional people will be charged an additional R250 per person per night.

10. Wooden floor:
Please be aware that the house has a wooden floor. Therefore, our guests need to be comfortable with this fact when booking and willing to be both considerate and accommodating when sharing the premises(URL HIDDEN)
11. Unsuitable conduct:
Indecent, disrespectful behaviour that might cause discomfort or embarrassment to neighbours will not be tolerated. No parties. The owner/agent reserves the right to address the lessee and/or their visitors regarding such behaviour and may ask
for immediate vacation and departure, with no refunds.

12. Not completely happy?:
If you have any cause for dissatisfaction please contact the owner/agent immediately. It is imperative that the owner/agent sees the reason for the complaint before any remedial action is taken.
