The space
This gorgeous Georgian Menagerie is set within 10 acres of private garden in a 500 acre parkland. Sleep in a four poster bed handmade with oak given to us by Prince Charles.

THE OTHER TWO BEDROOMS ARE AVAILABLE FOR SEPARATE HIRE IN THE LINKED ANNEXE ON REQUEST £200 per weekend stay (The annexe is never let to anyone but the guests in the main house, so you are not sharing this space) PLEASE STATE IN YOUR BOOKING IF YOU ALSO REQUIRE THE ANNEXE, THANK-YOU.

This 5 bed gorgeous grade 2 listed property has been beautifully decorated throughout. It is set within 500 acres of parkland, and also has its own large private garden, bordering a lake. Some of the garden is set to lawn, whilst large areas are forest: accessible but overgrown. Pick your way through to the victorian plunge pool or the old boathouse.

The house is a replica of the Menagerie that existed at the Palace of Versailles, and was designed by Henry Holland. The grounds were laid out by 'Capability' Brown.

Enjoy al fresco dining around either of the outdoor tables, cook indoors in the kitchen or outdoors in the covered barbeque area. Gather around the firepit at night and sip drinks whilst watching the sun set over the lake.

Enjoy the beautiful rooms and discover the 'secret' door hidden in the library.

Four of the bedrooms in the main house are large enough for cots/additional single beds, as explained in the bedroom layout plan. (The beds are not left in the rooms but are added by prior arrangement, when required) We prioritise our permanent singles with quality mattresses and only use Z beds for very big groups. They are hotel standard Z beds when used. Bedrooms 6 and 7 are both located in the annexe (one of these is the wheelchair accessible bedroom) which can be hired by separate arrangement for larger groups (Its never rented to separate guests so please don't worry that you may be sharing!)

There is a hot tub hire option.

There is also a gorgeous heated moroccan tipi available for hire. It is 6m in diameter and also suitable for 'glamping' if you have a very large group.

As we don't live in the house the AGA is switched off during the summer months, until its cold enough to be sure its needed, please say if you really want it, thanks.

Groceries can be pre-ordered to the house. I am happy to meet a grocery delivery and put items away. I can also let outside caterers in or show them the facilities beforehand. Its a good idea to have a bag or two of wood delivered too if you plan to light the fires. I'm sorry but I don't provide firewood as I can't keep up with supply. Morrisons and B&Q are local and stock wood.

The layouts in the diagram show where beds may be placed, they are not permanently laid out with additional singles, only with a double/kingsize bed in each bedroom.

Guest access
Guests have access to all areas of the house.
Guests are welcome to explore all of the gardens, and use the tables and seating areas that are dotted around near the house and by the lake.
There is a covered BBQ area located near the kitchen, it takes charcoal.

The lovely thing about this lakeside country estate is that it is set within parkland. Guests can walk to the visitor centre to use the cafe or the restaurant and bar at the associated Coombe Abbey hotel. Whilst it feels very rural here, the house is only minutes from large supermarkets and half an hour away from the centre of Birmingham with its shops, restaurants and nightlife.

I love architecture and buildings and particularly Georgian ones, like this. I enjoy the restoration of them too. The menagerie used to be our family home. My adult children still use the house for celebrations and get-togethers.

I am available to guests at their arrival or during their stay, if they request it. I live nearby if there are any questions or issues that need resolving. Apart from this I tend to just leave guests to enjoy my home as their home.
