House sleeps up to 10 adults. One-Mile beach villa is a luxury house in Forster, NSW. The house is a contemporary, architect designed, 3 level, 4 bedroom, 3 bathroom beach house with expansive views over One Mile beach, Forster.
Villa is 100(URL HIDDEN)minute gentle stroll to the beach and Cape Hawke surf club. A leisurely 5 minute walk to secluded beaches in Booti Booti National Park and a 5 min drive to shopping centre, town centre, and Wallis lake foreshores. 15 min drive to Boomerang beach and Blueys beach.
The 4th bedroom is large rumpus room which can be closed off if needed. Full open plan main living, dining, and family area with full width bifold doors opening onto balcony overlooking beach. Main upper level bedroom with large luxurious ensuite bathroom and bifold windows allowing bedroom to be opened to magnificent views over ocean and beach. Two large bedrooms downstairs adjoining a large sofa/lounge/rumpus area and patio.
Outdoor hot/cold showers.
House can sleep 10 adults. Large modern kitchen, lounging, and dining areas ... entertaining 10 people is a breeze

Great patrolled beaches at your doorstep, Great lakes area including Wallis Lake, Smiths Lake, and Myall Lake. Local activities include fishing, snorkeling, sunbathing, whale watching, water skiing, national parks, bush walking, surfing.

* EXCESSIVE NOISE AND DISTURBANCE POLICY * Due to close proximity of neighbours and previous complaints, One-Mile Beach Villa has a strict no party and no excessive noise policy. Guests or groups causing disturbance to our neighbours may face immediate termination of rental, forfeit of rent paid for remainder of stay, and loss of security deposit. Owner's costs in addressing consequences of noise disturbances including convening with neighbours will be charged against security deposit. We request you book alternative accommodation if you intend to have parties or create unreasonable noise..
Deposit of 50% non refundable is required to secure the booking. Payment of any rental amount or security deposit amount constitutes the guest's acceptance of these Terms and Conditions. Owners reserve right to correct any discrepancy in rental price between price on booking website and price quoted by email. Balance of the rental amount plus security deposit must be received in full 21 days prior to occupancy otherwise the owner has the right to cancel the booking and attempt to re let it. Cancellation if caused by the guest, money paid is not refundable unless the house is re-let for the entire period. Access to the property cannot be granted until full payment, security deposit, and photo identification has been received. Owner's are not responsible for delay in granting access due to delay in receipt of these items. If a refund is made to a guest due to the property being re-let then a minimum $300 cancellation fee will apply. Guests cancelling a booking less than 21 before their stay are liable for the full rent payable for their booking. Any transaction costs/ bank fees etc incurred in transferring funds for payment or refund of rent or security deposits is incurred by the guest.
Cleaners charge additional for Sundays or public holiday cleans. Check in on Sundays or public holidays incur additional $150 cleaning fee above quoted booking rate.
The house is NON-SMOKING. No smoking and no naked flames (lit cigarettes or lighters, candles, lamps etc) are permitted inside the house at any time.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to alter or make cancellations to bookings due to unforeseen circumstances that may arise ie any unforeseen damage to property preventing occupation, accidental double bookings, properties being sold by owners etc. A full refund would be paid to guests for cancelled stays, or a partial refund may be paid for amended stays, however the owners accept no liability for any costs incurred by guests in such an event.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions. The number of guests staying overnight or visiting the house at any time should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. If agreed to by owners, a $50 per person per night extra cost for extra adults over 8 will be charged. Guests are required to respect the residential amenity of the property and neighbours, maintain the security of the property, abide by any noise abatement order issued by police or any regulatory authority, refrain from engaging in any drunken, obscene or antisocial behaviour. Parties and Functions are strictly prohibited.
Thursday to Saturday or Saturday to Monday bookings are charged at the standard weekend rate (Friday to Sunday) for that weekend. Owner reserves the right to amend and correct the booking cost at any time after the booking has been accepted if the "system calculated cost" has calculated the rent cost incorrectly.
The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions (whether commercial or private in nature) in terms of cleaning, garbage removal, wear and tear, repairs etc. Commercial bookings charged at min extra $150 per night. Use contrary to this may result in loss of your security deposit and/or additional payments. Neighbours - disturbance to our neighbours, including excessive noise, climbing on fences, trespassing on neighbour's land, or verbal abuse of neighbours is strictly prohibited and, at the absolute discretion of the owners, may result in immediate termination of rental, forfeit of rent paid for remainder of stay, and loss of security deposit. There is a strict 10pm curfew for loud music. Please close bifold doors and windows at this time to minimise disturbance.
Schoolies, Uni students, Bucks or Hens - the house is not available for schoolies, school-leavers, university students, bucks or hens stays, unless permitted by prior arrangement from owners in writing. Guests must declare the nature of their group upfront. Any booking made where the nature, ages, or number of the guest have been falsely declared or not accurately declared in advance, may result in immediate termination of rental, forfeit of rent paid for remainder of stay, and loss of security deposit. Any groups granted special permission by owners to rent the house on the basis of increased security deposits are not permitted to have any additional friends or family visit the house at any time during their stay.
Damage, Breakages, Theft, or Loss are the guest's responsibility during their stay. Cost and payment for any damages, breakages, theft, or loss, to property is not limited to the amount of security deposit held and guests accepts full liability for any such loss. All damage, breakages or losses are to be reported to the owners immediately and the guest agrees to pay the owners the full cost of replacement or repair of any items damaged, stolen, or lost during their stay. If any damaged / broken items are discovered on arrival please advise the owners immediately otherwise it is agreed that all household items are in working order and unbroken. Any loss of rent resulting from damages caused by guests may result in security deposit being withheld and/or guests being charged an amount equivalent to the loss. Security deposit is payable at the same time as the rent balance amount. The security deposit is normally refunded within 14 days in full subject to rental conditions being met.
Furniture & Equipment - all furnishings and equipment must be left in the premises as originally found. Guests will be responsible for any costs incurred for retuning TVs which have been detuned by guests for the attachment of electronic devices, playstations etc. The owners take no responsibility for the personal property of tenants or their guests . No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the owners control. No responsibility is taken for guest's personal property left in or near the premises. It is recommended that guests take out insurance to cover any possible loss.
Moving furniture - if you move any furniture during your stay you are required to move furniture back to their original positions at the end of your stay.
Repairs - any repairs, maintenance or service reported and requested by guests to be effected to the property or any equipment provided at the property, and/or deemed necessary by the owners will be effected as soon as practicable. However due to unforeseen circumstances (eg. awaiting parts, tradespeople unavailable) immediate repairs may be beyond our control and no responsibility is accepted by the owners for these circumstances. No compensation, refunds or discounts can be granted due to the failure of any services or equipment provided at the property. Guests are required to allow repair and or service personnel to enter the premises during reasonable hours by arrangement to conduct any repairs, maintenance or service. Guests requesting a service call which is subsequently found not to be required will be charged the applicable service call-out fee.
Departure - To avoid an additional cleaning fee (minimum $150), the property must be left in a similar state to its condition on arrival including ensuring dishes are washed and put away or put in dishwasher and cleaning cycle started. House must be left tidy, all rubbish collected and placed neatly in bins supplied, BBQs must be cleaned if used. Please read the sign in your property for garbage collection.
Garbage - Garbage is collected weekly on Monday mornings (an additional Thursday morning collection is done in peak xmas & January summer period). Midcoast Waste will not collect any excess garbage left besides bins, any garbage placed in incorrect bins (eg general household waste placed in recycling bins), and any garbage from bins not correctly positioned on footpath (bin opening to the street). Guests must ensure bins are correctly put out for collection prior to early morning collection on collection days. Removal/disposal of any excess or uncollected garbage must be organised by the guest or guests will be charged at cost for such removal.
Check-out time is precisely 10am to allow time to prepare property for next guests. If there is no subsequent booking and dependent on cleaner availability, an 11am (or later) check-out may be possible on upon request but this can only be confirmed by phone the day before your checkout. Guests not having vacated premises by 30 minutes after agreed checkout may be charged an additional rental fee. If guests shorten their stay, the unused portion of rental is not refundable, therefore travel insurance is recommended, particularly for high-cost bookings. Please note a change of booking dates may attract the same conditions as for cancellations.
Keys & Remotes - Guests are responsible for the safekeeping and replacement of accommodation keys and remotes. 2 keys are provided and both keys must be returned to the keysafe at the end of your stay. If keys or remotes are lost guests may be responsible for the changing of locks and remotes if applicable. Please take care of them. Guests must not attempt to break into premises if locked out.
Any renovation/building work being carried out in or near the holiday premises, is beyond the owner's control and owner's cannot accept responsibility for any disturbance, noise or inconvenience guests may suffer as a result. No discount or compensation can be negotiated for any of the above.
Internet is provided as a complimentary service. We are unable to provide support. Internet is also provided on the basis of reasonable use expected. Please do not use the service to download movies, videos, or any other high data or pirated data content. Use contrary to this may incur additional charges
Maximum of 3 cars on-site parking. Additional on-street parking available.
Pets are not allowed.
