I warmed a bit to Komazawa Daigaku whilst staying in this apartment - you have to walk a few minutes from the apartment, but the parks are worth it if you make the effort. The apartment itself is a generous size for this price in a reasonably central location, and it's not a bad option if you're booking late in the day.
It's not the most cosy apartment though - the walls are quite bare and I thought it was a shame that even though we told Shinya we were two guests, he only provided one pair of slippers, one plate, one cup etc. There was also a constant buzzing noise, and it took a couple of days to work out what the cause was (hopefully Shinya will have sorted it by now, but if you do stay here and end up with the same issue, it turns out you can fix it with newspaper wedged into the patio door). It was also a little chilly when the weather turned cold for a couple of days.
So I'd conclude that this is a fine place to stay if you're on a budget, with a pretty easy journey to Shibuya (10 minute walk, 10 minute train) and plenty of little places to eat if you explore in a 10-15 minute walk, but bring a little something to liven up the apartment (there's a lot of empty white bookshelf) and maybe a spare cup!
