This silent, spatious apartment in Mitte- Moabit, is situated 6 min. by bus from the central station. Furnished with design furniture in real oak, vintage lamps and decorated with luxurious Italian tiles, such "Bisazza" glass mosaic, and chandeliers.

The space

The location: the "Stephan Kiez", one of Berlin's and Mitte's best kept secrets, just 6 minutes by bus away from the central station. The street where the apartment is located, the Stephanstrasse, shows some of the best preserved facades of turn-of-the-century buildings in the whole city. From here every thing is at reach: The west center, Zoologischer garten, can be reached with three subway station. Tiergarten and its Siegesäule: 10 minutes by bike. The trendy neighbourhoods of the East, such as Prenzlauer Berg: 15 min by public transportation. And for those who come by car the good news: parking is FREE in this area, differently of most other central districts.

The apartment has been completely refurbished in 2015, using prestigious, if not luxurious, materials, such as Italian tiles and taps, massive oak for the design furniture and wooden floors. Yet the apartment has been restored in a philological respect of its XIX century character, and has a warm, bright and welcoming character.

Rooms, beds and sleeping arrangements:

In the apartment you have three bedrooms and a large kitchen/living-room. In each of these 4 rooms you have either a real 160cm x 200cm bed in massive oak, or a sofa-bed, same size. About the sofa-beds: being pretty expensive sofas of the German brand Bali, they offer - believe it or not - the same comfort of real beds. I have one myself in the apartment where I live (the red sofa in the announce "luxury apartment...) , and it's incredible how comfortable it is. My mom's back 's pain magically disappears when she sleeps in this sofa bed! :-) The best thing of these sofas is that you can convert them back in a sofa with one hand, and that they allow you to leave sheets and blankets inside. So opening and closing them is just a matter of 2-3 seconds.

The second sofa-bed, for the 7th and 8th person, is situated in the kitchen/living room, same model (yellow in the pictures).

Each room, kitchen/livingroom included is completely independent: from each of them you can have access to the two bathrooms or the street without disturbing those who sleep in the other rooms. Among the pictures, you'll find a map of the apartment.

Since May 1st, a new law ("Zweckentfremdungsgesetzt") prohibits short term rentals such as with Airbnb in many Berlin apartments. This apartment, which has the special status of "commercial space" ("Gewerberaum"), is among those that will be able to continue their activity even after May the 1st. By booking this apartment, you can be therefore 100% sure that you booking won't be cancelled at the last minute due to the infringement of this new law.

How to get there

From airport Tegel :

Take the Bus TXL till Turmstr. There Change for Bus M27, direction “S+U Pankow”, and get off at “Quitzowstr”. Cross the street, continue to the left and then take the first right, the Stephanstrasse.

From Tegel, a Taxi is also an option (usually less than 20€).

From Train Station Haupbtahnhof

Catch bus 123 direction “Saatwinkler Damm Mäckeritzwiesen”. Get off at “Quitzowstr.” Keep on walking in the same direction and turn at the first right, the Stephanstrasse.

The apartment will be on the right side, approx 100 m after the corner, at number 5. It is the one on the left side of the maindoor, groundfloor. Use one of the keys to open the small door facing the street (don’t go through the main door).


From airport Schönefeld :

Take a regional train that stops in Hauptbahnhof and from there catch the bus 123 (see above).

Or

Take the S bahn S9 till Ostkreuz, there go downstais and catch any S-bahn train that goes in direction
West (Alexanderplatz, Friedrichstr. Etc...) and get off at Hauptbahnhof, and from there catch the bus 123 (see above).

Take the Sbahn S9 till Ostkreuz, there get off and from the same side of the platform wait for the Sbahn ring S42 and get off at S-Wedding. Get off from the exit situated at the end of the train (when you get out the train, go left and then take the stairs), and wait for the Bus M27, and get off three stations later, at « Quitzow Strasse ». Keep on walking for 100 m on the same side of the street, same direction and take the first right (Stephan Strasse).

The cost of the ticket is 3,20€

A taxi would cost approx. 40€.


The apartment will be on the right side, approx. 100 m after the corner, at number 5. Use the key to open the small white door facing the street, at the groundfloor, on the left side of the main door of the building.

Other things to note

Smoking

This is a no-smoking apartment. This said, the apartment is at the groundfloor, therefore smoking outside is pretty easy. Please use an ashtray.


City tax (Uebernachtungssteuer)

SINCE JAN 1st 2014 BERLIN HAS INTRODUCED A "TOURIST TAX" (5% of the Netto Price + VAT). THIS TAX IS NOT INCLUDED IN THE PRICE CALCULATED BY THE SITE AND HAS TO BE PAID DIRECTLY TO THE APARTMENT OWNER. I WILL CALCULATE THE TAX AMOUNT FOR YOU AND LET YOU KNOW BEFORE YOU COME TO BERLIN. (It's usually not a lot, between 10€ and 25€ per booking)

Information for visitors on Berlin’s hotel occupancy tax

What is being taxed?
As of 1 January 2014, the federal state of Berlin will collect a hotel occupancy tax on
all overnight stays in hotels in Berlin. A “hotel” includes any type of short-term, paid
accommodation, and the tax is due whether or not the hotel guest actually spends
the night in the room.
If a room is reserved, but the guest cancels the reservation before arrival, the
occupancy tax is not charged.
If the guest is in Berlin on business, the occupancy tax is not charged.
In this case, the guest must give the hotel satisfactory proof that his or her stay is for
business reasons. This proof must be provided at the latest by the time the guest
leaves the hotel.
If the bill is made out to the guest’s employer or is paid directly by the employer, or if
the reservation was made by the employer, no further proof is required.
Written confirmation from the employer, including the name and address of the
employer and the duration of the stay, or written confirmation from the guest
(including the same information) can also serve as proof.
People who are self-employed or are owners or co-owners of a company can provide
comparable proof. This could also be a written statement that includes the guest’s
income tax identification number.
Providing information to a hotel to prove that a stay is business-related is voluntary.
If the guest does not want to provide proof to the hotel, he or she can pay the tax and
then apply to the relevant tax office to have the tax reimbursed. Proof that the stay
was business-related must then be provided to the tax office.
If more than one person is staying in the room, the hotel must ask for proof from each
one of them.
Who is liable for the tax?
The hotel is responsible for collecting the tax and passing it on to the federal state of
Berlin.
How much is the tax?
The occupancy tax is 5% of the price of the hotel room (without extras, such as
meals, items from the minibar, the use of hotel services and facilities not included in
the room price, etc.)

How can you prove later that your stay was business-related?
Guests who cannot or do not want to provide proof that their stay was business related
by the time they leave the hotel can apply for reimbursement of the
occupancy tax they paid.
This application must be submitted to the relevant tax office no later than four months
after the stay. Written confirmation that the stay was business-related and the hotel
bill or confirmation from the hotel showing how much occupancy tax was paid must
be submitted with the application.
If more than one person stayed in the room, the occupancy tax can only be
reimbursed to those who can show proof that their own stay was business-related.
The price of the hotel room will be divided by the number of people staying in the
room in order to determine what percentage of the occupancy tax will be reimbursed.

Communication with Michele was great throughout the booking process and at the end of our stay. The apartment is aprox 5 minutes walk from the local metro station with cafes on the walk. The transport in Berlin is superb so we never had a problem getting back in the evening. The apartment was clean and tidy with plenty of space for the 7 of us staying there. The 3 bedrooms were a good size with the forth bed was in the living space which we knew before we went so didn't cause a problem for us. I would highly recommend staying in this apartment and we all thoroughly enjoyed our trip to Berlin. We will be coming back in the near future.

Michele's apartment was fantastic, the best we've experienced so far on Airbnb. The area of Moabit was lovely with some great restaurants nearby, notably Arema and the Dicker Angel which we liked and with good links to the centre of Berlin. In fact the main station is within easy walking distance (about half an hour) and from then on it's a short distance to the main attractions. Michele's apartment is particularly suitable to a party of 2 couples with the two main bedrooms equally attractive and benefiting from a bathroom each. The kitchen and living space is clean and cosy. Highly recommended.
