The views are spectacular! Overlooking a townhouse built in 1622, your room is in the penthouse of a Grade-A listed building completed in 1727 (elevator included). Situated in the heart of Edinburgh’s Old Town UNESCO world heritage site. Just a 5 minute stroll to Airport trams/buses, Central Station and Scotland’s most visited attractions. We are well acquainted with our favourite restaurants cafes and tour companies. Whatever your interests, just ask - we will have the information you need.

The space

We are offering you a queen-size bedroom and private ensuite bathroom in the two-storey Penthouse of a residential building completed in 1727. Located on the Royal Mile in the heart of Edinburgh’s Old Town UNESCO World Heritage Site, your room is just a five-minute stroll from Edinburgh Castle.

Wallace Mercer purchased all ten floors of this protected Grade-A listed national monument in the late 1970s. He went on to redevelop the building with a view to letting this two-storey Penthouse as an office-suite, and selling the 21 executive flats on other floors of the building.

Around this time, Paull & Williamsons LLP were on the look-out for prime office-space in Edinburgh. They were a commercial firm of Solicitors headquartered in Aberdeen and they worked closely with North Sea oil. When this Penthouse office-suite became available, Paull & Williamsons LLP jumped at the opportunity of renting offices in a Grade-A listed building in the middle of Old Town, between the Royal Mile and Princes Street Gardens. Paull & Williamsons LLP moved out of the Penthouse office-suite a few years ago. They merged with Burness LLP in 2012 and the new company is known as Burness Paul LLP.

We purchased the penthouse in 2015 and converted it into the Bed & Breakfast you see today. It is in two parts, the guest wing and the main penthouse.

The guest wing has two guest bedrooms. One is your queen-size ensuite bedroom and the other is a queen-size bedroom with (separate) private bathroom. In other words, none of the bathroom or toilet facilities are shared.

Mattresses in both rooms are 30cm deep and pocket-sprung … they are incredibly comfortable. The 100% cotton bedding has a luxurious thread count of 500. Both rooms have tourist information and tea/coffee making facilities.

The dining area, kitchen and our private living area are in the main penthouse.

Our B&B is incredibly well-located. It is just a 5-minute walk from

- Edinburgh Central (Waverley) train station
- Edinburgh Airport trams from Princes Street, not Princes Street West End!
- Edinburgh Airport (Airlink100) express buses from Waverley Bridge.

After a long day sightseeing, imagine yourself resting on the tartan armchair. Or catching up with emails. Then there are the six hangers, coffee, a choice of six teas and few surprises too. There's one window and two timber shutters - great for keeping the light and sound out. You will have a radiator with thermostat, gas central heating and a heated towel rail in the bathroom. The room is 12 square meters (130 square feet). You will have a key to lock your bedroom door (only 7% of airbnb properties in Edinburgh provide a room key). You will have keys too, to the apartment and both entrances to the building - one of these entrances opens onto the Royal Mile and the other towards Princes Street.

The room has good views of St Giles Cathedral, Arthurs Seat and Mary Stairs Close. It is directly above the Writers' Museum on Lady Stair's Close and next to Makars Court, where Scotland's most famous writers are remembered.

Most bathrooms in Edinburgh airbnbs are shared with other guests. But not here! Your private bathroom is 4 square metres (43 square feet). It comes complete with a walk-in shower. And it’s ensuite too. You will have two 100% cotton towels each and two face towels. And then there is the heated towel rail to keep them warm and dry. We provide liquid soap, shower gel, shampoo and conditioner so you can save some extra-room in your luggage. Just 5% of Edinburgh's airbnbs provide a hairdryer - and we do too !

This is the only airbnb in the oldest part of Edinburgh, offering a complimentary continental breakfast. There is a choice of four cereals, three fruit, yogurts, tea and coffee. If you have food allergies, then please do let us know a few days before you arrive - this is so that we can have suitable alternative breakfast food available for you. You are welcome to use the fridge and crockery too. However, cooking in the oven or on the hob is not available to guests.

Interaction with guests

We are experienced Airbnb Superhosts, and have had 100's of guests before you. We'll happily point you towards the usual attractions or the hidden hotspots, whatever your preference. Guest interaction covers the full range, from sharing breakfast or coffee, to rarely seeing each other. It all depends on preferences and schedules.

Your check-in time needs to be agreed prior to your booking being accepted. If you book first, and then tell us that you are scheduled to arrive in Edinburgh after 21:00, we will charge a £50 late check-in fee. Flights and trains to Edinburgh can be delayed. Please do let me know if your journey is this happens. I may be waiting to go out and it will help me to know if your delay is going to be closer to five minutes or five hours.

Accommodation in Edinburgh is relatively expensive. Three-star hotels within a 0.5km radius of our airbnb on Lawnmarket, typically charge over £200 a night (high season) and £100 a night for B&B (low season). We aim to charge 50% less. Our pricing is higher on Thursdays, Fridays and Saturdays. The cleaning fee covers preparation of the room prior to your check-in. Your total price will be of three parts : fees paid by you directly to airbnb (6-15%), the 85-94% paid by you to us and fees paid by me to airbnb (3-4%)

We like to think of our airbnb as an oasis in the hubbub of very centre of Scotland's Capital City. Your room is on the 9th floor of a Grade-A listed building completed at the end of the reign of King George I (1727). It’s 290 years old and as a Grade-A listed building it has it's downsides - all windows are single-glazed and they offer some sound insulation only. If you are looking for double or triple glazing, then this airbnb is not for you. With neighbours directly below, right and left, you might hear footsteps, people talking on the street, tour guides and any manner of city and/or noise from neighbours. The area is generally peaceful, and we like our quests to stay reasonably quiet between 22:00 and 08:00 ie phones on-silent, no phone/(SENSITIVE CONTENTS HIDDEN) conversations in your room and speaking quietly to each other.

Car-parking costs £30 a day
If you are thinking of arriving by car, then this airbnb is not for you. Free parking is not available here in the City Centre. Local car-parks charge £30 a day. For guests arriving in Edinburgh by hire-car, it's best to return your car at Edinburgh Airport and take the tram to our airbnb. For your onward journey and checking-out, you then have the option to hire another car from the Airport.

The key crunch-times for people with mobility issues, are when they arrive (and depart) with your luggage. There are two entrances to our building. The main entrance is the most convenient for arriving by tram/bus from the Airport or train from all of the main Cities in Great Britain. However, there are 20 steps from street-level to the elevator. There are three additional steps from the elevator to the apartment. The other entrance to the building, is on the 4th floor. It is the perfect exit for seeing all there is to see in Edinburgh. There are no steps at ground level via this 4th floor entrance, except for the 3 steps on the 9th floor. The downside of arriving via this entrance is there are 5 steps from the road level (Lawnmarket on the Royal Mile) to the pavement/footpath.

We had a very warm welcome from Patrick in his wonderful modern apartment in a historic building. Everything was as described on the site, even better. Wonderful bed, very clean room, great view and most important of all, quiet during the night. Tea facilities in the room and a wide selection of teas. Breakfast was based on a selection of cereals or muesli with yogurt and milk and fruits. The location is perfect, 2 minutes to the Edinburgh castle and walking distance to great restaurants (Patrick has an awesome list) and all major sites. We couldn't have asked for more! Better than any 4 star hotel. Very highly recommend it. Patrick's hospitality and organisation is an example for all hosts.

Patrick is an excellent host! The room and apartment were stunning and the bed was really comfortable. Despite being right in the centre of everything it really wasn't noisy. The room was quiet and private and the view was great. Patrick was very welcoming and informative about the apartment and Edinburgh in general. We found some real gems because of his suggestions. If you're looking for somewhere to stay in Edinburgh I can't recommend this enough!

This is the place to stay in Edinburgh! It is in the perfect location on the Royal Mile, close to transportation, and walkable to everywhere you might need or want to see. This was our very first Airbnb experience and we were very apprehensive and nervous. These fears were completely allayed by Patrick being a thoughtful and gracious host. He gave a warm welcome, provided detailed information on the area, and was a kind and attentive host. It is understandable why there are so many glowing reviews for his place. Patrick is amazing and super friendly! We had great conversations and his tips are of great value to us. Made our short stay so efficent and pleasant. His place is very warm and cozy. Very well equipped, and even has a power converter! My husband and I felt so welcomed when we arrived. Who could resist hot tea and coffee with cookies after a long flight? His recommendations on the tour and restaurants and all places are excellent. He made and printed us a map, with plastic to keep dry in the wet weather there. Super thoughtful and helpful <3 I would definitely come back to this place and stay longer if I could!

Patrick was a wonderful host. He provided directions to his location along with pictures as directions which was very helpful Once we settled in he reviewed the information he provided about Edinburgh . This included a map, a list of sight to see with a priority list as to which were better then others. The list also contained places to shop and places to eat based on feed back from previous guests. The location of the apartment is ideal for visitors to Edinburgh. Being in the old city it provides a unique perspective on life in early Edinburgh. The room that we had with the private bath was comfortable and very clean. Being able to come and go as we pleased was very accommodating. We would recommend Patrick’s place to anyone visiting Edinburgh.
