HOUSE RULES:

CHECK IN: The property can be accessed starting 4PM on your day of arrival. Please make plans to check in beginning at 4PM and before our office closes at 6PM, so we can assist you. Late arrival arrangements can be made.

CHECK OUT: The property MUST be vacated by 10AM sharp on your day of departure. A fee of U$75.00 per hour will be charged on the security deposit for late CHECK OUT. To avoid this fee you can request the late
CHECK OUT with 24hrs prior to CHECK OUT time.

PARKING: Street parking is TOW AWAY ZONE - vehicles or vessels will be towed at owner's expense 24 hrs. a day, 7 days a week, without priority notification.
TO AVOID this situation, please don't park your car during overnight on the curbside, instead of parking outside of house, please park your car inside of the house's garage if opener is available OR in the drive way.

AIR CONDITIONING: Please note that with the A/C unit in cold mode, all doors & windows MUST be closed at all time. DO NOT set A/C below 73 F - this will cause the unit to freeze and you will be held liable, and charged for the A/C repair. For heating: The A/C unit should be set to a max of 74-76F degrees. NOTICE: The summer season in Florida is really hot & humidity, please note that in this season the A/C unit can only refrigerate the house down to 74-75F max, if your house maintain this temperature it's normal, if it temperature goes above 77F and above it's considered abnormal and must be checked by the property MANAGER’s A/C tech.

CLEANING: The property will be inspected and cleaned before and after departure. The rental fee includes laundry service for the towels and linens. Guest is required to leave the property in the same general condition that it was received in by making sure that the house is generally picked up and ready to be vacuumed, dusted and laundered.

BATHROOMS: Please do not put paper towels or anything other than toilet paper in the toilet bowls.

TRASH/RUBBISH: You will be expected to place garbage/rubbish into the condominium’s trash dumpster. Black trashcan. Watch out for recycle bin.

PETS/ANIMALS: Pets ARE EXTRECTLY NOT ALLOWED in or on the Property.

SMOKING: There is absolutely NO SMOKING, in any accommodation. There will be a heavy FINE.

POOL HEATING: (Where available) service must be requested and prepaid with 24hrs prior to its use. Guest must be aware that it takes 6-8hrs to reach temperature and it also depends on the weather conditions outside. Refunds are not made for inclement weather. Guests aware that pool heater, like any other appliance, is subject to ware and tare. Unit may fail. Refunds for portions not used will be returned at end of stay. Pool Heating: U$ 35/day, minimum 3 days.

LOST/FOUND: Sua Casa em Orlando is NOT responsible for any items left in the unit. Sua Casa em Orlando will do its best to locate lost items, but cannot guarantee recovery and no refund will be due to the guest.

LIABILITY AND DAMAGE: Guest agrees to defend, indemnify and hold Manager harmless from any and all liability, claims, loss, property damage or expenses, arising by reason of any injury, death or damage sustained by any person, or to the property of any person, in or on the Property during the Term of this Agreement, including Guest, additional invitees or visitors of Guest, where such injury, death or damage is caused by a negligent or intentional act of Guest, additional guest or any of Guest’s visitors or invitees. Shipping charges will apply.

OWNER CLOSET: The property may contain a locked owner’s closet for the Owner’s personal use and is not a part of this rental. Please do not try to open, any damage or theft of the contents of the Owner’s closet will be charged to the credit card/deposit on file related to this agreement.

REGRAS DA RESIDENCIA:

1 – REGRAS DE CHECK IN: A propriedade pode ser acessada a partir das 4PM em seu dia de chegada. Por favor, faça planos para realizar seu Check in entre 4PM e antes que nosso escritório se feche 6PM, para que possamos assisti-lo. Acordos para chegada tardia podem ser feitas.

2 – REGRAS DE CHECK OUT: A propriedade DEVE ser vaga até as 10AM em ponto do seu dia de partida. Uma taxa de U$75.00 será cobrada em seu cartão de crédito por saída (CHECK OUT) atrasado. Para evitar esta cobrança, você pode solicitar saída (CHECK OUT) atrasada em 24hrs anteriores ao horário de sua saída (CHECK OUT).

3 – ESTACIONAMENTO: É proibido estacionar o veículo nas vias ou ruas do condomínio e ou locais que não sejam demarcados para estacionamento. Caso isto ocorra as autoridades do condomínio reservam o direito de guinchar o veículo 24 horas por 7 dias sem aviso prévio e às custas do proprietário ou hóspede da propriedade.
PARA EVITAR este tipo de situação, por favor não estacione seu veículo na calçada durante a noite, ao invés disto, por favor estacione seu veículo dentro da garagem da residência (caso disponível) ou na area de estacionamento demarcada.

4 - AR CONDICIONADO: Por favor, note que com o A/C (Ar condicionado) no modo refrigeração, todas as portas e janelas DEVEM se manter fechadas durante todo o tempo. NÃO configure o A/C abaixo de 74F (temperatura), isto faz com que a unidade congele e você será responsabilizado e cobrado pelo reparo do equipamento. Para aquecimento: O A/C deverá ser configurado no máximo entre 74-76F graus.

5 – LIMPEZA: O imóvel será inspecionado e limpo após a partida. A taxa de aluguel inclui serviços de lavanderia para as toalhas e lençóis. É esperado que o hóspede deixe o imóvel nas mesmas condições do recebimento da propriedade, certificando-se de que as louças sejam lavadas e guardadas em seus devidos lugares, e a casa esteja pronta para ser aspirada, espanada e/ou lavada.

6 - BANHEIROS: Por favor, não coloque papel toalha ou qualquer outra coisa que não seja papel higiênico no sanitário. Há desentupidores providenciados, mas caso um encanador seja requerido, sua cobrança será repassada ao hóspede.

7 – LIXO: Será esperado que você coloque o lixo dentro do depósito de lixo do condomínio. Tambor preto ou tambor de reciclagem, caso a propriedade o tenha.

8 – ANIMAIS DE ESTIMAÇÃO: Animais de estimação de qualquer tipo NÃO são PERMITIDOS na propriedade.

9 - FUMAR: É absolutamente PROIBIDO FUMAR na propriedade.

10 – AQUECIMENTO DE PISCINA: (Quando disponível) O serviço deve ser requisitado e pré-pago com 24 horas antes do uso. O Hóspede deve estar atento que leva entre 6-8 horas para o alcance da temperatura desejada e também depende das condições climáticas do dia. Reembolsos não serão feitos por intempéries do tempo. Hóspedes estão cientes que aquecedores de piscina, como qualquer outro equipamento, esta sujeito a falhas. Em caso de falha, o reembolso será realizado ao final da estadia. O custo para aquecimento da piscina é de U$35.00 por dia, com o mínimo de contratação por 3 dias.

11 – ACHADOS/PERDIDOS: A Sua Casa Em Orlando NÃO se responsabiliza por qualquer item deixado na unidade. Faremos o máximo para localizar os itens perdidos, mas não podemos garantir qualquer devolução. Sendo assim reembolsos não serão devidos ao hóspede.

12 – RESPONSABILIDADE E DANOS: O Hóspede concorda em defender, indenizar e isentar a MCS,LLC/Sua Casa em Orlando de qualquer e toda responsabilidade, reclamação, perda, dano à propriedade ou despesas, resultantes em razão de qualquer lesão, morte ou dano sofridos por qualquer pessoa, ou à propriedade, dentro ou sobre a propriedade durante o prazo deste contrato, incluindo o próprio Hóspede, convidados adicionais ou visitantes do Hóspede, onde essas lesões, morte ou danos foram causados por uso negligente ou ato intencional do Hóspede, convidado adicional ou qualquer visitante do Hóspede.

13 – ARMÁRIO DO DONO/PROPRIETÁRIO: A propriedade pode conter um armário trancado do proprietário para uso pessoal do mesmo e isto não é parte deste contrato de locação. Por favor, não tente abrir, qualquer dano ou roubo do conteúdo deste armário ou closet será devidamente cobrado.

Our family vacation was saved by Christiana, MCS and this wonderful listing after our original reservation fell through. House was perfect for our family with everything we needed within 5 min drive. In addition the service was amazing. If looking for something private, and worthy look no further.

Everything was perfect, great location, super clean and lot of space. Pool was perfect, and if you want a bigger one, the community pool is just 3 houses away. The only negative issue was we needed to buy a BBQ @ Walmart because the one there doesn't work. This was actually mentioned on the contract, but we got confused by a photo from the listing. They tried to find a solution for us and offer to rent one. We really appreciate that. Will recommend this property.

The house is good and in great area, but the pool light doesn't work and we asked them to fix it. And they came at last day. So we couldn't use the pool at night. And he texted me after 2 days from I chickened out on what's up app asked for extra charge for the garage and I'm weird that he didn't text me on Airbnb.

OMG..... What a wonderful experience we had this weekend. The place was just as described in the photos, the pool was clean and warm. Just perfect.. I couldn't have asked for a better place to stay. Thanks again for the hospitality and hope to stay again the next time we return...

Estuvimos 15 días de agosto. La casa es tal cual las fotos, estaba súper limpia, la ropa de cama y toallas impecables. La piscina es muy linda y la del condominio también. Pasamos hermosos momentos! Esperamos volver en alguna oportunidad. Súper recomendable!
