With 2 King Bedrooms, a 3 Bed Bunk Room, a quaint Full Room and 2 Pull-Out Sofas, this get-cozy-by-the- hearth, or swim- in-the-backyard-spring-fed pond, spacious, mid-century ranch house with large deck, set on sprawling lawns and 45 acres of beautiful explorable woods in the Catskills’ foothills offers a special opportunity to hang with family and friends. Forest bathe, star gaze, grill, or just float with a drink in your hand. Near fishing, and the riches of Neversink River Unique Area.

The space
The house has 4 bedrooms, a large deck, fire pit, stone gazebo and open-air mason-built grill. Perfect retreat for 2 couples with kids, a privacy-loving family of 4-9 people or group of up to 12 (**see below)Two king bedrooms, a kids room with bunk (full down; twin up; twin trundle underneath) and a bedroom, with a cozy full-sized bed, Eastlake dresser and view of the pond.

**For 12 ppl accommodation set up: with the 2 pull out sofas, we effectively have 8 beds. So the way it can work is as follows:
bedroom 1 king=2 ppl
bedroom 2 king=2 ppl
bedroom 3 two twins and a full=3-4 ppl
bedroom 4 a full= 1-2 ppl
living room two pull out sofas=4 ppl
So depending on how many people double up, you could use 1 or both of the pull out sofas.

The kitchen is large with a round Saarinen breakfast table for 6, ample counter space, antique hutch, new refrigerator and stove, Breville air fryer/toaster oven, microwave, coffee maker, stackable clothes washer/dryer, dishwasher and copper sink in the wet bar, with passthru to deck. Cheerful vintage Fiesta ware.

Watch the changing light from new solid wood deck overlooking the pond in perfect ecological balance. Dive from ancient flat stones into 10 foot water or just sunbathe. Explore, walk and meditate on large glacial rocks off trails in woods behind house.

Gather in the expansive living room with original stone hearth, huge oak dining table, and a picture window looking out onto the lawns & water. Soft linen curtains, vintage desk and functional typewriter, multiple seating options, and many board games.

In warmer weather, cook at the mason-built barbecue and serve directly to the deck, or eat at picnic table under the apple tree or on stones by the water. Outdoor folding table allows flexibility to eat outside. There’s plenty of space to cook together indoors or out.

Linens, towels, shampoo, conditioner, dish soap, laundry detergent and many cooking spices provided.

Other things to note
5 min drive to the cool hamlet of Mountain Dale with farm to table breakfast: Forage&Gather and gourmet pizza: The Dale. 20 mins to up and coming village of Ellenville. Holiday Mountain Ski and Fun Park is 10 mins away. Majestic Farm is 5 mins up the road and sells fresh meat as well as U Pick organic apples in fall—a fun nearby farm excursion, they also sometimes have peacocks!

Located just 1 hour and forty five minutes from Manhattan in the foot hills of the Catskills Mountains. A 20 min drive to Bethel Woods, Mountain Dale is a tiny hamlet in the town of Fallsburg, in Sullivan County. The property is 1 mile, (30 min walk or 5 min drive) from Mountain Dale’s hip Main Street which features eateries, shops and activities to delight. You’ll find a few great places: The Dale, High Voltage and Creekbar, Willow and Post, Forge and Gather Market, Cinder Track Bicycles and Mountain Dale Park and Campgrounds. It’s also easy to stay put at the house which has all that you'd need to relax and unwind.

Ample opportunities exist to hike, fish, bike, swim and endlessly hop around the many small nearby towns scattered in all directions (Hurleyville, Livingston, Manor, Bethel, Ellenville, NarrowsBurg, White Lake and more) each with its own unique main street, vibe and antique/general stores as well as many delicious eateries and farms--
