Luis, the owner was a wonderful communicator. Even though he was in the Netherlands, he called us several times to check in and see that we had everything we needed; he was kind and friendly. The apartment has a lovely view of the beach and cliffs and the sunsets reflected like gold on the cliff sides. We love the area of Porto Formoso; it's so quiet, no planes, trains, and rarely the sound of a car. The only sounds were the hundreds of birds, cows, and the waves. If you love nature and relaxing, this area is a true paradise. There are hiking trails just above the house, several great restaurants — one is walking distance, and two others just a bit further away. Thank you Luis, for making our stay more comfortable!

We were met at the house by a friend of Luis who welcomed us and showed us around. The house has everything you need and looks exactly like the photos. The house is also ideally situated in a nice and quiet area. When you are sitting on the terrace you have an amazing view on the ocean and can listen to the birds. I can only say good things about this house and the surrounding area. There is a small restaurant down the hill, where you can eat good fresh fish and enjoying a nice coffee. Luis gave us a good feeling and called us to check if we needed anything or had questions. You have got a great barbeque on the terrace where you can have a barbeque and watch the waves on the ocean, while you can watch the stunning clouds in the sky. It was great. Thanks Luis and Rosina for the nice stay! Best Regards

Vivenda Xavier is a charming house in a charming little beach enclave on a charming little island! We loved our time there! The house was large enough with a kitchen, living room and large deck overlooking the water of Porto Formosa. There are 2 bedrooms and 2 bathrooms on the second level and a loft bedroom up a set of spiral stairs on the top level. Everything was clean and felt very homey/cozy. Communication with Luis was easy, friendly and prompt. Check in was also easy and Luis called from his home in Holland to make sure that we were set with the house and was available for sightseeing recommendations. In Porto Formosa (in March) things were very quiet and we found it an excellent base from which to explore the island. Thank you Luis for a great stay! If you are going to Sao Miguel you MUST have a special meal at Quinta Dos Sabores, a tiny, elegant farm-to-table restaurant that was unforgettable! 8 courses of bliss!

We were in contact with Luis, who provided us every needed information by phone as he wasn't on the island himself at the moment. Nevertheless he was supercaring and always reachable. We were left into the house by the housekeeper, and what can I say more than: wow! The house has a stunning view over a bay, a huge terrace with the possibility to cook outside. The living room has an open firespace and there is basically everything in this house, which you might imagine to need. The kitchen is fully equiped. Living and sleeping room have tv. two bathroomss with shower (one of them with bathtub. We had a great time and recommend without any doubt! This is a great place to calm down and relax! One more point: if you want to explore the island this is a great starting point, the complete island is reachable by carin less than 1 hour.

We loved our stay at Vivenda Xavier. The main living area was comfortable and inviting. It let you feel outdoors when you opened the sliding doors and listened to the ocean waves. Our two year old could safely run around the living room and terrace. He also had fun climbing the stairs so we had to stay close by (it was a 3 level home). We all slept well, including our son in the portable crib that was provided. Plenty of conviences - washer/dryer, dishwasher, wifi (a little slow but worked fine), computer. We thought we might miss a yard for our son but the terace and short walk to the beach were more than enough to keep our toddler happy. The location is great! A short walk down a hill and you are at Praia dos Moinhos with a big beach, a snack bar and a delicious restaurant, Mare Cheia, with fresh fish. It is convenient to the grocery store in Ribeira Grande and an easy drive to many great spots - the tea factories, Caldeira Velha, Furnas, Ribeira Grande etc. Luis called and checked in on us a couple times over the week. Overall, excellent place to stay for a wonderful family vacation! We'd love to return someday!

I can only say good things about this house. The location is wonderful, with beautiful Moinhos beach a short walk away and a charming terrace view of the sea. You can hear the waves crashing all day -- they, and the cow's horns jangling on the other side of the road, have been the soundtrack of our stay. It's a quiet place, on a street with hardly any traffic at all, but reached very quickly from Ponta Delgada. We were met by Luís' housekeeper, Maria José, but Luís called twice from his home in the Netherlands and has been helpful, kind (and forgiving about out little son's small accidents). Inside the house with it's three floors, there's everything you'll need during your vacation: a washing machine and drier, a dishwasher, WiFi, a computer -- even a guitar. Hypothetically, you might say this house lacks a garden to be perfect, but we didn't really miss it, and our kids loved the terrace and the beach.

We loved our stay at Luis's house. We fit four adults and three kids very comfortably in the three bedrooms. The third floor bedroom is massive with a king bed and a twin with a trundle underneath. The main reason I booked this place was the amenities and was not disappointed. Two bathrooms, a dishwasher, computer, WiFi, indoor and outdoor fireplace, stocked wood, plenty of towels, washer, and dryer made our home away from home really easy and comfortable with the kids. There is a no yard but the patio has a high rail and felt safe letting the younger kids play out there. We drove about 15 minutes to the bigger city of Ribeira Grande for the big grocery store “Continente” and bought fish, produce, and cooked on the outdoor fireplace with a bottle of wine (okay several bottles but hey they cost about 4 dollars). No problem parking two rental cars on the street. There is a parking spot but we were nervous with the rental cars of the kids smacking the sides. We walked almost daily down the hill to the picturesque beach (although didn't go in the ocean much since it was April) and had some beers and burgers at the local snack bar. The house is really close to the hot springs Caldeira velha which we visited twice since the kids liked the waterfall so much. We drove to other attractions (lakes, hikes, cities) around the island with little difficulty navigating. The cliffs are pretty high on this island and we were happy to be in a manual car to downshift. Luis called in several times to check if we needed anything or had questions. It really is a steal to stay here instead of a hotel. Would stay again in a heartbeat.

Luís and I own this unic spot with wonderful views. Luís mi husband next to me on the photograph is the manager of our holiday home. He will have the pleasure to be your contact host.

This is wat he says about him self:
I do like to observe, makes me forming ideas about people, animals and things in life. I do like teaching because it passes on the little I know to the one he wants to know what I know. I like to write lyrics for songs to be sung and offered to those who may enjoy them. I like to sleep because mostly is always good to dream. I love the Azores because they offer a divine beauty, this spot of the world embrace me with their nature, and surprise me with his different way of standing. I like good wine, because I am son of Earth, like football even still do not knowing why. The sun because it makes me warm, I love a good joke to wake up or drive away the melancholy or the routine. The well being of my guests concerns me, I feel good sharing with others my little corner planted by the sea.
