Highly characterful beautiful grade two star listed Cotswold house in a peaceful rural setting. A quintessential Cotswold home with ancient stone flagged floors, huge exposed beams and thick walls; individual and idiosyncratic in style it has an utterly timeless feel. Located within an Area Of Outstanding Natural Beauty with direct access from the door to a network of hillside paths. The property also benefits from a large and idyllic romantic private garden.

The space
The house is comfortably furnished with a personal collection of vintage and period furniture.

The house celebrates the legacy of the lives, work and interests of Tom and Sonia Rolt. The furniture may remind visitors of Landmark Trust properties and this is no coincidence, as this house was the prototype for the style found in the Landmark properties. Sonia, from their foundation in 1965, until the 1980’s, was responsible for furnishing the Landmark Trust properties.

The cottage will comfortably sleep six. The accommodation comprises three double bedrooms, one king, one double and one with two single beds.

There is an adjoining smaller cottage (Orchard Cottage) within the grounds of the main house. This is usually rented independently. However, if available, it can be booked along with main house, making it possible for parties of eight plus two children, to stay at the same time.

• Kitchen equipped with electric cooker, double Belfast sink, marble, slate and wood work tops. Large fridge freezer, microwave, toaster.

(NB This is not a house for lovers of mod cons. The house has no dishwasher, washing machine or tumble dryer)

• Hall with circular dining table and plentiful seating. A dedicated work space

• Drawing room with sofa and comfortable seating for eight. Extensive library of books and another dedicated work space.

• High chair, travel cot, smart TV, Books and games.

• Outside; Beautiful large romantic garden with lawns, flower beds and mature shrubs and trees. Bench seat, picnic table and clothes line.

Upstairs

• Master bedroom with king size double bed and windows to south and west.

• Study Tom Rolt’s writing room preserved much as it was in his time with many interesting pictures and artefacts.

• Bathroom large bathroom with cast iron free standing roll top bath and shower over, basin, toilet

No smoking throughout the house.

There are steep steps uneven floors some limited headroom in doorways.

Whilst we welcome children they should be supervised at all times inside and outside the house.

There are no street lights and the only sounds are birdsong, owls, sheep and the occasional passing steam train on the Gloucester & Warwickshire Steam Railway.

The house feels very private and remote but is actually close to many Cotswold attractions. The lovely town of Winchcombe is just over 2 miles away and you can walk there over the hill from the cottage. Winchcombe has pubs, restaurants, and many independent shops. We are a short drive from beautiful Cotswold villages including Broadway, Bourton on the Water, Snowshill, Stow on the Wold, Moreton in Marsh. There are also great pubs and restaurants within easy reach. The Royal Oak pub in Gretton serves great food and is just over a mile away with direct footpath access from the cottage.
