Description

The space

Built by architect Arthur B. Benton as his studio in 1926, this house sits in the fenced back yard of the Benton residence in Angelino Heights neighborhood near downtown LA. It is walking distance from great shops and restaurants in Echo Park and mere minutes to downtown by car or bus, but is very private and quiet.

With 1 bedroom, 1 bathroom, a large living/dining room featuring wooden ceilings and a kitchen spacious enough for two to cook in comfortably, the house is ideally sized for one or two residents (perfect for a couple). The fenced yard has locking gates and sits in the shade of a large mulberry tree and two avocado trees, all of which bear fruit. There is also a private patio above ground level off of the bedroom.

There is a washer and dryer shared with the tenants in the front house. The house is fully furnished including cooking and dining utensils. All utilities are paid, including internet (roku, but no cable).

The cost is $650 per week or $1850 per month. Please ask any questions you have about the place, but do not inquire about paying less being that the monthly rate is rent with utilities and no extra padding. Also, no more than 2 people can stay here & no pets. Thank you!

Guest access

Guests have access to internet, roku w/ HBO and Netflix Instant, unit AC or heat, and there is a washer and dryer on the premises.

Interaction with guests

I will be out of town working, so my interaction with guests will only be through e-mail, but there is a maintenance man on call if anything needs repairing. I also have neighbors who can assist with any emergencies.

The neighbourhood

Echo Park is one of the few walking/bike friendly neighborhoods in LA with lots of restaurants and shops to chose from, and a Farmers' Market on Fridays. There are a handful of great music venues nearby too. Both Elysian Park and Echo Park are in walking distance, as well as Dodger Stadium, and downtown is only a mile away.

Getting around

If you cross my street and head down a flight of stairs, you'll find a bus stop right down the stairs on Sunset Blvd for the 2/4. A few minute ride downtown will take you to Union Station, the hub of the train and subway network in LA. There are no permits required for street parking.

Other things to note

There is a shared front yard that is very nice with an outdoor table and grill and a private deck off the bedroom.

House Rules

Our dining room table is a refurbished antique, so please be mindful and always use coasters, placemats, etc. under anything that may leave marks on the surface.

There is a washer/dryer in the basement of the front house that all tenants currently use just across our yard.

Feel free to watch any of the DVDs or use our Netflix instant account on the TV, but please do not loan out any of the DVDs.

The comfy couch is leather so please do not set anything damp, like drinks or wet laundry, on it.

Absolutely no smoking or candles inside. This is an historic home and the landlord has strict rules about this. Please smoke in the front yard or private side patio, but always use an ashtray to prevent any potential fires.

Deidre was a great hostess. I stayed at her cottage for the month of November, and she always responded very quickly and made sure I was comfortable. The cottage is in an easily accessible location, while still being rather quiet. There is a caretaker for the grounds who is able to help if needed. Guests will need a car and street parking isn't always easy, but that's not anything unusual in L.A. Inside, the cottage has a great feel and decorations. It is VERY comfortable and spacious, with lots of character. I highly recommend this place for people who want a get-away close to downtown L.A.

I stayed in this lovely, quiet , quaint , authentic cottage for the month of December. I loved there was parking and it was super quiet yet I could walk to hear music or to a coffee shop and be downtown in 5minutes of driving. Great location and lovely house. Matt was great, always answered my texts and emails quickly and professionally.

I work in film and like to have someone in my place when I'm gone for long stretches of time.
