Many popular restaurants (Il Farro, Fly N Fish Oyster Bar & Grill, 21 Oceanfront), bars (Mutt Lynch's) and shops (clothing, gifts, bicycle rentals etc) and convenience store (Famima) are 1 street away in the bustling Newport Pier area. Other popular restaurants (Old Spaghetti Factory, Avila El Ranchito, Mama D's, Crow Burger Kitchen, Chipotle, McDonalds'), Pavilion supermarket, and banks (Chase and Bank of America) are a short stroll (about 10 minutes walk) away.
Other popular restaurants, shopping (Fashion Island), attractions (Balboa Island, Balboa Fun Zone, boat and kayak rentals) etc are a quick drive.
Located close to 55 Freeway for a short drive to other attractions in Orange County/Southern California.
With one Cal King bed, two queen beds and a full-size sofa bed, our property can accommodate six people comfortably (max 8 people).
You enter the property up a half staircase onto a patio where you can sit and enjoy the view of the beach while sipping cocktails. Walk inside into a beautiful living-dining area with an adjacent kitchen. The master bedroom and its walk-in closet is on this level as well.
Downstairs has a family room, 2 more bedrooms (both rooms with queen beds) and a utility area with washer/dryer.
Linens for all beds and bath towels are included.
We have internet wifi - 2 modems on the property.
Property has lots of light and ocean breezes - two of the big advantages in vacationing this close to the beach.
No pets. No smoking.
There is a cleaning fee to be added to the rental rate.
Due to the front unit/ back unit floor plan of this property (versus the much more common upper unit/ lower unit floor plan) there is great deal of privacy. The 3-bedroom occupies the front half of the building.
A single car garage is attached at the back of the building, and fits small/medium sized vehicles. There are street parking (both free and paid) within the vicinity.

Off-Season Rates (October to February):
$1,950 per week or $295 per weekday night or $305 per weekend night (3 nights minimum)
Spring rates (March & April):
$2,300 per week or $330 per weekday night or $340 per weekend night (4 nights minimum)
Month of May - $2,600 per week or $380 per weekday night or $390 per weekend night (5 nights minimum)
Month of June - $3,000 per week or $450 per night (5 nights minimum)
July 4th week (June 30th to July 6th) - $3,200 per week or $475 per weekday (5 nights minimum)
July 5th -September 5- $3150 per week or $475 per night (5 nights minimum)
Other things to note
**DISCLAIMER: Absolutely NO PARTIES allowed. We have neighbors who live here full-time and if the noise level is not kept in check (loud music, yelling, or any form of public disturbance), they will call the police to shut down any parties/gathering, and the police will issue citation to you (the guests) anywhere between $500 and $3,500. The same goes with the trash, please respect the neighborhood.

No Smoking (of any kind inside the house)
NON SMOKING – The property is a non-smoking property and any form of smoking is prohibited inside the property. Violation of the non-smoking policy is grounds for immediate removal without refund.
PETS – No pets are permitted in rental units at any time. Violation of the “no pets” stipulation is grounds for immediate removal without refund.
SECURITY DEPOSIT - Fully refundable provided the following provisions are met:
•No damage is done to unit or its contents, beyond normal wear and tear (as determined in the sole discretion of the owner).
•No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
•All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
•All charges accrued during the stay are paid prior to departure.
•No linens are lost or damaged.
•NO early check-in or late checkout.
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Newport Beach.
•Upon departure, one set of keys are left on the kitchen table while the other set are left in the lockbox, and the unit is left locked.
•Upon departure, all used dishes are washed and trash is taken to the dumpster directly behind the unit.
PROPERTY INSPECTION – All problems, including inadequate cleaning and damage, must be reported in writing (email is acceptable) within 12 hours of check-in. Property owner and/or her agents reserve the right to enter premises at any time for the purpose of effecting necessary inspections, repairs or maintenance. It is the guests’ sole responsibility to inspect the property upon arrival, to ensure that it is free of hazards and properly equipped. Guest(s) assumes the entire risk of injuries arising from use of the property by them and their guests, and agrees to release and indemnify property owner from and against all liability should anyone be injured on the premises during the term of occupancy, resulting from any cause whatsoever.
RESTRICTION ON PROPERTY USE – Guests are prohibited from engaging in any unlawful activities or any other activity that constitutes a nuisance, including but not limited to excessive noise at any time day or night. Violation of this provision will result in immediate eviction without refund, and guests will be held liable for any damages to the property, its contents and grounds.
INDEMNIFICATION – A City ordinance allows officers to cite party organizers, property owners and partygoers who get out of hand. Officers would post a large red tag on the door of the house and notify its owner if they observed partygoers being drunk in public or excessively noisy, urinating in public, serving alcohol to minors or displaying other behaviors. Penalties imposed by the City range from $500 for first violation to $8,000. By accepting these terms, as evidenced by taking occupancy, you agree to indemnify and hold harmless the owners of the premises, their agents, representatives and employees, against and from any and all charges, assessments, costs, damages, expenses, obligations and other liabilities, of every kind and description, incurred by the owners and/or any such agents and representatives, and arising out of or in connection with occupant’s violation of any applicable City ordinance, state or federal law, rule or regulation, any breach or violation of the terms of this agreement, and/or any settlement, award, judgment, Court Order or other amount paid or owed to any third Party (including attorney’s fees, Court costs and related expenses) resulting from Occupant’s (or its guest’s) actions, omissions and/or liabilities. Violation of the city’s ordinance is grounds for immediate removal without refund.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons. No additional persons will be permitted without the prior written consent of the owners, which may be given or withheld in their sole discretion, and if given will incur additional charges as indicated on the written consent. Overcrowding or misrepresentation as to the number of guests is grounds for immediate revocation of this agreement and removal of all guests without refund.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
KEYS – Any missing key will be charged $20 per key for replacement cost.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in each Unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken out of the Units. Missing towels will result in a $20 fine per set.
CLEANING FEE – A cleaning fee is required and exclusive of the rental rate.
RATE CHANGES – All rates for rental of the Units or as otherwise identified herein are subject to change without notice from time to time.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved by the owners in writing in advance.
All of the units are privately owned. The owners are not responsible for any accidents, injuries or illnesses that occur to the occupant, or any guest or other person while on the premises or its facilities. The owners are not responsible for the loss of or damage to personal belongings or valuables of the occupant or any guest or other person. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
This Agreement constitutes an agreement signed and to be fully performed in the City of Newport Beach. By signing this Agreement, you represent to the owners that you are above the age of eighteen, and have full power and capacity to enter into and perform this Agreement, which shall be fully enforceable against you in any Court of competent jurisdiction.
