No smoking inside the house; please use patio or deck.
Las Palmas quiet hours are 10 p.m. to 7 a.m.
ALWAYS lock wooden shutters, wooden doors and the iron gate EVERY time you leave, even if you are going to the pool or neighboring condos.
Don’t invite theft or break-ins by leaving valuables unattended on the patio, or leave the TV and other valuables visible from the windows when not in the house.
Lock up all important personal items EVERY time when you leave and at night. Use the safe for documents, money, etc. and carry a copy of your passport unless using a rental car. Lock larger items, computers, etc. in the tall cabinet by the door.
6.PLEASE do not take bath towels to the pool or beach; use the beach towels.
We are not responsible for loss of personal items or problems with personal electronics.
Anything made of fabric is guaranteed to mildew if no dried ASAP. PLEASE be respectful about wet clothing, swimsuits, and bodies on beds, sofas, chairs and cushions. Hang items on chain on patio or deck to dry.
Lost house keys will be charged $25 and safe keys $50.
It is wise to avoid the waterfront in Quepos at night, except for Pez Vela Marina. Always take an official taxi (red & yellow), especially at night.

The location is great with plenty of wildlife to watch right off the balcony. The home is cozy and serves as a great place to stay while exploring Costa Rica with all the basics you might need.

Andrea was great prior to our arrival, offering directions, and taking the time to make sure she was present when we got there. However, about two weeks in she had left the country without telling us, and turned over the property to a management company down the road. We emailed the management company several times requesting the house to be cleaned (Something promised by Andrea every two weeks), but they never came and stopped responding to our emails. We stayed for one month, which began to feel claustrophobic as the house is much smaller than it looks online, and doesn't get much sunlight. The pool was nice, but we couldn't use it for about a week to due a strong fishy smell and murky water. I would say for the cost, there are much better options within Quepos and Manuel Antonio, and probably much better hosts.

Bungalow #12 and Andrea were both wonderful! Andrea was a great host and took extra steps to ensure my trip was a success. She met me at the Quepos airport upon my arrival, and graciously spent some of her time giving me a quick tour of both Manuel Antonio and Quepos to help me get my bearings. She checked in with me a handful of times and even invited me to get drinks with her lovely friends and her on one of my last nights. She was quick to respond when I had questions and I felt confident that I could depend on her if I needed anything. Bungalow #12 was perfect for a retreat style vacation. The grounds were picture-perfect; tranquil, lush, green, and meticulously maintained (¡Muchas gracias a Jose!) The community was quiet and I rarely needed to share the pool with other guests! It is located in between two towns, tucked into the hillside a bit, so if you're looking for a place that allows you to walk easily to and from everything, this wouldn't be it. I braved walking the roads a few times, but it was not recommended. That being said, the bus comes frequently and at the time of my visit only cost $0.60 USD, so you won't feel too disconnected from everything. I was able to cook everyday, make coffee every morning (to enjoy on my private deck!), and the Internet was constant and its signal was strong. The TV doesn't work, but you shouldn't be watching it anyway - the monkeys out your window should be entertaining enough! A bit of advice for future travelers- Restaurants and groceries in Manuel Antonio can sometimes cost twice as much as things in Quepos! Overall, I would definitely recommend staying at Bungalow #12 and/or any of Andrea's properties. She was a pleasure to meet and work with.

Le voisinage est très accueillant, des rencontres inoubliables et des conseils très appréciés. Nous avons vu beaucoup d'animaux à las palmas. Bien situé, entre quepos pour l'épicerie et Manuel antonio pour les plages, mais également facile d'aller a Jaco, dominical, uvita, montezuma, etc.. La piscine est une bonne alternative lorsqu'il fait moins ensoleillé ou le soir, l'eau devient un peu trop chaude lorsqu'il y a du soleil. Parfait pour deux personnes, la cuisine est bien équipée (malaxeur, cafetière, grill anti-adhésif). Une belle salle de bain. Plein d'accessoires pratiques comme une glacière, des serviettes de plages, parapluie et le hamac. Les lits sont confortables, les oreillers un peu moins, si vous êtes picky sur l'oreiller amenez le vôtre sinon ça fait l'affaire. La première photo présentée n'est pas le bungalow douze, c'est celui d'à côté, il a trois étages tandis que le 12 en a deux. Quand nous sommes arrivés la vaisselle était malheureusement sale. Il fait parfois très humide étant donné la densité de la végétation entourant le bungalow mais l'air climatisé règle ce problème. Il y a une unité d'air climatisé fonctionnelle et la télévision ne fonctionnait pas ( mais qui veut écouter la télévision en voyage??). Au final, nous avons adoré notre séjour au bungalow 12 et nous le recommandons vivement!

I would say that I kept in close touch with you; including waiting down town for your late bus for over 2 hours. Immediately upon your arrival, I met you at my expense and drove you directly to the bungalow. I left many of my personal items like the ice chest, the hammock, a new bedspread, and umbrellas for your comfort. The room was pre-cleaned as always prior to your arrival, so I have no idea what "problem with the maid" means. When we met at the neighbors and I inquired as to how everything was, you responded that it was great! So I am unclear about this review.
