Cozy and well-loved apartment (45 m2) with a fantastic view over the beautiful Westerpark. 10 min walk to the centre (Jordaan) through the park. Lots of great cafe's, restaurants and events, right across the Westergasfabriek, tram & bus 1 min walk

The space

Cozy and well-loved little flat of ca. 45 m2, close to the center of Amsterdam 10 min stroll through the hip and happening Westerpark and you will be in the heart of popular Jordaan)

Upon request I will offer breakfast (bread / toast, condiments, cheese, butter, eggs, bacon, milk, fruits, musli, tea and coffee) for and additional 5,- pp / day. Please let me know upfront if you wish a breakfast or not and if you have any dietary requirements such as gluten-, dairy,- etc intolerances. I also offer vegan and vegetarian options. Most foods will be organic.

Free WiFi (of course)

The bedroom overlooks the park and historic monuments of the 'Westergasfabriek' which have been renovated and turned into cafe's and bars, galleries and spaces that host art house events.
There are many events in the park such as the fabulous 'Sunday Market' or 'Neighborhood Market' where people sell delicious homemade food and all sorts of art, clothes and goodies.
In the evening there are many bars (such as the famous 'North Sea Jazz Club'), cafe's and restaurants in and around the park with a broad variety of choices.

The tram and bus station is 1 min walk away and brings you to Central Station (ca. 15 min by bus Nr 21) and the center of the city such as Leidseplein, Rijksmuseum, etc. (tram Nr 10)

You will have the downstairs part of the apartment to yourself. If I am at home I will stay in a separate room upstairs and we will share the kitchen and bathroom.

The apartment downstairs is basically one big room with a semi-closed bedroom, a dining area looking out over the balcony at the South side, with a 4m long sofa and a dining table, a small open kitchen and bathroom.

There is a coffee machine, an oven, a smoothie maker, a hairdryer and air purifier that you are welcome to use.
You might be lucky and there will be fresh tomatoes on the balcony that you can eat, plus herbs and salad.

I got rid of my last tv 10 years ago and never missed it ;-) So, no tv but free WiFi and high speed internet all over the flat.

If I am at home myself (which I can tell you when you email me and we both agree that that is ok) I will be staying upstairs in my studio. We would then share the bathroom and kitchen but I am very respectful of the privacy of my guests and will wait until you leave the house to explore the city.

Other things to note

The house is from 1915 and slightly crooked with steep stairs - so you may want to reconsider taking that heavy wardrobe suitcase :)

Dear guest, after a rather disturbing incident I have adjusted my house rules just so to be clear.

I expect my guests to leave my apartment in the same state as it was when they arrived. If The apartment is left in a mess I will need to add extra cleaning costs of 50€.

RESPECT: As this is a ±100 year old house the neighbors respect each other's privacy in terms of noise pollution, especially at night, so please be considerate (no parties, loud noises, etc. please!)

SAFETY: No open flames are permitted anywhere in the house. That means no smoking or candle burning.

Please always lock the door downstairs and upstairs when you came and leave. Also, you are not allowed (obviously ;) ) to make a copy of the house key!

PRIVACY: I will show you which room is to be kept private (which means no guests access) and trust that my guests will honor my request. Also I do expect my guests to respect my property and not take things with them that do belong to me. If violated, guests will be immediately invited to leave the house and no refund will be granted.

Also, I do not permit anyone other than those in the original guest list to have access to my home. Please do not invite your friends or relatives or people you have met without my permission.

DRUGS: Other than prescription medication, no drugs or illegal substances are permitted

SMOKING: I do enjoy a smoke-free house. Smoking is not permitted (also not on the balcony as I keep finding cigarette buds in my plant pots)

ALCOHOL: Please enjoy your wine or other spirits. If, however, your behaviour falls below my high standards, you will be asked to leave with no refund of your payment. Once again, enjoy your vacation, but do not cause your hosts to be uncomfortable with your behaviour - or lack of propriety.

DRAINS: as this is an old house, the drains clog easily. Please do not flush any things such as tampons, etc down the toilet. If you do use the kitchen, please wipe greasy pans with a napkin first and dont flush coffee or tea leaves, etc down the drain!
Also please appreciate the environment and don't take showers longer than 10 min max! (A recent guest managed to flood my downstairs neighbour's apartment by showering for more than 45min - so please, don't do that! ;) )

KITCHEN: I am happy to share my kitchen with you. However, please consider that this is my private home where I keep my own supplies. So please don't use my oils, herbs, etc. Thank you ;)

I do enjoy a shoe-free house so please take off your shoes before you enter my place - I have slippers available for you.

That's been a hell of a lot of strict talking but unless we put those details in the house rules we cannot ask for a refund if things happen! I hope you understand!

We had a lovely stay at Lioba's place, it's in a great location only 10 minutes by bike from the Central Station and Westerpark is fantastic. The flat is lovely and cosy, even in winter, and is exactly as described. Lioba's communication was very clear and she left us a lovely breakfast. Highly recommended!

I would recommend staying at Lioba's to anyone going to Amsterdam. It is close to loads of restaurants and a lovely walk into the centre of Amsterdam - or a quick bus/tram journey. And most importantly, Lioba herself, is lovely and couldn't be more helpful and friendly! I'd love to stay again :)

Although we didn't see Lioba during our visit she ensured that we had excellent supplies for breakfast, a good map to help us find our way around, and very relevant instructions regarding access to the flat and use of the public transport (bus and tram). The bed was comfortable and warm despite the rather inclement weather!! Amsterdam is a great town to visit and we enjoyed the museums (especially the Van Gogh and Munch exhibition) and the good food. Although the flat is a little away from the centre of town and the museums the public transport is reliable and on-time so travelling around is easy. Just be aware of the 'bikes rule' rule!!

Lioba was there on the day we arrived and warmly welcomed us into her flat with cookies, waffles and some hot tea during the cold weather! She was really friendly and sweet and gave us helpful tips & information regarding the flat, restaurants & getting around the city. The flat is conveniently located near the city centre (less than 10 mins by tram) or walking through a beautiful park (25 mins). Lioba's flat is really cosy and the beds were very comfortable! It made me and my friend feel like home so we really enjoyed it! Lioba also had lots of tea, coffee & some food for us whilst our stay. The only negative is that the flat was on the 3rd floor and the steps were narrow and extremely steep. Wouldn't advice bringing big luggages. Going up the stairs is manageable but going down can be a hassle/may trip! But Overall, a lovely place. Will definitely come back again. Thanks lioba! Hope to see you in london soon! <3

Our stay in Lioba's home was lovely. The facilities were clean and comfortable and more than catered for our requirements. Lioba is thoughtful and kind and made us feel most welcome and offered friendly advice and useful information that enhanced our experience in Amsterdam. Lioba lives in a very pleasant neighbourhood that is a short and enjoyable walk to the old part of Amsterdam and is easily accessible from the airport and Central Station by public transport. There are lively places nearby though the area itself is peaceful. We'd like to thank Lioba very much and have no hesitation in recommending her accommodation to others.

I am originally German but have lived most of my life abroad (The Netherlands, where I live at the moment, the US and Australia). After finishing my MA at the art academy (Rietveld, Amsterdam) I studied interior design and Feng Shui and work as an independent interior consultant and wall designer. I also make truffles (yep, the nice, chocolaty ones! :-) ) which sort of lead a life on their own and have now been published in different magazines. Since 2012 I am studying in the UK and have to travel there on a regular basis - which planted the seed for my AirBnB hosting endeavor! In the meantime I realized that it is actually often much nicer to get to know my guests and provide breakfast, have a glass of wine in the evening sometimes and good talks - so both is possible!

I love traveling - spontaneously booking a flight, renting a car and see where the wind takes me. Alone or with friends. I love taking photographs of my travels and turn them into little books with poetry. I am more of a quiet person when I travel (although I am quite lively at conversations :-) ) and like to read, write and take pictures.

Its hard to live without the delights of modern technology so I highly appreciate having free access to Wifi when I travel :-) I am always very thankful for good food and a nice conversation, general warmth and friendliness and am happy to give the same in return.

Still working on that life motto!!
